Position description:

The Senior BIM Specialist is responsible for the technical aspects, coordination, creating highly detailed3D models and validation of BIM deliverables across interior fit-out projects. This role bridges the gap between modelling and BIM management by ensuring technical accuracy, constructability, compliance with BIM standards, and effective coordination between disciplines. The Senior BIM Specialist supports the coordinators in driving digital delivery excellence across projects. Additionally, the Senior BIM Specialist leads modelling activities, mentors junior team members, and supports accurate execution throughout the project lifecycle.

Responsibilities:

1. Develop, update and manage highly detailed and accurate 3D BIM models for complex interior fit-out projects, encompassing partitions, ceilings, joinery, custom features, and specialized fit-out components, ensuring strict compliance with project requirements, BEP, LOD, and LOI
2. Lead and oversee BIM model development from a technical and engineering perspective, ensuring constructability and alignment with project requirements.
3. Review and validate BIM models and construction documentation for technical accuracy, compliance with standards, and coordination readiness.
4. Support the implementation and enforcement of BIM Execution Plans (BEP), modelling standards, and LOD/LOI requirements.
5. Lead complex coordination and clash resolution activities, providing technical solutions and guidance to modelling teams.
6. Review subcontractor and third-party BIM submissions to ensure compliance with project and company standards.
7. Serve a key technical resource in BIM coordination process by collaborating closely with architects, structure and MEP engineers, subcontractors and the BIM coordination team to integrate multidisciplinary models, ensures full interoperability & clash-free coordination.
8. Support construction teams by resolving technical queries, extracting accurate information from BIM models, and supporting site coordination.
9. Guide and mentor Senior BIM Modelers and BIM Modelers in technical best practices and advanced BIM methodologies.
10. Contribute to as-built and handover model preparation in alignment with client and FM requirements.
11. Proactively conduct and manage clash detection exercises using Navisworks or other BIM coordination software, identify conflicts across disciplines, lead the resolution process, and verify that all systems and elements are properly coordinated and represented to meet design and construction criteria.
12. Support the BIM Coordinators in quality control processes, ensuring all BIM deliverables meet organizational standards and client expectations prior to submission.
13. Maintain comprehensive documentation and logs related to modelling activities, clash resolutions, and coordination status for traceability and project reporting purposes.

Position requirements

Minimum qualifications

Bachelor Degree of Engineering Civil/Architectural/Interior Design Equivalent or Relevant Diploma

Minimum experience

Min. 5 years preferably in Interior Fit-out Industry

Competencies (knowledge, skills, general abilities)

• Proficient in BIM software tools such as Autodesk, Revit, Navisworks, and AutoCAD.
• Advance knowledge of interior fit out elements, detailing, materials and documentation
• Excellent communication, interpersonal skills and coordination skills across team member
• Able to support and guide junior modelers and contribute to a collaborative work environment
• Strong attention to detail with a commitment to quality and deadlines
• Familiarity in construction methodologies and industrial practices
• Strong problem - solving, decision making and analytical skills.
