Job Description

Khidmah is seeking a qualified BMS Operator / HVAC to monitor, operate, and maintain the Building Management System (BMS) and Heating, Ventilation, and Air Conditioning (HVAC) systems to ensure the safe, efficient, and reliable operation of building services. The successful candidate will be responsible for monitoring system performance, responding to alarms, troubleshooting faults, coordinating maintenance activities, and ensuring optimal building performance and occupant comfort.

Responsibilities

• Monitor and operate the Building Management System (BMS) to ensure all building systems function efficiently and reliably.
• Monitor, operate, and optimize HVAC systems, including chillers, AHUs, FCUs, ventilation systems, pumps, and associated equipment.
• Respond promptly to BMS alarms, system alerts, and equipment failures by performing initial troubleshooting and escalating issues when necessary.
• Perform routine inspections of BMS and HVAC equipment to verify proper operation and identify potential faults.
• Monitor building performance and energy consumption, recommending improvements to enhance energy efficiency.
• Coordinate with maintenance teams and subcontractors to ensure timely completion of preventive and corrective maintenance activities.
• Diagnose and troubleshoot BMS and HVAC system issues and assist technicians in identifying root causes.
• Maintain accurate operational logs, maintenance records, and daily reports.
• Support testing, commissioning, calibration, and functional checks of BMS and HVAC systems.
• Ensure compliance with company policies, safety regulations, and Facilities Management operational standards.
• Report system abnormalities and recommend corrective and preventive actions.
• Ensure continuous operation of critical building systems while minimizing downtime and service interruptions.

Qualifications

• Diploma in Electronics or a related technical discipline.
• Minimum 2 years of hands-on experience in Building Management Systems (BMS) and HVAC (Heating, Ventilation, and Air Conditioning) operations and maintenance.

Required Skills

• Experience operating and monitoring Building Management Systems (BMS).
• Good understanding of HVAC equipment, building automation, and control systems.
• Strong troubleshooting and problem-solving skills.
• Good communication and teamwork abilities.
