نبذة عن الوظيفة
تتولى الوظيفة مسؤولية جميع جوانب الإنشاء في الموقع للمشروع المخصص وتخصصه المرتبط (الميكانيكي والكهربائي حسب الحاجة)، وتشمل مراجعة قابلية التنفيذ (Constructability) وتخطيط الجدول الزمني وإدارة الموارد وإدارة فريق الإنشاء في الموقع وتنسيق مهام البناء لضمان جودة التركيب من البداية حتى النهاية. مدير الإنشاء هو المسؤول الأساسي عن أنشطة الإنشاء في الموقع ونقطة الاتصال الرئيسية لجميع أطراف فريق إنشاء المشروع، إضافة إلى الإدارة اليومية للمقاولين من الباطن. الشركة شركة هندسية رائدة تمتد خبرتها لأكثر من 130 عاماً في تنفيذ المشاريع بجودة عالية ومحورية للعميل، وتشمل أقسامها الأساسية الهندسة الميكانيكية والكهربائية وأنظمة الرش والحماية من الحريق، إضافة إلى خدمات مثل تحويل النفايات إلى طاقة، والمصاعد المتخصصة، والتصنيع خارج الموقع، وخدمات الدعم الفني والصيانة وإدارة الأصول، ونمذجة معلومات البناء (BIM)، والمسح الجيولوجي.
المهام والمسؤوليات
- يرفع تقاريره مباشرةً إلى مدير المشروع أثناء التنفيذ، وإلى مدير ما قبل الإنشاء (Pre-Construction Manager) أثناء مرحلة الطرح.
- المساعدة، حسب التكليف، في دعم مدير ما قبل الإنشاء ومدير MEP وفريق التقدير لضمان إعداد عروض طرح متينة.
- مراجعة وثائق الطرح ووثائق تسليم ما قبل الإنشاء، وتحديد مخاطر المشروع ودراسات قابلية التنفيذ حسب التكليف.
- المراجعة مع الفريق الهندسي لضمان توافق كميات الحصر (Take-offs) مع متطلبات المشروع.
- إعداد توقعات العمالة للمشروع المكلف به بالتنسيق مع مدير ما قبل الإنشاء، بما في ذلك مدخلات الإنتاج ومراجعة وإدارة توقعات العمالة والميزانيات لضمان واقعيتها وعدم تجاوزها.
- تقديم مدخلات الإنشاء التخصصية للجدول الزمني للمشروع بالتعاون مع مدير المشروع ومهندس ضبط المشاريع ومدير MEP والمقاولين المتخصصين.
- إعداد وثائق نطاق أعمال المقاولين من الباطن أو المساهمة فيها بالتنسيق مع مدير MEP، لضمان شمول النطاق كاملاً وتقليل مخاطر الفجوات في الاتفاقيات.
- التواصل اليومي مع العملاء أو الاستشاريين في الفريق الإنشائي التابع لهم.
- إدارة جميع أنشطة الإنشاء وفق توزيع النطاق، والتنسيق مع جميع الأطراف لتحقيق المعالم الرئيسية للمشروع.
- التنسيق بين جميع جبهات العمل الإنشائية ومديري الإنشاء في التخصصات الأخرى لضمان الاستخدام الأمثل للعمالة والمعدات، خاصة في مناطق الخدمات الميكانيكية المشتركة وبنية الدعم (السقالات، الدعامات، الوصول للخدمات وغيرها).
- معالجة جميع قضايا التصميم والتنفيذ الإنشائي بالتنسيق مع مدير MEP ومهندسي التخصصات الهندسية في الموقع.
- متابعة تقدم العمل في الموقع وتزويد ضبط المشاريع ومدير المشروع بالتحديثات، وتحديد أي مخاطر تؤثر على الجدول الزمني، وضمان وضع خطط الطوارئ اللازمة للحفاظ على المعالم الزمنية.
- تنسيق أي تعديلات أو إضافات على حصر المواد مع الفرق الهندسية والمشتريات والتجارية في الموقع.
- الإدارة الميدانية لمقاولي الإنشاء من الباطن لضمان تسليم جميع الحزم وفق معايير JEG ومعايير المشروع، بما في ذلك تحديثات التقدم لضبط المشاريع والإبلاغ عن أي مشكلات أداء أو مخاطر على معالم الجدول الزمني.
