شركة القدية للاستثمار تبحث عن مدير تجاري ذو خبرة عالية للعمل في قسم المشاريع السكنية (رمز الوظيفة: RES-066) بالرياض. سيكون هذا الدور محورياً في قيادة الاستراتيجية التجارية وإدارة العقود وعمليات المشتريات لمشاريع التطوير السكني.

المهام والمسؤوليات

  • تطوير وتنفيذ استراتيجيات تجارية شاملة لمشاريع التطوير السكني
  • إدارة مفاوضات العقود والمشتريات والمخاطر التجارية طوال دورة حياة المشروع
  • التنسيق مع أصحاب المصلحة الداخليين والموردين والمقاولين لضمان التوافق والتسليم الناجح
  • مراقبة الأمور المالية للمشروع بما في ذلك الميزانيات والتوقعات وفرص الهندسة القيمية
  • ضمان الامتثال للسياسات القانونية والتنظيمية وأوامر الشركة المتعلقة بالأنشطة التجارية
  • قيادة وتحفيز وتطوير الفريق التجاري لتعزيز الأداء والنمو المهني
  • تقديم تقارير دورية للإدارة العليا حول الأداء التجاري ومعالم المشروع الرئيسية
  • تحديد فرص تحسين التكاليف وزيادة الكفاءة التشغيلية في المشاريع السكنية

الشروط والمتطلبات

  • درجة البكالوريوس في المساحة الكميّة أو إدارة الإنشاءات أو إدارة الأعمال أو مجال ذي صلة؛ يفضل المؤهلات العليا
  • خبرة لا تقل عن 15 عاماً في الإدارة التجارية ضمن مشاريع البناء السكني
  • خبرة قوية في إدارة العقود والمشتريات وإدارة المخاطر
  • مهارات قيادية مثبتة مع القدرة على إدارة وتطوير فرق متعددة التخصصات
  • مهارات ممتازة في التفاوض والتواصل وإدارة أصحاب المصلحة
  • الإلمام بسوق العقارات السكنية المحلية والبيئة التنظيمية ميزة إضافية
  • الشهادات المهنية مثل MRICS أو ما يعادلها مرغوب فيها للغاية

Qiddiya Investment Company is seeking a highly skilled and experienced Commercial Director for our Residential division, identified as RES-066. This role is instrumental in driving the commercial strategy, managing contracts, and overseeing procurement processes for our residential development projects.

The Commercial Director will collaborate across departments to ensure that residential projects are delivered efficiently, within budget, and aligned with Qiddiya's high standards for quality and innovation. You will lead and mentor the commercial team, fostering a culture of excellence and continuous improvement.

Key Responsibilities

  • Develop and execute comprehensive commercial strategies for residential development projects
  • Manage contract negotiations, procurement, and commercial risk throughout the project lifecycle
  • Liaise with internal stakeholders, suppliers, and contractors to ensure alignment and successful delivery
  • Monitor project financials, including budgets, forecasts, and value engineering opportunities
  • Ensure compliance with legal, regulatory, and company policies related to commercial activities
  • Lead, motivate, and develop the commercial team to enhance performance and professional growth
  • Report regularly to senior management on commercial performance and key project milestones
  • Identify opportunities to optimize costs and improve operational efficiencies in residential developments

Requirements

  • Bachelor's degree in Quantity Surveying, Construction Management, Business Administration, or a related field; advanced degrees preferred
  • Minimum of 15 years' experience in commercial management within residential construction projects
  • Strong expertise in contract administration, procurement, and risk management
  • Proven leadership skills with the ability to manage and develop multidisciplinary teams
  • Excellent negotiation, communication, and stakeholder management abilities
  • Familiarity with local residential real estate market and regulatory environment is advantageous
  • Professional certifications such as MRICS or equivalent are highly desirable
