تعلن شركة ظهران تكنو فالي (Dhahran Techno Valley) عن توفر فرصة وظيفية لمهندس عمليات وصيانة (Operation and Maintenance Engineer) في المملكة العربية السعودية، للعمل على دعم وتنفيذ العمليات الفنية وأعمال الصيانة في مجمع العلوم التابع للشركة.
المهام والمسؤوليات
- المساعدة في تطبيق وتنفيذ المعايير الفنية لإدارة المرافق وإجراءات التشغيل وبرامج الصيانة الوقائية في جميع أنحاء مجمع العلوم والمبنى متعدد المستأجرين.
- الإشراف الهندسي المستمر والإشراف اليومي على أنشطة التشغيل والصيانة للبنية التحتية الأساسية، بما في ذلك: الأنظمة الكهربائية (مراقبة توزيع الطاقة، صيانة البنية التحتية الكهربائية، لوحات التوزيع، المولدات الاحتياطية، والامتثال لمعايير السلامة المحلية)، الأنظمة الميكانيكية وأنظمة التدفئة والتهوية وتكييف الهواء (HVAC) (ضمان التشغيل المتواصل للمبردات ووحدات معالجة الهواء والسباكة وأنظمة إطفاء الحرائق)، البنية التحتية العامة والخدمات الصلبة (تفقد والإشراف على إصلاحات المباني وشبكات المرافق والطرق الداخلية والممرات وإنارة الشوارع).
- دعم الخدمات اللينة عبر التنسيق مع مقدمي الخدمات لأعمال النظافة والتنسيق الحدائقي وصيانة أنظمة الري للحفاظ على معايير عالية في المناطق المشتركة.
- معالجة الحوادث الفنية وطلبات خدمة المستأجرين بشكل فوري، وضمان عمل جميع أنظمة المبنى بأقصى كفاءة وتقليل وقت التوقف.
- إجراء تفتيشات فنية دورية ومراجعات هندسية لبنية المرافق لتحديد الأعطال المحتملة وتتبع الأسباب الجذرية وضمان الامتثال التنظيمي وتنفيذ خطط الإجراءات التصحيحية.
- تتبع النفقات التشغيلية ومراقبة مخزون قطع الغيار والمساعدة في إعداد تقديرات تكاليف الصيانة ضمن الميزانية السنوية للقسم.
- الإشراف على المقاولين والفنيين في الموقع وضمان الالتزام الكامل بالنطاق الفني واتفاقيات مستوى الخدمة (SLAs) وبروتوكولات السلامة ومعايير مراقبة الجودة.
- تنسيق سير العمل التشغيلي والتواصل الفعال مع الجهات المعنية: جامعة الملك فهد للبترول والمعادن (KFUPM) لدعم التنسيق التشغيلي للبنية التحتية والموارد المشتركة، والمستأجرين لحل الشكاوى الفنية المعقدة وضمان جودة الخدمة، والمقاولين والموردين لإدارة المخرجات الفنية والتحقق من إنجاز الأعمال لأنشطة الصيانة المنفذة خارجياً.
- تطوير وتنفيذ خطط الطوارئ وإجراءات الاستجابة الفنية للطوارئ لانقطاع التيار الكهربائي أو أعطال المعدات أو فشل المرافق.
- دعم التميز التشغيلي من خلال اقتراح مبادرات كفاءة الطاقة وترقيات المعدات والتحسينات الفنية المستمرة.
الشروط والمتطلبات
- درجة البكالوريوس في الهندسة (ميكانيكية، كهربائية، أو مدنية) من جامعة معتمدة.
- خبرة عملية لا تقل عن 10 سنوات متقدمة في العمليات الهندسية وصيانة المرافق في بيئات تجارية أو صناعية أو متعددة المستأجرين واسعة النطاق.
- يفضل بشدة وجود خبرة سابقة في عمليات التشغيل والصيانة في مجمعات العلوم أو مراكز التقنية أو الحرم الجامعي متعدد المباني للشركات.