- ترؤس اجتماعات التنسيق الأسبوعية مع المقاولين من الباطن، وإعداد محاضر الاجتماعات للتوثيق.
- تقديم مدخلات لإجراء تقييم مقاولي الباطن في JEG بعد تسليم المشروع، بالتنسيق مع مدير المشروع ومدير المشتريات.
- التنسيق مع مدير MEP وموردي المعدات والأنظمة المتخصصة من الأطراف الثالثة، بما في ذلك المعدات المقدمة من المالك (OFE)، لضمان توفر الوصلات والتوصيلات المناسبة بين الأنظمة والمعدات.
- التواصل اليومي مع مدير MEP حسب الحاجة لضمان مطابقة التركيب للتصميم.
- التأكد من أن فرق الإنشاء في الموقع تستخدم أحدث مراجعات وثائق IFC، بالتنسيق مع مدير MEP ومدير BIM وفريق ضمان الجودة/مراقبة الجودة (QA/QC).
- التنسيق مع متطلبات أعمال البناء (Builders' Work) مع أطراف الإنشاء في الموقع وفريق BIM.
- ضمان الالتزام بجميع متطلبات الصحة والسلامة والبيئة (EHS) وضمان الفرق التابعة والمقاولين من الباطن بالالتزام بها.
- إدارة وتنسيق وإعداد المخططات الحمراء (Red-line Drawings) بالتعاون مع فرق الإنشاء الفرعية وفرق QA/QC طوال المشروع، لاستكمال مخططات المنفذ (As-built) وتحديثات BIM أثناء تقدم العمل، وتقديمها إلى Code A.
- تنسيق فريق الإنشاء مع فريق QA/QC لضمان اعتماد عمليات التفتيش على التركيبات في الموقع من قبل ممثل العميل إلى Code A.
- إدارة وتنسيق وإعداد طلبات المواد (MR's) وطلبات عروض الأسعار (RFQs) للاعتماد وإرسالها إلى إدارة المشتريات لإصدارها للموردين فيما يخص مواد البناء.
- ترؤس الاجتماعات الأسبوعية مع قادة الأقسام في مشاريع JEG حسب الحاجة، وإعداد محاضر الاجتماعات للتوثيق.
- التنسيق وتقديم مدخلات تفصيلية لمهندس ضبط المشاريع لإعداد التقرير الأسبوعي للتقدم، بحد أدنى: تحديثات تقدم الموقع، وتحديد المخاطر على الأعمال المخطط لها في جداول التوقعات قصيرة الأجل، وأي مشكلات في المواد أو العمالة أو الأطراف الثالثة قد تؤثر على معالم الجدول الزمني.
- التنسيق مع الفريق التجاري لتقديم المعلومات الفنية والمستندات الداعمة بشأن أوامر التغيير (Variations).
- تصعيد أي مشكلات إنشائية قد تؤثر على الجدول الزمني للمشروع أو خطط التنفيذ إلى المدير المباشر.
- تقديم مدخلات لعملية إدارة التغيير في المشروع عبر مهندس ضبط المشاريع ومدير المشروع.
- تسليم الأنظمة المكتملة إلى فريق الاختبار والتشغيل (Testing/Commissioning) وفق متطلباته، بما في ذلك جميع الأوراق والمستندات، والتأكد من اكتمال الأنظمة وفق معايير المشروع المطلوبة.
- التأكد من مراعاة متطلبات الصحة والسلامة والبيئة (HSE) في تنفيذ جميع أنشطة الإنشاء.
- القدرة على التعامل مع نموذج Navis BIM للمساعدة في أداء المهام (يُوفر التدريب حسب الحاجة).
- تقديم مدخلات منتظمة لسجل التحسين المستمر (الدروس المستفادة).

Your Responsibilities will include:
- Direct line of report Project Manager during execution / Pre-Construction Manager during tender
- As assigned assist Pre-Construction Manager, MEP Manager and Estimating Team to ensure robust tendering.
- As assigned critique tender documentation / Pre-Construction project handover documentation, identify project risks and constructability studies as assigned.
- Review with engineering team to ensure all take-offs are in line with project requirements.
