We are currently seeking an accomplished Total Facilities Management (TFM) Director to join a leading Facilities Management company in Riyadh, Saudi Arabia. This executive leadership role is responsible for driving operational excellence, managing large-scale TFM contracts, ensuring outstanding service delivery, and leading multidisciplinary teams across Hard and Soft FM Services.

Key Responsibilities

• Provide strategic leadership for all Total Facilities Management (TFM) operations across multiple large-scale projects.
• Lead and manage both Hard Services and Soft Services operations, ensuring operational excellence and service quality.
• Oversee MEP Operations, Cleaning, Security, Landscaping, Pest Control, Waste Management, and other specialist FM services.
• Lead project mobilization, transition management, site surveys, operational readiness, and project handover activities.
• Manage Snag Management, Defects Liability Period (DLP), and successful transition from construction to operations.
• Develop, implement, and continuously improve Standard Operating Procedures (SOPs), governance frameworks, and operational best practices.
• Ensure compliance with contractual KPIs, SLAs, health & safety regulations, and quality standards.
• Drive financial performance through effective P&L management, budgeting, cost control, and commercial optimization.
• Lead contract management, client relationship management, stakeholder engagement, and business growth initiatives.
• Prepare executive reports, operational dashboards, and strategic performance reviews.
• Build, mentor, and lead large multidisciplinary teams while fostering a culture of continuous improvement and operational excellence.

Requirements

• Bachelor's degree in Engineering, Facilities Management, or a related discipline. A Master's degree is an advantage.
• 15+ years of experience in the Facilities Management industry, including at least 7 years in a senior leadership position.
• Proven experience leading Total Facilities Management (TFM) operations across large-scale commercial, residential, healthcare, hospitality, or mixed-use developments.
• Strong leadership experience managing both Hard Services and Soft Services operations.
• Extensive knowledge of MEP Operations, Cleaning, Security, Landscaping, Pest Control, Waste Management, and Specialist Services.
• Proven experience in Site Surveys, Mobilization, Transition Management, Snag Management, Defects Liability Period (DLP), Project Handover, and Operational Readiness.
• Strong expertise in developing and implementing Standard Operating Procedures (SOPs) and operational governance frameworks.
• Strong commercial background with hands-on experience in P&L Management, Budgeting, Cost Control, Contract Management, KPI & SLA Management, Client Relationship Management, and business development.
• Demonstrated ability to lead large multidisciplinary teams and successfully manage multiple FM contracts simultaneously.
• British nationality is preferred.
• GCC experience, particularly within Saudi Arabia, is highly preferred.
