شركة أكور، إحدى أكبر مجموعات الفنادق العالمية التي تضم أكثر من 45 علامة تجارية و5,500 فندق، تبحث عن فني تكييف (A/C Technician) للعمل في الشرقية الكورنيش، السعودية. ستنضم إلى فريق الصيانة لضمان تشغيل أنظمة التدفئة والتهوية وتكييف الهواء (HVAC) والتبريد بكفاءة عالية في جميع أنحاء الفندق، بما في ذلك غرف النزلاء والمناطق العامة والمطاعم ومرافق المؤتمرات، مع الالتزام بأعلى معايير راحة الضيوف والسلامة وكفاءة الطاقة.
المهام والمسؤوليات
- إجراء الصيانة الوقائية لأنظمة التدفئة والتهوية وتكييف الهواء (HVAC) والتبريد والمياه المبردة وفقًا لجدول الصيانة الدوري للفندق.
- فحص وتنظيف وتزييت وضبط المعدات الميكانيكية لضمان الأداء الأمثل.
- استبدال المرشحات والأحزمة والمحامل والمحركات والثرموستات والصمامات ومكونات التكييف الأخرى حسب الحاجة.
- الحفاظ على سجلات الصيانة الوقائية وتاريخ المعدات بدقة.
- تشخيص وإصلاح الأعطال في أنظمة التكييف والتبريد والتهوية ووحدات لفائف المروحة (FCUs) ووحدات مناولة الهواء (AHUs) والوحدات المجمعة والأنظمة المنفصلة والمضخات وأجهزة التحكم المرتبطة.
- الاستجابة السريعة لطلبات الصيانة في غرف النزلاء والمناطق التشغيلية.
- استكشاف الأعطال الكهربائية والميكانيكية باستخدام أجهزة الاختبار المناسبة.
- تقليل وقت تعطل المعدات من خلال الإصلاحات الفورية وحل المشكلات بكفاءة.
- ضمان كفاءة وصمت أنظمة التكييف في غرف النزلاء.
- الحفاظ على مستويات درجة حرارة ورطوبة مريحة في جميع أنحاء الفندق.
- الاستجابة الفورية لشكاوى النزلاء المتعلقة بالتكييف أو التهوية.
- تنسيق أنشطة الصيانة لتقليل الإزعاج للضيوف وعمليات الفندق.
- مراقبة أداء المبردات وأبراج التبريد والمضخات والمبادلات الحرارية وأنظمة التهوية الميكانيكية.
- تسجيل معايير تشغيل المعدات والإبلاغ عن أي حالات غير طبيعية.
- المساعدة في إيقاف التشغيل وبدء التشغيل والصيانة الموسمية.
- دعم الإصلاحات الطارئة للبنية التحتية الحيوية للتبريد والتكييف.
- المساعدة في تنفيذ مبادرات ترشيد استهلاك الطاقة.
- مراقبة أداء أنظمة التكييف لتحسين الكفاءة التشغيلية وتقليل استهلاك الطاقة.
- التوصية بترقيات المعدات وتحسينات الصيانة التي تعزز موثوقية النظام واستدامته.
- دعم أهداف الفندق البيئية والاستدامة.
- اتباع جميع إجراءات الصحة والسلامة المهنية أثناء أنشطة الصيانة.
- ضمان الامتثال لقوانين البناء المحلية واللوائح البيئية ومتطلبات التعامل مع المبردات.
- استخدام معدات الحماية الشخصية المناسبة (PPE) في جميع الأوقات.
- الإبلاغ الفوري عن الظروف غير الآمنة وعيوب المعدات.
- التعامل السليم مع المبردات واستعادتها وتخزينها والتخلص منها وفقًا للوائح المعمول بها.
- إكمال أوامر العمل بدقة وفي الوقت المناسب عبر نظام إدارة الصيانة بالفندق.
- الحفاظ على سجلات الصيانة وسجلات الفحص ووثائق المعدات.
- الإبلاغ عن المشكلات المتكررة في المعدات والتوصية بالإجراءات التصحيحية.