- As assigned by the Pre-Construction Manager the Construction Manager will prepare the labour forecasts for an assigned project, at a minimum the Construction Manager will provide production input, review and management of Labour forecasts including budgets to ensure the budget is practical and not exceeded for the works once agreed.
- Provide discipline, construction input to the project schedule in conjunction with Project Manager, Project Controls Engineer, MEP Manager and Specialist contractors in line with overall project delivery schedule.
- Preparation / Input to sub-contractor Scope of Works documentation in coordination with MEP Manager to ensure all scope is captured including detailed attendances to mitigate risk of scope gaps in agreements.
- Provide day-to-day links with clients or client consultants construction discipline team.
- Manage all construction activities as per scope allocation and coordinate with all stakeholders to achieve the project milestones.
- Ensure all construction work fronts are coordinated with other project discipline Construction Managers to ensure the most efficient use of site labour and equipment, especially areas of shared MEP services and commonality of support infrastructure, (scaffolding, bracketry, access to services, etc.).
- Ensure all construction design / execution issues are addressed in coordination with MEP Manager and site Engineering Discipline Engineers.
- Tracking site progress and providing updates to Project controls and Project Manager, identifying any risks to the schedule and ensuring all contingencies are put in place to maintain the schedule milestones.
- Ensure any material take-off top-ups are coordinated with engineering, procurement and site commercial teams.
- Site management of construction subcontractors to ensure all packages are delivered to JEG and project standards. This includes all progress updates to project controls including any performance issues or risks to the project schedule milestones.
- Chair weekly subcontractor coordination meetings and arrange minutes of meetings for records.
- Construction Managers will provide input to the JEG Subcontractor assessment procedure post project handover in coordination with Project Manager and Procurement Manager.
- Coordination with MEP Manager and third-party subject discipline plant suppliers and specialist systems suppliers including Owner Furnished Equipment to ensure suitable interfaces are installed / available, e.g., correct supplies to equipment and third-party interface, etc.
- Provide day-to-day links between MEP Manager as required to ensure the installation meets the design.
- Ensure construction site teams are using the latest revisions of IFC documentation for works, in coordination with MEP Manager, BIM Manager and QA/QC.
- Liaise and coordinate the builders’ work requirements with site Construction stakeholders / BIM Team.
- Ensure adherence to all EHS and QA/QC requirements and be responsible for ensuring subordinate team and sub-contractors adheres to these requirements.
- Management, coordination and generation of red-line drawings in coordination with subordinate site construction teams and QA/QC teams throughout the project to allow as built drawing and BIM updates to be completed as work progresses and are submitted to Code A
- Coordination of construction team with QA/QC Team to ensure Client Representative site installation inspections are approved to Code A
- Management / coordination / preparation of MR’s / RFQs for approval and issue to the Procurement department to issue to vendors as pertaining to construction materials.
- Chair weekly meetings as required with JEG project department leads and arrange Minutes of meetings for records as applicable.
- Coordinate and provide detailed input to the Project Controls Engineer for weekly Progress Report development, providing as a minimum: site progress updates, identification of risks to the planned work lookahead schedules, any material, labour or third-party issues as applicable that could impact the project schedule milestones.
- Liaise with the commercial team in providing technical information and back-up on variations.
- Escalate to Line Manager any construction issues arising that may affect project schedule or project execution plans.
- Provide input to Project Change Management process via Project Controls Engineer and Project Manager
- Handover & Delivery of systems to Testing / Commissioning team as per Testing / Commissioning requirements including all paperwork, etc. Ensure systems are completed to the required project standards.
- Ensuring that the HSE requirements are observed in the execution of all construction activities.
- Construction Managers would be expected as a minimum to be able to navigate the BIM Navis model to assist with their duties (training to be provided as applicable).
- Provide regular input to the continuous improvement log (lessons learned), implementing changes where deficiencies are identified and corrective actions proposed.
- Ensure awareness and compliance of the QSP’s which are located and maintained in the JEG Group Quality Library.

- Mechanical background
- Minimum 10 years work experience on construction projects.
- Qualifications commensurate with position:
- Role applicable degree from a reputed university / Trade Qualifications NVQ, etc.
- Experience in Data Centre Projects an advantage.
- Experience in owning and managing assigned commercial budgets.
- Competent in the use of PC applications (Microsoft Office suit or equivalent).
