المهام والمسؤوليات

  • إجراء عمليات الإصلاح والصيانة الروتينية وتشغيل أنظمة HVAC لضمان كفاءة التشغيل.
  • تشغيل وبرمجة وصيانة نظام إدارة الطاقة للتحكم في درجات حرارة الغرف في المنشآت.
  • إجراء فحوصات الصيانة الوقائية المنتظمة وصيانة وإصلاح وحدات التبريد وأنظمة التدفئة والتهوية وتكييف الهواء المستقلة ووحدات ملفات المروحة، بما في ذلك معدات التدفئة التي تعمل بالغاز والكهرباء والهواء المضغوط، وإجراء التعديلات أو الإصلاحات اللازمة، وصيانة وإصلاح المبردات التبخيرية.
  • برمجة وإصلاح وصيانة وتشغيل أنظمة التحكم في HVAC ومكونات أنظمة HVAC و/أو المعدات وأنظمة التدفق الهوائي المتغير (VAV) والوحدات ذات الصلة؛ استخدام أجهزة الكمبيوتر المكتبية والمحمولة لتشخيص وبرمجة الأنظمة.
  • أداء أعمال الصيانة الكهربائية الماهرة في توصيل وإصلاح وتركيب وتعديل معدات HVAC والمكونات والمؤقتات والمحركات وأنظمة الأسلاك حسب الحاجة.
  • استكشاف أخطاء أنظمة التدفئة الغازية والكهربائية وإصلاحها؛ تركيب خطوط الغاز الطبيعي وفحصها بحثاً عن التسربات.
  • فحص وإصلاح وتعديل وتركيب معدات HVAC بما في ذلك ضواغط التبريد وتكييف الهواء والمستقبلات والمكثفات والمبخرات ووحدات الهواء القسري والمضخات والصمامات الأوتوماتيكية واليدوية وصمامات التمدد.
  • اختبار وفحص عمليات مياه التبريد وأبراج المياه والغلايات حسب الحاجة، ومراقبة أجهزة القياس ومقاييس الضغط.
  • تركيب وفحص وإصلاح أو استبدال الأجزاء التالفة في وحدات HVAC ومعداتها وأدوات التحكم الخاصة بها.
  • تشحيم وتغليف محركات التدفئة والتهوية والتبريد وتكييف الهواء والمضخات والمراوح والمحامل وغيرها من المعدات.
  • تشغيل مجموعة متنوعة من الأدوات اليدوية والكهربائية ومعدات اللحام بالنحاس/اللحام ومضخة التفريغ ومعدات استعادة الفريون وغيرها من معدات الاختبار والإصلاح المستخدمة في المهنة ومركبة آلية؛ الحفاظ على المعدات في حالة عمل فعالة وآمنة.
  • تشخيص المشكلات الميكانيكية والكهربائية لأنظمة HVAC/R؛ إصلاح أو استبدال الأجزاء التالفة أو المعطلة في الوحدات والمعدات وأدوات التحكم؛ تركيب أو إعادة بناء أو استبدال أو إصلاح المراوح والمحركات والترموستات والصمامات والمرشحات والمحامل والصمامات وأدوات التحكم والحشيات وغيرها من المعدات حسب الحاجة.
  • البحث وتقييم المنتجات للحصول على أفضل المصادر؛ التوصية بشراء قطع الغيار والمواد والمعدات المختارة؛ المساعدة في تقديرات العمالة والمواد للمشاريع؛ إعداد والحفاظ على أوامر العمل والسجلات والتقارير المتعلقة بالعمل المنجز.
  • أداء مهام أخرى ذات صلة بالمهام الوظيفية الأساسية.

الشروط والمتطلبات

  • معرفة تقنية قوية بأنظمة HVAC ودورات التبريد والأنظمة الكهربائية والسباكة.
  • إتقان استخدام الأدوات اليدوية والكهربائية وأجهزة التشخيص (مثل أجهزة قياس الفولت ومقاييس الضغط).

Job Description

  • Performs repairs, routine servicing and operations of HVAC systems to ensure efficient operation;

operates, programs, and maintains the energy management system in order to control room

temperatures for District facilities.

  • Conducts regular preventive maintenance inspections, services and repairs of refrigeration units,

isolated heating and ventilating and air-conditioning, units, fan-coil units, including gas, electric and

pneumatic operated heating and air conditioning equipment and systems; performs necessary

adjustments or repairs; and services and repairs evaporative coolers.

  • Programs, repairs, maintains, and operates HVAC control systems, HVAC system components and/or

equipment, and Variable Air Volume (VAV) systems and related modules; utilizes desktop and handheld computer to diagnose and program systems.

  • Performs skilled electrical maintenance work in the connection, repair, installation, and alteration of

HVAC equipment, components, timers, motors, and wiring systems as needed.

  • Troubleshoots gas and electric heating systems; installs natural gas lines and inspects for leaks.
  • Inspects, repairs, modifies, and installs HVAC equipment including refrigeration and air conditioning

compressors, receivers, condensers, evaporators, forced air units, pumps, automatic and hand valves,

expansion valves.

  • Tests and examines chilled water and water tower operations and boiler as necessary, observing

meter and pressure gauges.

  • Installs, inspects, and repairs or replaces defective parts in HVAC units and equipment and their

controls.

  • Lubricates and packs heating, ventilation, refrigeration, and air conditioning motors, pumps, fans,

bearings, and other equipment.

  • Operates a variety of hand and power tools, solder /brazing equipment, vacuum pump, freon recovery equipment, and other test and repair equipment utilized in the trade and a motor vehicle; maintains equipment in effective and safe working condition.
  • Diagnoses HVAC/R mechanical and electrical problems; repairs or replaces defective or malfunctioning parts in units, equipment, and controls; installs, rebuilds, replaces, or repairs fans, motors, thermostats, fuses, filters, bearings, valves, controls, gaskets, and other equipment as necessary.
  • Researches and evaluates products for best sources; recommends the purchase of selected parts,

materials, and equipment; assists in labor and material estimations for projects; prepares and

maintains work orders, records, and reports related to work performed.

  • Performs other duties related to the primary job duties.

Qualifications

  • Technical Knowledge: Strong understanding of HVAC systems, refrigeration cycles, electrical systems, and plumbing.
  • Tools Proficiency: Skilled in using hand tools, power tools, and diagnostic equipment (e.g., voltmeters, pressure gauges).
