تعلن Cornerstone Global Partners (CGP Group) عن توفر وظيفة Head of Operations في الرياض، للعمل ضمن منصة سكنية راقية تهدف إلى الارتقاء بتجربة المعيشة في الشقق السكنية من خلال التصميم المدروس وخدمات الضيافة وروح المجتمع. يتطلب الدور تواجداً ميدانياً فعلياً وحل المشكلات بشكل مباشر، وليس مجرد إستراتيجية خلف المكتب.
المهام والمسؤوليات
- إدارة وتوجيه مدراء العموم (General Managers) في العقارات السكنية، وتخفيف العبء الإشرافي اليومي عن الإدارة العليا.
- العمل بشكل متكامل مع فرق المرافق والإيرادات وغيرها من الأقسام الداخلية لضمان سير العمليات بسلاسة.
- تصميم وتنفيذ وتحسين إجراءات التشغيل القياسية (SOPs) - بدءاً من العمليات عالية المستوى وصولاً إلى الحلول الميدانية (توحيد المشتريات، معالجة مشكلات الموردين، حل المشكلات على مستوى المبنى).
- قيادة طرح المبادرات التشغيلية الجديدة وسير العمل عبر المحفظة العقارية.
- التواجد الميداني بشكل منتظم في العقارات، والتواصل بكفاءة مع عمال النظافة والمقاولين والموردين وكذلك مع مدراء العموم.
- دعم الجاهزية التشغيلية للعقارات الجديدة مع استمرار التوسع.
الشروط والمتطلبات
- خبرة قوية كمدير عام (أو ما يعادله) يشرف على عدة عقارات سكنية أو مجمعات سكنية - شخص قام بإدارة العمليات اليومية والمرافق وتجربة المقيمين عبر أكثر من موقع.
- خبرة مباشرة في إدارة المرافق/الأصول - عمليات الصيانة، إدارة الموردين والمقاولين، المشتريات، أنظمة المباني، ومعايير الخدمة الموجهة للمقيمين.
- يفضل بشدة خبرة سابقة في الشركات الناشئة في مجال التكنولوجيا العقارية (PropTech) - فهم كيفية إطلاق المباني الجديدة والقدرة على استخدام التكنولوجيا والتفكير الإبداعي.
- خبرة في العقارات السكنية أو متعددة الاستخدامات (ميزة إضافية مهمة).
- خبرة عميقة في العمليات الموجهة للعملاء - فهم قوي لتجربة المقيمين/العملاء.
- يُفضل وجود خلفية قوية في دول مجلس التعاون الخليجي.
- خبرة في توسعة النشاط التجاري أو الفريق أو المحفظة العقارية - يُفضل من مبنى واحد إلى 10+ وحدات.
- القدرة على بناء العمليات من الصفر في بيئة محدودة الموارد أو في مرحلة مبكرة.
- إثبات القدرة على تنفيذ المهام البسيطة والمعقدة مع الاهتمام بالتفاصيل.

This is not a strategy-from-behind-a-desk role. You'll be out at our properties regularly, solving real problems as they come up - from resident experience issues to procurement and facilities challenges - and building the playbooks that let our GMs run great buildings consistently.

What You'll Do
- Manage and coach General Managers across our residential properties, absorbing the layer of day-to-day oversight currently sitting with senior leadership
- Work cross-functionally with Facilities, Revenue, and other internal stakeholders to keep operations running smoothly
- Design, implement, and continuously improve SOPs - from high-level operating processes down to on-the-ground fixes (procurement standardization, vendor issues, building-level problems)
- Drive the rollout of new operational initiatives and workflows across the portfolio
- Be a visible, credible presence on-site - someone who can speak comfortably with cleaners, contractors, and vendors as easily as with General Managers
- Support the operational readiness of new properties as we continue to expand
- Strong preference: experience as a General Manager (or equivalent property/operations lead) overseeing multiple residential properties or compounds - someone who has directly run day-to-day operations, facilities, and resident experience across more than one site
- Solid grounding in property/facility/asset management fundamentals - maintenance operations, vendor and contractor management, procurement, building systems, and resident-facing service standards
- Tech/PropTech scale-up experience remains a strong plus (understands how to launch new buildings, is tech-enabled, thinks creatively) - but is no longer a strict prerequisite
- Real estate exposure is now a meaningful plus rather than optional - prior residential or mixed-use property portfolio experience directly supports the facility/asset management needs of the role
- Consumer-facing operations experience remains a core requirement - deep understanding of resident/customer experience
- Ideally with strong GCC background
- Ops-heavy, customer-facing operational role(s), ideally within residential property, build-to-rent, co-living, or compound-style operations
- Direct experience managing facilities/asset management functions - not just people-management of GMs, but hands-on familiarity with the physical property side (maintenance, vendors, building systems)
- Experience scaling a business, team, or property portfolio - ideally taking something from 1 building/unit to 10+
- Building processes from scratch in a resource-constrained or early-stage environment
- Proven ability to execute on both simple and complex tasks with attention to detail
