تعلن شركة RIAN GLOBAL TALENT (RGT) عن توفر وظيفة مدير مجمع سكني (Compound Manager) في السعودية.
المهام والمسؤوليات
- الحفاظ على ملفات المستأجرين وضمان دفع الإيجارات، ومتابعة خدمات الصيانة، وضمان الامتثال لإجراءات السلامة في المجمع السكني.
- مراجعة طلبات المستأجرين للتحقق من الأهلية؛ الحفاظ على قوائم الانتظار وتنقيتها؛ عرض الوحدات الشاغرة.
- اتباع إجراءات السكن الخاصة بالمجمع لمعالجة المتقدمين المؤهلين.
- العمل بجد لضمان أن تكون جميع ملفات الانتقال الجديدة كاملة ومنظمة.
- التجول في الممتلكات مرتين يوميًا على الأقل (مرة صباحًا ومرة مساءً) لطمأنة السكان بوجود الإدارة ومراقبة المظهر العام للممتلكات.
- ضمان تجهيز الوحدات الشاغرة في أسرع وقت ممكن عبر مراقبة توقيت الموردين وطاقم الصيانة لتجنب فقدان الإيرادات.
- تقليل خسائر الشواغر في الممتلكات من خلال معالجة عدة متقدمين في وقت واحد عند استلام إشعار بالانتقال من الساكن الحالي.
- توزيع فواتير الإيجار والمرافق، تحصيل الإيرادات (الشيكات / مستندات التحويل البنكي) وقواعد الأمن.
- التحقيق في شكاوى المستأجرين وحل مشكلاتهم، إعداد تقارير الحوادث الكتابية، إعداد وتسليم إشعارات الإنذار للمستأجرين، الحضور في إجراءات الإخلاء، والحفاظ على سجل يومي للمدير. توفير معلومات محلية عن المدارس ومراكز التسوق والمرافق الترفيهية ووسائل النقل العام القريبة.
- الإشراف على قاعة الاستخدامات المتعددة والمركز، وتنسيق وصيانة تقويم الفعاليات والمستخدمين.
الشروط والمتطلبات
- دبلوم في الإدارة أو التسويق أو ما يعادلها.
- خمس سنوات من الخبرة في إدارة المجمعات السكنية.
- معرفة عامة في مجال العقارات وإدارة سلسلة التوريد.

Maintains tenant files, assuring payment of leases, follows up with maintenance services, and assures compliance of safety procedures in the family compound.
- Reviews tenant applications for eligibility; maintains and purges waiting lists; shows available units.
- Follows Compound housing procedures for processing eligible applicants.
- Works diligently to ensure that all new move-in files are complete and orderly.
- Walks around property at least twice per day (once in the morning and once in the evening) to assure residents of management presence and to monitor the overall appearance of the property.
- Ensures that vacant units are “turned-in” the fastest possible time by monitoring timeliness of vendors and maintenance staff to avoid revenue slippage.
- Keeps property vacancy loss to a minimum by processing multiple applicants simultaneously upon receipt of notice of intent to vacate by current resident.
- Distributes rent & utility bills, collects revenue (cheques /wire transfer docs) and security dfrty rules.
- Investigates tenant complaints and resolves tenant issues, prepares written incident reports, prepares and serves tenant warning notices, appears in eviction proceedings, and maintains a daily Manager’s log. Provide local information of available nearby schools, shopping malls, recreational facilities, and public transportation.
- Oversees, coordinates, and maintains calendar of events and users for multi-purpose room and center use.
- Diploma in management or marketing or equivalent
- Five years of experience in Compounds management role
