تعلن شركة Havelock One Interiors، الرائدة في مجال التشطيب والتجهيزات الداخلية (turnkey fit-out) في الشرق الأوسط منذ عام 1998، عن حاجتها إلى Senior Projects Manager (مدير مشاريع أول) للانضمام إلى فريقها في المملكة العربية السعودية. المكتب الرئيسي في الرياض، لكن المشاريع تمتد في جميع أنحاء المملكة.
نبذة عن الوظيفة
يتولى مدير المشاريع الأول مسؤولية التخطيط والتنسيق والتحكم الشامل لمشاريع التشطيب السريع (fast-track fit-out) في قطاعات متعددة تشمل: الضيافة، الفنادق، السكن الفاخر، القصور، المطاعم، التجزئة، الترفيه، الصحة، التعليم وغيرها، وذلك من مرحلة التصور إلى التسليم النهائي، لضمان إنجاز المشاريع ضمن الوقت والميزانية المحددين وبالجودة المطلوبة، وبما يحقق أهداف العميل وجدوى مالية.
المهام والمسؤوليات
- الإسهام في وضع وتنفيذ استراتيجية تطوير الأعمال بما يتماشى مع أهداف الشركة.
- بناء علاقات مع عملاء جدد وحضور الفعاليات والمؤتمرات الصناعية.
- الإشراف على عملية المناقصات من البداية إلى النهاية.
- تحديد أصحاب المصلحة والتخطيط للتواصل معهم.
- إعداد خطة إدارة المشروع والجدول الزمني وضمان وضوح الأنشطة لجميع الأطراف.
- تخطيط المشتريات وفقاً للجدول الزمني للمشروع.
- تحديد المخاطر والتخطيط لاستجابات إدارة المخاطر.
- تحديد أهداف المشروع ونطاقه، الميزانية، الجدول، متطلبات الأداء، واختيار مقاولي الباطن.
- التنسيق مع فريق المشروع لضمان أفضل استخدام للموارد (العمالة، المواد، المعدات).
- الحفاظ على سجلات دقيقة لتقدم الأعمال طوال المشروع.
- الإشراف على مواقع البناء وإدارة المقاولين والموردين.
- تحليل العمليات في الموقع وتقديم تقارير دورية لأصحاب المصلحة.
- الحفاظ على تواصل جيد مع العملاء في جميع الأوقات.
- توجيه وإدارة تنفيذ المشروع مع ضمان المراقبة والتنسيق المناسبين.
- تكوين وتطوير وإدارة فريق المشروع.
- إجراء المشتريات وفقاً للجدول الزمني للمشروع.
- توزيع معلومات المشروع على الأطراف المعنية.
- تنفيذ ضمان الجودة والرقابة طوال دورة حياة المشروع.
- إدارة الموافقات الحكومية والبلدية اللازمة للتشغيل والتسليم.
- التحقق من أي تغييرات في النطاق أو التكاليف والتحكم بها.
- التحكم في إصدار الفواتير والمحاسبة النهائية للمشروع.
- مراقبة المخاطر والتحكم بها.
الشروط والمتطلبات
- خبرة لا تقل عن 15 عاماً في مجال ذي صلة داخل شركة مقاولات تشطيب داخلي (interior fit-out contracting).
- قدرات تقنية وتنفيذية وتجارية قوية جداً مع معرفة متعمقة بمختلف التخصصات في أعمال التشطيب.
- سجل حافل بالقيادة الناجحة في إدارة المشاريع في شركات التشطيب.
- مهارات ممتازة في التواصل والتعامل مع الآخرين والقيادة، والقدرة على العمل في بيئة متعددة الثقافات.
- مؤهل أكاديمي (يفضل درجة جامعية) في تخصص تقني.
- خبرة في إدارة الفرق.
- القدرة على إدارة مشروع واحد أو عدة مشاريع بفعالية من مرحلة الترسية إلى التسليم.
- معرفة جيدة بالسوق السعودي (شبكة عملاء، مقاولين، موردين) - يُفضل.

Duties And Responsibilities
Pre contract
- Work towards creation and execution of business development strategy in line with the business goals of the company
- Research and build relationships with new clients
- Attend industry functions, such as association events and conferences, and provide feedback and information on market and creative trends
- Supervising the end to end process of tendering function
- Identify stakeholders and plan communications
- Develop project management plan and schedule
- Ensure activities are clearly defined to all stake holders
- Plan procurement in line with project schedule
- Identify risks and plan risk management and responses
- Specifying project objectives and plans including delineation of scope, budgeting, scheduling, setting performance requirements, and selecting of project sub-contractors
- Will interface with Project team to share best practice and ensure effective resource (labour, materials and equipment) utilization
- Implementing various operations through proper coordination and control of planning, design, estimating, contracting and construction in the entire process
- Maintaining accurate records as construction progress throughout the projects
- Responsible for overview of the construction sites, and management of vendors and trades
- Analyze and share regular updates on the site operations with the relevant stakeholders
- Maintain good communication between the Clients at all times
- Direct and manage project execution ensuring all works are properly monitored co-ordinated and controlled
- Acquire, develop and manage the project team
- Conduct and administer procurement in line with project schedule
- Distribute project information to relevant stakeholders
- Perform quality assurance and control throughout the life of the project
- Manage all local municipality and government approvals required for the operation and handover of the project in line with the project schedule
- Verify and control any changes in scope and costs
- Control project invoicing and final accounting
- Monitor and control risks
We are looking for a versatile SPM in KSA who has the following experience, skills and personal attributes:
- At least 15 years of relevant work experience in an interior fit-out contracting company
- Very strong technical, execution and commercial abilities with sound knowledge of the different trades involved in the fit-out contracting business
- A proven track record as a successful leader at project management in fit-out contracting businesses
- Excellent communication, interpersonal and leadership skills and the ability to work successfully in a multi-cultural environment
- Academic qualification (preferably University Degree) in a technical discipline
- Experience in managing a team
- The ability to effectively manage single or multiple projects from award of project and through the different stages of implementation to handover
- Very strong technical and commercial abilities
- Very good knowledge of the KSA market preferred(i.e. the network of clients, sub-contractors and suppliers)
- Successful track record of working on these types of projects. e.g. Hospitality, Hotels, High End Residential, Palaces, F&B, Retail, Entertainment, Health, Education etc
- A very good knowledge of latest developments in the fit-out market. The candidate should be well-versed with the current trends and news influencing market and be able to suggest ideas to boost the Company industry presence and build our brand
- Excellent English communication and interpersonal skills and the ability to work successfully in a multinational market environment
