شركة رتال للتطوير العمراني تعلن عن وظيفة مدير تطوير في الخبر، المنطقة الشرقية، المملكة العربية السعودية.

المهام والمسؤوليات

  • إدارة مشاريع التطوير (قد تشمل مشاريع متعددة حسب نطاقها) من البداية إلى النهاية، بما في ذلك الإدارة التجارية وإدارة المشاريع، وإدارة أصحاب المصلحة لضمان إنجاز المشاريع في الوقت المحدد وضمن الميزانية ووفق الجودة المعتمدة.
  • تقديم الدعم الفني المتعلق ببرامج الإسكان الميسر المحلية والولائية والوطنية.
  • الإشراف على التأجير، ومفاوضات الشراكات، والتصميم المعماري، وعقود الإنشاءات، وجميع الجوانب القانونية الأخرى.
  • تحديد فرص الشراكة لدعم الأولويات الاستراتيجية للشركة في المشاريع.
  • دعم تحديد المشاريع الجديدة المحتملة التي يمكن للشركة تنفيذها.
  • إعداد دراسة الجدوى للمشاريع المحددة بالتشاور مع رؤساء المالية والشؤون القانونية وخدمات المشاريع والاستراتيجية.
  • مراقبة العلاقات اليومية مع الشركاء للمشاريع الجاري تطويرها، ووضع مؤشرات لتحليل وتتبع أداء الشركاء.
  • الإشراف على التنسيق اللازم لإدارة مواقع المشاريع واللوجستيات، وتوثيق المشاريع، وإدارة التكاليف ورأس المال العامل، وعناصر إدارة المشاريع الأخرى.
  • ضمان تسليم المشاريع في الوقت المحدد وضمن الميزانية ووفق الجودة المعتمدة.
  • تنسيق إدخال خدمات إدارة المرافق حول المرافق المطوّرة حديثًا قبل التشغيل.
  • ضمان تحديث قاعدة بيانات إدارة المعرفة بانتظام بجميع المعلومات الدقيقة وذات الصلة.
  • ضمان تتبع كل مشروع من حيث الجدول الزمني والميزانية والجدوى وموافقات العميل.
  • التركيز على تسليم مشاريع البناء وفقًا للجدول الزمني والمتطلبات التنظيمية.

الشروط والمتطلبات

  • درجة البكالوريوس في الهندسة المعمارية أو الهندسة المدنية.
  • خبرة في مشاريع الفنادق الخمس نجوم / المساكن ذات العلامات التجارية / الشقق العالية / الأبراج التي تتجاوز 50 طابقًا / تغليف الفنادق والمشتريات من جهة العميل أو المطور.
  • خبرة في إعداد طلبات تقديم العروض (RFP) والعقود والمناقصات.
  • ما لا يقل عن 8-12 سنة من الخبرة ذات الصلة في إدارة المشاريع وإدارة الإنشاءات في مجال تطوير العقارات.
  • ما لا يقل عن 4 سنوات في دور تطويري في دول مجلس التعاون الخليجي.
  • فهم قوي لإدارة خطط الأعمال، وتطوير الشركة، والوعي/الرقابة المالية، وتسليم المشاريع.

Job Purpose:
The Development Manager will be responsible for managing project developments (potentially multiple projects, depending on the scale of the projects) within the company from start to finish, including commercial management and project management, as well as managing necessary stakeholders to ensure projects are completed on time, within budget, and to the approved quality. would also be required to participate, on a need basis, in providing relevant inputs during project identification/evaluation and/or during evaluation of business development opportunities.

 
Primary Duties & Responsibilities:
  • Responsible for managing project developments (potentially multiple projects, depending on the scale of projects) within the company from start to finish, including commercial management and project management, as well as managing necessary stakeholders to ensure projects are completed on time, within budget, and to the approved quality. would also be required to participate, on a need basis, in providing relevant inputs during project identification/evaluation and/or during evaluation of business development opportunities.
  • Provide technical assistance regarding various local, state, and national affordable housing programs.
  • Leasing, partnership negotiations, architecture, construction contracts, and all other legal aspects.
  • Identify partnership opportunities to support the company’s strategic priorities on projects.
  • Support identification of potential new projects that can be undertaken by the company.
  • Develop a business case for identified projects in consultation with the Head of Finance & Legal, Head of Project Services, and Head of Strategy.
  • Monitor day-to-day relationships with partners for ongoing developments, and establish metrics to analyze and track the performance of partners.
  • Monitor necessary coordination to manage project sites and logistics, project documentation, project cost and working capital management, and other elements of project management.
  • Ensure projects are delivered on time, within budget, and to the approved quality.
  • Coordinate induction of facility management services around the newly developed facilities prior to commissioning.
  • Ensure that the knowledge management database is updated regularly with all accurate and relevant information.
  • Ensures that each project is tracked in terms of schedule, budget, feasibility, and client sign-offs. 
  • Responsible for focusing on delivery of construction-related projects in accordance with the organization’s timetable and requirements.

 

Experience and Qualifications:
  • Bachelor’s degree in architecture/civil engineering.
  • Experience in five-star hotel projects / branded residences / high-rise apartments / high-rise 50+ floors / hotel packaging & procurement from client-side / developer-side.
  • Experience in preparation of RFP, contracts, and Tenders
  • Minimum 8-12 years of relevant experience in project management and construction management, in real estate development
  • At least 4 years in a development role at GCC
  • Strong understanding of managing business plans, company development, financial awareness/control, and delivery of projects.
