يشرف مشرف الأنظمة الميكانيكية والكهربائية والسباكة (MEP) على عمليات الصيانة والتشغيل اليومية للعقارات السكنية والتجارية لشركة رتال للتطوير العمراني في الخبر، المملكة العربية السعودية.

المهام والمسؤوليات

  • الإشراف على فرق الصيانة والفنيين في الموقع (HVAC، كهرباء، سباكة، أعمال مدنية، إلخ).
  • مراقبة العمليات اليومية للمرافق لضمان تحقيق معايير الكفاءة والسلامة.
  • جدولة والإشراف على أنشطة الصيانة الوقائية والتصحيحية.
  • التنسيق مع المقاولين الخارجيين ومقدمي الخدمات لمهام الصيانة التخصصية.
  • إجراء عمليات تفتيش دورية للمباني والأنظمة والمعدات.
  • الاستجابة السريعة لطلبات الصيانة من المستأجرين ومتابعة إنجاز الخدمة.
  • الحفاظ على سجلات الصيانة والتقارير وتوثيق جميع أنشطة الإصلاح.
  • ضمان الامتثال لأنظمة الصحة والسلامة والبيئة.
  • مراقبة مخزون مستلزمات الصيانة وطلب الشراء عند الحاجة.
  • المساعدة في إعداد تقارير التشغيل وتقييم أداء المرافق.
  • دعم مبادرات ترشيد الطاقة والاستدامة.
  • تدريب والإشراف على الفنيين المبتدئين وموظفي الدعم عند الحاجة.

المهارات المطلوبة

  • معرفة تقنية قوية بأنظمة المباني (HVAC، كهرباء، سباكة، سلامة الحرائق، إلخ).
  • مهارات إشرافية وقيادية ممتازة.
  • قدرة جيدة على حل المشكلات واتخاذ القرارات.
  • مهارات تواصل وشخصية قوية.
  • القدرة على قراءة الأدلة الفنية والرسومات الهندسية.
  • الإلمام ببرامج وأدوات إدارة المرافق.
  • معرفة اللوائح السعودية للسلامة والدفاع المدني وتشغيل المرافق.

الشروط والمتطلبات

  • 4-6 سنوات من الخبرة ذات الصلة في إدارة المرافق أو الممتلكات، بما في ذلك الإشراف على فرق العمل.
  • يفضل خبرة في التطوير العقاري السكني أو التجاري.
  • الشهادات المهنية (مثل OSHA، NEBOSH، FMP) تعتبر ميزة إضافية.
  • يفضل إتقان اللغتين العربية والإنجليزية.

Job Purpose:
The MEP Supervisor is responsible for overseeing the day-to-day maintenance and operations of Retal’s residential and commercial properties. This includes managing on-site maintenance teams, coordinating with service vendors, inspecting facilities, and ensuring that all building systems operate efficiently and safely. The role ensures the quality, safety, and functionality of facilities while supporting tenant satisfaction and compliance with regulatory requirements.

 
Primary Duties & Responsibilities:
1. Supervise on-site maintenance and technical staff (HVAC, electrical, plumbing, civil, etc.).
2. Monitor daily facility operations to ensure efficiency and safety standards are met.
3. Schedule and oversee preventive and corrective maintenance activities.
4. Coordinate with external contractors and service providers for specialized maintenance tasks.
5. Conduct regular inspections of buildings, systems, and equipment.
6. Respond promptly to tenant maintenance requests and follow up on service completion.
7. Maintain maintenance logs, reports, and documentation of all repair activities.
8. Ensure compliance with health, safety, and environmental regulations.
9. Monitor inventory of maintenance supplies and request purchases when necessary.
10. Assist in the preparation of operational reports and performance evaluations of facilities.
11. Support energy conservation and sustainability initiatives.
12. Train and supervise junior technicians and support staff as required.

 
Skills:
• Strong technical knowledge of building systems (HVAC, electrical, plumbing, fire safety, etc.)
• Excellent supervisory and leadership skills
• Good problem-solving and decision-making abilities
• Strong communication and interpersonal skills
• Ability to read technical manuals and engineering drawings
• Familiarity with facility management software and tools
• Knowledge of Saudi regulations for safety, civil defense, and facility operations

 
Experience and Qualifications:
• 4-6 years of relevant experience in facility or property management, including team supervision
• Experience in residential or commercial real estate developments is preferred
• Professional certifications (e.g., OSHA, NEBOSH, FMP) are an advantage
• Proficiency in both Arabic and English is preferred
