تسعى شركة Havelock One Interiors، الرائدة في مجال التشطيب الداخلي الجاهز (turnkey fit-out) في الشرق الأوسط منذ عام 1998 والمتخصصة في المقاولات الداخلية وتصنيع النجارة والمشغولات المعدنية المخصصة وتركيبات المحلات المتطورة، إلى تعيين **مدير مشاريع أول (Senior Projects Manager)** للانضمام إلى فريقها في المملكة العربية السعودية. يقع المكتب الرئيسي في الرياض، ولكن المشاريع تمتد في جميع أنحاء المملكة، لذا يُتوقع أن يكون المرشح مرناً وقابلاً للتكيف.
نبذة عن الوظيفة
- يتولى مدير المشاريع الأول المسؤولية الكاملة عن التخطيط الشامل والتنسيق والإشراف على مشاريع التشطيب السريع (fast-track fit-out) في قطاعات الضيافة والفنادق والسكن الفاخر والقصور والمطاعم والتجزئة والترفيه والصحة والتعليم وغيرها، وذلك منذ البداية وحتى التسليم النهائي.
- يهدف الدور إلى تحقيق مشاريع مجدية مالياً تُنجز في الوقت المحدد وضمن الميزانية المقررة ووفقاً لمعايير الجودة المطلوبة.
المهام والمسؤوليات
- المساهمة في وضع وتنفيذ استراتيجية تطوير الأعمال بما يتماشى مع أهداف الشركة.
- البحث عن عملاء جُدد وبناء علاقات معهم، وحضور الفعاليات الصناعية والمؤتمرات لجمع معلومات عن اتجاهات السوق.
- الإشراف على عملية المناقصات (tendering) من البداية إلى النهاية.
- تحديد أصحاب المصلحة وتخطيط قنوات الاتصال، ووضع خطة إدارة المشروع وجدوله الزمني.
- ضمان وضوح الأنشطة لجميع الأطراف المعنية، وتخطيط المشتريات وفقاً لجدول المشروع.
- تحديد المخاطر وتخطيط إجراءات إدارتها والاستجابة لها.
- تحديد أهداف المشروع ونطاقه وميزانيته وجدوله الزمني ومتطلبات الأداء واختيار المقاولين من الباطن.
- التنسيق مع فريق المشروع لتبادل أفضل الممارسات وضمان الاستخدام الفعال للموارد (العمالة والمواد والمعدات).
- الإشراف على تنفيذ العمليات في الموقع ومراقبة الموردين والمقاولين، وتحليل وتحديث المعنيين بأعمال الموقع.
- الحفاظ على التواصل الجيد مع العملاء في جميع الأوقات، وتوجيه وإدارة تنفيذ المشروع وضمان مراقبة وتنسيق جميع الأعمال.
- تطوير وإدارة فريق المشروع، وإجراء المشتريات وفقاً لجدول المشروع.
- إجراء ضمان الجودة ومراقبتها طوال دورة حياة المشروع، وإدارة جميع الموافقات الحكومية والبلدية اللازمة لتشغيل المشروع وتسليمه.
- التحقق من أي تغييرات في النطاق والتكاليف والتحكم بها، والتحكم في إصدار الفواتير والمحاسبة النهائية للمشروع، ومراقبة المخاطر والتحكم بها.
الشروط والمتطلبات
- خبرة عمل لا تقل عن 15 عاماً في شركة مقاولات تشطيب داخلي (interior fit-out contracting).
- مؤهل أكاديمي (يُفضّل درجة جامعية) في تخصص تقني.
- سجل حافل كقائد ناجح في إدارة المشاريع ضمن مجال مقاولات التشطيب الداخلي.
- القدرة على إدارة مشروع واحد أو عدة مشاريع بفعالية منذ ترسية العقد وحتى التسليم النهائي.
- سجل ناجح في العمل على مشاريع مماثلة في قطاعات: الضيافة، الفنادق، السكن الفاخر، القصور، المطاعم، التجزئة، الترفيه، الصحة، التعليم.
- معرفة جيدة جداً بالسوق السعودي (شبكة عملاء، مقاولين من الباطن، موردين) - مفضلة.
المهارات المطلوبة
- قدرات فنية وتنفيذية وتجارية قوية جداً، مع معرفة سليمة بمختلف المهن المرتبطة بمقاولات التشطيب الداخلي.

Duties And Responsibilities
Pre contract
- Work towards creation and execution of business development strategy in line with the business goals of the company
- Research and build relationships with new clients
- Attend industry functions, such as association events and conferences, and provide feedback and information on market and creative trends
- Supervising the end to end process of tendering function
- Identify stakeholders and plan communications
- Develop project management plan and schedule
- Ensure activities are clearly defined to all stake holders
- Plan procurement in line with project schedule
- Identify risks and plan risk management and responses
- Specifying project objectives and plans including delineation of scope, budgeting, scheduling, setting performance requirements, and selecting of project sub-contractors
- Will interface with Project team to share best practice and ensure effective resource (labour, materials and equipment) utilization
- Implementing various operations through proper coordination and control of planning, design, estimating, contracting and construction in the entire process
- Maintaining accurate records as construction progress throughout the projects
- Responsible for overview of the construction sites, and management of vendors and trades
- Analyze and share regular updates on the site operations with the relevant stakeholders
- Maintain good communication between the Clients at all times
- Direct and manage project execution ensuring all works are properly monitored co-ordinated and controlled
- Acquire, develop and manage the project team
- Conduct and administer procurement in line with project schedule
- Distribute project information to relevant stakeholders
- Perform quality assurance and control throughout the life of the project
- Manage all local municipality and government approvals required for the operation and handover of the project in line with the project schedule
- Verify and control any changes in scope and costs
- Control project invoicing and final accounting
- Monitor and control risks
We are looking for a versatile SPM in KSA who has the following experience, skills and personal attributes:
- At least 15 years of relevant work experience in an interior fit-out contracting company
- Very strong technical, execution and commercial abilities with sound knowledge of the different trades involved in the fit-out contracting business
- A proven track record as a successful leader at project management in fit-out contracting businesses
- Excellent communication, interpersonal and leadership skills and the ability to work successfully in a multi-cultural environment
- Academic qualification (preferably University Degree) in a technical discipline
- Experience in managing a team
- The ability to effectively manage single or multiple projects from award of project and through the different stages of implementation to handover
- Very strong technical and commercial abilities
- Very good knowledge of the KSA market preferred(i.e. the network of clients, sub-contractors and suppliers)
- Successful track record of working on these types of projects. e.g. Hospitality, Hotels, High End Residential, Palaces, F&B, Retail, Entertainment, Health, Education etc
- A very good knowledge of latest developments in the fit-out market. The candidate should be well-versed with the current trends and news influencing market and be able to suggest ideas to boost the Company industry presence and build our brand
- Excellent English communication and interpersonal skills and the ability to work successfully in a multinational market environment
