Role Description

We are seeking an experienced and proactive Projects Manager to lead the successful delivery of residential real estate development projects. The Projects Manager will be responsible for overseeing all aspects of project planning, execution, and completion, ensuring projects are delivered on time, within scope, and on budget. This role requires strong leadership, technical expertise, and the ability to manage multiple stakeholders in a fast-paced environment.

Key Responsibilities:

Project Planning & Initiation

• Define project scope, goals, deliverables, and success criteria in collaboration with senior management and stakeholders.
• Develop comprehensive project plans, including timelines, milestones, resource allocation, and budget estimates.
• Conduct feasibility studies, site assessments, and risk analyses for potential projects.
• Prepare and submit project proposals, business cases, and investment justifications.

Design & Pre-Construction

• Coordinate with architects, engineers, and consultants to develop design concepts and construction documents.
• Review and approve architectural and engineering plans to ensure alignment with project objectives and regulatory requirements.
• Oversee the permitting process, ensuring all necessary approvals and licenses are obtained in a timely manner.
• Manage the tendering and selection process for contractors, suppliers, and service providers.

Project Execution & Construction Management

• Lead and supervise on-site construction activities, ensuring adherence to project plans, specifications, and quality standards.
• Oversee and supervise site engineers, including setting clear goals, providing guidance, and conducting regular performance evaluations.
• Monitor construction progress, conduct regular site inspections, and resolve technical or operational issues as they arise.
• Manage relationships with contractors, subcontractors, and vendors to ensure timely delivery of materials and services.
• Track project budgets, approve invoices, and implement cost control measures to prevent overruns.
• Ensure compliance with health, safety, and environmental regulations at all project sites.

Stakeholder Management & Communication

• Serve as the primary point of contact for internal and external stakeholders, including investors, clients, consultants, and government authorities.
• Organize and lead regular project meetings to review progress, address challenges, and align on next steps.
• Prepare and present detailed project status reports, including progress updates, financial summaries, and risk assessments, to senior management and stakeholders.
• Address and resolve stakeholder concerns, disputes, or changes in project scope.

Project Closeout & Handover

• Oversee final inspections, quality assurance, and commissioning of completed units.
• Ensure all project documentation, warranties, and compliance certificates are completed and handed over to relevant parties.
• Coordinate the handover of completed properties to clients, property management, or sales teams.
• Conduct post-project evaluations to identify lessons learned and opportunities for process improvement.

Qualifications:

• Bachelor’s degree in Civil Engineering, Construction Management, Architecture, Real Estate, or a related field (Master’s degree preferred).
• Minimum of 8 years’ experience in project management within the residential real estate or construction industry.
• Demonstrated experience managing large-scale residential development projects from concept to completion.
• Strong knowledge of construction methods, building codes, and local regulatory requirements.
• Proficiency in project management software (e.g., MS Project, Primavera, Procore, or similar).
• PMP or equivalent project management certification is a plus.
• Excellent leadership, communication, and negotiation skills.
• Strong analytical, organizational, and problem-solving abilities.
• Ability to manage multiple projects and priorities simultaneously.
