القدية تعلن عن وظيفة مدير تطوير - شقق سكنية (Manager - Development - Residential Apartments) في الرياض، السعودية، لدعم إدارة تطوير المشاريع السكنية ضمن وحدة الأعمال السكنية.
المهام والمسؤوليات
- دعم إدارة تطوير مشاريع الشقق السكنية من مرحلة الجدوى المبكرة حتى التصميم والمشتريات والتنسيق للتسليم والتسليم النهائي
- تنسيق المدخلات من فرق التصميم والتسليم والتجارة والتخطيط والتكاليف والمبيعات والمالية والاستراتيجية والاستشاريين الخارجيين
- دعم تعريف المنتج، ومزيج الوحدات، وأنواع الشقق، والمرافق، وعرض القيمة للعميل، واستراتيجية التطوير
- مراقبة تقدم المشروع مقابل الميزانية والبرنامج والموافقات والمخاطر ومعالم التطوير الرئيسية
- إعداد تقارير التطوير والعروض التقديمية ومذكرات الحوكمة وأوراق القرارات للإدارة العليا
- دعم دراسات الجدوى وخطط الأعمال وموجزات التصميم واستراتيجيات تنفيذ المشاريع
- التنسيق مع الاستشاريين والفرق الداخلية لضمان توافق مخرجات التصميم مع المتطلبات التجارية والتشغيلية ومتطلبات العملاء
- تتبع الإجراءات والمخاطر والتبعيات والموافقات عبر دورة حياة المشروع
- دعم المشتريات والمناقصات وتعيين الاستشاريين وشركاء التسليم
- ضمان امتثال المشاريع لعمليات الحوكمة والبوابات المرحلية والتقارير والموافقات في القدية
الشروط والمتطلبات
- درجة البكالوريوس في العقارات أو الهندسة المعمارية أو الهندسة أو إدارة الإنشاءات أو التخطيط الحضري أو إدارة الأعمال أو مجال ذي صلة
- خبرة لا تقل عن 6 سنوات في تطوير العقارات أو إدارة التطوير أو إدارة التصميم أو إدارة المشاريع
- خبرة في العمل على مشاريع الشقق السكنية أو المشاريع متعددة الاستخدامات أو المخططات الرئيسية أو مشاريع التطوير العقاري واسعة النطاق
- فهم قوي لدورة حياة التطوير السكني بما في ذلك الجدوى وتعريف المنتج وتطوير التصميم والمشتريات والتنسيق الإنشائي والتسليم
- يفضل بشدة الخبرة من جانب المطور أو العميل
- فهم جيد للمنتج السكني وتخطيطات الشقق ومزيج الوحدات والمرافق وتحديد المواقع في السوق ومتطلبات العملاء
- مهارات قوية في إدارة أصحاب المصلحة مع القدرة على التنسيق عبر العديد من الفرق الداخلية والخارجية
- وعي تجاري جيد مع فهم الميزانيات وخطط التكاليف وتقييمات التطوير ومحركات البرنامج
- مهارات قوية في إعداد التقارير والعروض التقديمية والتواصل

This role will support the development management of apartment-led residential projects within the Residential Business Unit.
You will work closely with Development leadership and cross-functional teams to shape project strategy, support feasibility and business planning, define the residential product, coordinate design development and ensure projects progress through governance and approvals in line with Qiddiya's development objectives.
The successful candidate will bring strong development management capability, residential product understanding, commercial awareness and the ability to coordinate stakeholders across the full development lifecycle.

Responsibilities
- Support the development management of residential apartment projects from early-stage feasibility through design, procurement, delivery coordination, and handover
- Coordinate inputs from Design, Delivery, Commercial, Cost Planning, Sales, Finance, Strategy, and external consultants
- Support product definition, unit mix, apartment typologies, amenities, customer proposition, and development strategy
- Monitor project progress against budget, programme, approvals, risks, and key development milestones
- Prepare development reports, presentations, governance submissions, and decision papers for senior leadership
- Support feasibility studies, business plans, design briefs, and project execution strategies
- Coordinate with consultants and internal teams to ensure design outputs align with commercial, operational, and customer requirements
- Track actions, risks, dependencies, and approvals across the project lifecycle
- Support procurement, tendering, and appointment of consultants and delivery partners
- Ensure projects comply with Qiddiya governance, stage-gate, reporting, and approval processes
- Bachelor's degree in Real Estate, Architecture, Engineering, Construction Management, Urban Planning, Business, or related field
- 6+ years of experience in real estate development, development management, design management, or project management
- Experience working on residential apartment, mixed-use, masterplan, or large-scale real estate development projects
- Strong understanding of the residential development lifecycle, including feasibility, product definition, design development, procurement, construction coordination, and handover
- Developer-side or client-side experience is strongly preferred
- Good understanding of residential product, apartment layouts, unit mix, amenities, market positioning, and customer requirements
- Strong stakeholder management skills with the ability to coordinate across multiple internal and external teams
- Good commercial awareness, with understanding of budgets, cost plans, development appraisals, and programme drivers
- Strong reporting, presentation, and communication skills