- المساعدة في الحفاظ على مخزون قطع الغيار.
- التنسيق مع زملاء الهندسة والإدارات الأخرى أثناء أنشطة الصيانة.
- دعم عمليات الولائم والمؤتمرات والفعاليات الخاصة من خلال ضمان عمل أنظمة التكييف بشكل صحيح.
- المساعدة في المهام الهندسية العامة عند الحاجة.
- المشاركة في إجراءات الاستجابة للطوارئ والتغطية الفنية المناوبة.
الشروط والمتطلبات
- دبلوم أو شهادة فنية في التكييف والتبريد أو الهندسة الميكانيكية أو مجال ذي صلة.
- شهادة/رخصة صالحة في التكييف والتبريد (HVAC أو Refrigeration) حسب ما تقتضيه اللوائح المحلية.
- خبرة لا تقل عن 3 سنوات في صيانة أنظمة التكييف والتبريد، ويفضل أن تكون في فندق فاخر أو منتجع أو مستشفى أو منشأة تجارية كبيرة.
- خبرة في العمل مع أنظمة إدارة المباني (BMS) تعتبر ميزة إضافية.

Job Description

Key Responsibilities
Preventive Maintenance
- Perform preventive maintenance on HVAC, refrigeration, ventilation, and chilled water systems according to the hotel's maintenance schedule.
- Inspect, clean, lubricate, and adjust mechanical equipment to ensure optimal performance.
- Replace filters, belts, bearings, motors, thermostats, valves, and other HVAC components as required.
- Maintain accurate preventive maintenance records and equipment history.
- Diagnose and repair faults in air conditioning, refrigeration, ventilation, fan coil units (FCUs), air handling units (AHUs), package units, split systems, pumps, and associated controls.
- Respond promptly to guest room and operational maintenance requests.
- Troubleshoot electrical and mechanical faults using appropriate testing equipment.
- Minimize equipment downtime through timely repairs and effective problem-solving.
- Ensure guest room air conditioning systems operate efficiently and quietly.
- Maintain comfortable temperature and humidity levels throughout the hotel.
- Respond immediately to guest complaints related to air conditioning or ventilation.
- Coordinate maintenance activities to minimize disruption to guests and hotel operations.
- Monitor the performance of chillers, cooling towers, pumps, heat exchangers, and mechanical ventilation systems.
- Record equipment operating parameters and report abnormalities.
- Assist with plant shutdowns, startups, and seasonal maintenance activities.
- Support emergency repairs to critical HVAC infrastructure.
- Assist in implementing energy conservation initiatives.
- Monitor HVAC performance to improve operational efficiency and reduce energy consumption.
- Recommend equipment upgrades and maintenance improvements that enhance system reliability and sustainability.
- Support the hotel's environmental and sustainability objectives.
- Follow all occupational health and safety procedures during maintenance activities.
- Ensure compliance with local building codes, environmental regulations, and refrigerant handling requirements.
- Use appropriate personal protective equipment (PPE) at all times.
- Report unsafe conditions and equipment defects immediately.
- Maintain proper handling, recovery, storage, and disposal of refrigerants in accordance with applicable regulations.
- Complete work orders accurately and promptly through the hotel's maintenance management system.
- Maintain maintenance logs, inspection records, and equipment documentation.
- Report recurring equipment issues and recommend corrective actions.
- Assist in maintaining spare parts inventory.
- Coordinate with Engineering colleagues and other hotel departments during maintenance activities.
- Support banquet, conference, and special event operations by ensuring HVAC systems are functioning properly.
- Assist with general engineering duties when required.
- Participate in emergency response procedures and technical standby coverage.
Qualifications
- Diploma or technical certification in HVAC, Air Conditioning, Refrigeration, Mechanical Engineering, or a related trade.
- Valid HVAC or refrigeration certification/license, where required by local regulations.
- Minimum 3 years of HVAC maintenance experience, preferably in a luxury hotel, resort, hospital, or large commercial facility.
- Experience working with Building Management Systems (BMS) is an advantage.