- معرفة هندسية عميقة بأنظمة MEP المعقدة (التدفئة والتهوية وتكييف الهواء، والطاقة الكهربائية، والسباكة، والحماية من الحرائق)، والصيانة الهيكلية، وقوانين البناء والسلامة المحلية ذات الصلة.
- الشهادات المهنية مثل مدير مرافق معتمد (CFM) أو محترف إدارة مشاريع (PMP) أو ترخيص مهندس محترف تعتبر ميزة قوية.
المهارات المطلوبة

The O&M Engineer will be responsible for ensuring the optimal performance, reliability, and safety of all engineering systems, infrastructure, and facility services. In this role, you will provide key technical guidance, supervise contractors and field staff, monitor equipment performance, and collaborate closely with internal departments, tenants, and key partners like KFUPM to maintain a safe and productive environment.

Responsibilities
- Assist in implementing and applying facility management technical standards, operating procedures, and preventative maintenance programs across the Science Park and its multi-tenant building.
- Perform continuous engineering oversight and supervise day-to-day O&M activities for core infrastructure, including:
- Electrical systems: Monitoring power distribution, electrical infrastructure maintenance, panelboards, emergency generators, and compliance with local safety codes.
- Mechanical & HVAC systems: Ensuring uninterrupted operation and maintenance of chillers, air handling units, plumbing, and fire suppression systems.
- General infrastructure & hard services: Inspecting and overseeing repairs for buildings, utility networks, internal roads, pathways, and street lighting.
- Soft services support: Coordinating with service providers for janitorial, landscaping, and irrigation system upkeep to maintain high standards across common areas.
- Address technical incidents and tenant service requests promptly, ensuring all building systems operate at peak efficiency and downtime is minimized.
- Conduct regular technical inspections and engineering audits of facility infrastructure to identify potential failures, trace root causes, ensure regulatory compliance, and execute corrective action plans.
- Track operational expenditures, monitor spare parts inventories, and assist in preparing maintenance cost estimates for the departmental budget.
- Supervise on-site contractors and technicians, ensuring full adherence to technical scope, SLAs, safety protocols, and quality control standards.
- Coordinate operational workflows and liaise effectively with key stakeholders:
- King Fahd University of Petroleum and Minerals (KFUPM): Supporting operational coordination regarding shared infrastructure and resources.
- Tenants: Resolving complex technical complaints and ensuring service quality.
- Contractors & Vendors: Managing technical deliverables and verifying work completion for outsourced O&M activities.
- Develop and execute contingency plans and technical emergency response procedures for power interruptions, equipment breakdowns, or utility failures.
- Support operational excellence by proposing energy-efficiency initiatives, equipment upgrades, and continuous technical improvements.
- Bachelor's degree in Engineering (Mechanical, Electrical, Civil) from an accredited university.
- Minimum of 10 years of progressive hands-on experience in engineering operations and facility maintenance within large-scale commercial, industrial, or multi-tenant environments.
- Prior technical O&M experience in science parks, tech hubs, or multi-building corporate campuses is highly preferred.
- In-depth engineering knowledge of complex MEP systems (HVAC, electrical power, plumbing, fire protection), structural maintenance, and relevant local safety and building codes.
- Professional certifications such as Certified Facility Manager (CFM), Project Management Professional (PMP), or professional engineering licensure are considered a strong plus.
- Strong analytical and troubleshooting skills with the ability to resolve complex engineering and operational issues.
- Proven ability to organize maintenance schedules, supervise technicians and third-party contractors, and deliver operational results independently.
- High level of personal integrity and discipline in handling facility data, equipment records, and site safety.
- Strong team player with a practical, solutions-oriented approach to dynamic site challenges.
- Excellent communication and technical reporting skills for interacting with tenants, university representatives, vendors, and management.
