Project Manager - Residential Development

Location: Riyadh, Saudi Arabia Employment Type: Full-time | On-site Industry: Residential Real Estate Development

About the Role

We are seeking a Project Manager specialized in residential development to lead projects from design and permitting through to homeowner handover, ensuring delivery on quality, cost, and schedule.

Key Responsibilities

• Manage residential projects (villas, apartment buildings, and master-planned communities) from design through final handover.
• Coordinate with consultants, review drawings, specifications, and finishing packages, and manage their approval.
• Secure permits and approvals from the municipality and utility providers.
• Manage tenders, contracts, payment certificates, and variation orders, and monitor contractor performance.
• Control cost per unit against the approved budget and track schedules and site progress.
• Enforce quality and safety standards on site, and oversee snagging and unit handover.
• Report regularly to senior management and coordinate with sales on unit readiness and delivery dates.

Qualifications & Requirements

• Bachelor's degree in Civil Engineering, Architecture, or Construction Management.
• Proven hands-on experience managing residential or construction projects.
• Working knowledge of municipal requirements and the Saudi Building Code.
• Proficiency in Primavera P6 or MS Project, with the ability to read drawings and bills of quantities.
• Experience managing and quality-controlling finishing works.
• Strong contract administration and negotiation skills with contractors and consultants.
• Fluency in Arabic and English.

Preferred Qualifications

• PMP certification or active membership with the Saudi Council of Engineers.
• Familiarity with the "Wafi" off-plan sales program.
• Experience with large-scale residential masterplans or repeat-typology housing.
