يلعب متخصصو الصيانة دورًا حيويًا في خلق مجتمع سكني استثنائي. كمشرف صيانة، يُتوقع منك مراقبة ميزانية فريقك، وإدارة المخزون، وتوزيع أوامر العمل بفعالية. تقع على عاتقك مسؤولية تجهيز جميع الشقق للسكان الجدد، وضمان التزام فريق الصيانة بمعايير الامتثال، وتوفير فرص التدريب والتطوير لأعضاء فريقك.
المهام والمسؤوليات
- قيادة وجدولة والإشراف على العمل اليومي لفريق الصيانة لضمان الأداء العالي والمساءلة.

- الإشراف على شركاء الموردين وضمان إنجاز العمل في الوقت المحدد وبأمان وفقًا لمعايير الشركة.

الشروط والمتطلبات
- شهادة ثانوية عامة أو ما يعادلها (GED).
- خبرة لا تقل عن 3 سنوات في صيانة الشقق أو في حرفة ماهرة مثل التدفئة والتهوية وتكييف الهواء (HVAC) أو السباكة أو الكهرباء. خبرة سابقة كمشرف أو فني رئيسي تُفضل بشدة.
- رخصة قيادة سارية المفعول.
- شهادة EPA (الوكالة الأمريكية لحماية البيئة).
- شهادة CPO (مشغل حمام سباحة معتمد) مفضلة بشدة (قد تكون مطلوبة في بعض الولايات).

Team & Leadership Responsibilities
- Lead, schedule, and supervise the daily work of the maintenance team, ensuring high performance and accountability.

- Supervise vendor partners, ensuring work is completed timely, safely, and to company standards.
- Manage capital improvement projects, including obtaining bids, scheduling, and overseeing successful project execution.

- Maintain and execute quarterly preventative maintenance programs to protect the physical asset.
- Ensure HVAC, plumbing, electrical, and other systems are functioning optimally through hands-on repair and oversight.
- Oversee unit turn scheduling and execution, ensuring homes are move-in ready and meet Hawthorne quality standards.
- Personally inspect vacant units to confirm cleanliness, functionality, and presentation prior to move-in.
- Implement and maintain a preventative maintenance plan for all buildings and equipment.
- Ensure grounds, amenities, and common areas are clean, safe, and beautifully maintained.
- Support curb appeal and a welcoming environment through daily attention to community appearance.
- Conduct on-call emergency service rotation as scheduled.
- Respond to service requests in a timely, thorough, and professional manner.
- Follow safety guidelines in accordance with OSHA and company policy and standards.
