Commercial Manager - Residential Development | Riyadh, KSA

Our client is a fast-growing Riyadh-based real estate developer focused on high-quality residential and mixed-use communities. They have a pipeline of 600+ residential units, with site activity starting early next year. They are now building their core delivery team.

The role

• Lead the commercial function client-side across a major residential programme.
• Own cost planning, budgets, procurement strategy, tendering and contractor rate analysis.
• Manage contracts, variations, valuations and final accounts.
• Build and lead a commercial team as the business scales.
• Work closely with the project, design and development teams from feasibility through to handover.
  
  

About You

• 10+ years in construction commercial or QS roles.
• Contractor and developer experience strongly preferred.
• Residential mid- or high-rise experience on multi-unit schemes.
• Strong understanding of contractor pricing and rates.
• Experience leading a team.
• Hands-on, adaptable and comfortable in a growing business.
• Excellent communicator.
• KSA experience and Arabic are a plus.
