RAM Arabia General Contracting is seeking a highly qualified and experienced Planner to join our project team for the execution of a major hospital construction project in Riyadh.

We are looking for a planning professional with extensive experience in developing, monitoring, and controlling project schedules for large-scale construction projects. The successful candidate will play a key role in schedule management, progress monitoring, performance analysis, and reporting, ensuring the successful delivery of the project within the approved timeline.

Position Summary

The Planner will be responsible for developing, maintaining, and updating the project's master schedule, monitoring project progress, analyzing schedule performance, preparing periodic reports, identifying potential delays, and coordinating with all project stakeholders to ensure the successful execution of the project in accordance with the approved baseline schedule.

Key Responsibilities

• Develop and maintain the Project Baseline Schedule.
• Prepare detailed construction schedules for all project phases.
• Update and monitor project schedules on a regular basis.
• Track actual progress against the approved baseline schedule.
• Prepare weekly and monthly progress reports for senior management.
• Analyze schedule variances and recommend corrective actions.
• Develop Recovery Schedules whenever required.
• Perform Critical Path Method (CPM) analysis.
• Prepare and monitor S-Curves, productivity reports, and progress measurements.
• Develop resource-loaded schedules in coordination with the Project Management Team.
• Coordinate with Construction, Technical Office, Procurement, and QA/QC teams to ensure alignment with the project schedule.
• Monitor subcontractors' progress and evaluate schedule performance.
• Prepare delay analysis reports and identify the causes of schedule deviations.
• Support Extension of Time (EOT) claims and time impact analyses when required.
• Participate in progress meetings with the Client and Consultant and present schedule performance reports.
• Develop and maintain project dashboards and Key Performance Indicators (KPIs).

Qualifications

• Bachelor's Degree in Civil Engineering, Architectural Engineering, or any related Engineering discipline from an accredited university.
• Valid membership with the Saudi Council of Engineers.
• PMP, PMI-SP, or other professional certifications in Project Management or Planning are preferred.

Experience Requirements

• Minimum 10 years of professional experience in construction planning and scheduling.
• Minimum 7 years of proven experience on hospital or healthcare facility construction projects.
• Demonstrated experience in developing and managing schedules for large-scale construction projects.
• Strong experience in delay analysis, recovery planning, and schedule control.
• Experience preparing executive reports and project performance presentations.
• Experience coordinating with Clients, Consultants, and Subcontractors.

Technical Knowledge

The successful candidate shall demonstrate comprehensive knowledge of:

• Saudi Building Code (SBC).
• Saudi Ministry of Health requirements for healthcare facilities.
• Project Planning and Scheduling methodologies.
• Critical Path Method (CPM).
• Resource Planning and Productivity Analysis.
• Delay Analysis and Extension of Time (EOT) Claims.
• FIDIC Contract Conditions.
• Key Performance Indicators (KPIs).
• Schedule Risk Management.
• Construction Scheduling, Progress Monitoring, and Performance Reporting.

BIM & Digital Construction Experience

• Experience working on BIM-enabled construction projects.
• Knowledge of 4D Planning and schedule integration with BIM models is considered an advantage.
• Familiarity with digital construction workflows and project data management.
• Experience working within a Common Data Environment (CDE).

Software Requirements

Candidates should have practical experience using the following software and digital platforms:

Planning & Scheduling Software

• Primavera P6 Professional.
• Oracle Primavera Cloud (Preferred).
• Microsoft Project.
• Primavera Risk Analysis (Preferred).

Reporting & Data Analysis

• Microsoft Excel (Advanced Level).
• Microsoft Power BI.
• Microsoft PowerPoint.
• Microsoft Word.
• Microsoft Outlook.

Project Controls & Document Management

• Oracle Aconex.
• Autodesk Construction Cloud (ACC).
• Autodesk Docs.
• BIM 360.
• Bluebeam Revu.

BIM & Digital Planning

• Autodesk Navisworks Manage.
• Autodesk Revit (for coordination and model review).
• Synchro 4D (Preferred).

Preference will be given to candidates with:

• Previous experience on Ministry of Health or Healthcare Cluster projects.
• Experience delivering specialized or tertiary healthcare facilities.
• Experience preparing and managing Extension of Time (EOT) claims.
• Experience on Design & Build projects.
• Professional certifications in Project Management or Planning.
• Experience implementing BIM-based planning and 4D Scheduling methodologies.
