تسعى شركة القدية للاستثمار إلى تعيين مدير تطوير سكني ذي خبرة لقيادة تطوير مشاريع سكنية ضخمة تركز على المباني السكنية متعددة الطوابق ضمن وحدة الأعمال السكنية. سيكون المسؤول عن إدارة مشاريع التجديد الحضري المعقدة والتطويرات متعددة الاستخدامات عبر دورة حياة التطوير الكاملة، بدءاً من دراسة الجدوى وتعريف المنتج ومروراً بالتصميم والمشتريات والبناء حتى الإنجاز. سيجمع المرشح الناجح بين خبرة قوية من جانب المطور، وحس تجاري ممتاز، والقدرة على قيادة فرق متعددة التخصصات مع الحفاظ على التركيز الواضح على الجودة والبرنامج والقيمة.
المهام والمسؤوليات
- قيادة مشاريع سكنية ومتعددة الاستخدامات واسعة النطاق، مع التركيز القوي على المباني السكنية متعددة الطوابق والتجديد الحضري.
- إدارة المشاريع من دراسة الجدوى وتخطيط الأعمال وتعريف المنتج ومروراً بالتصميم والمشتريات والبناء وحتى التسليم.
- تحديد استراتيجية التطوير، مزيج المنتجات، التموضع، المواصفات، والمراحل.
- قيادة الفرق الداخلية والاستشاريين والمقاولين وأصحاب المصلحة الرئيسيين.
- الحفاظ على السيطرة على ميزانيات التطوير والبرامج والمخاطر والنتائج التجارية.
- إعداد دراسات الجدوى، توصيات التطوير، وعروض stage-gate.
- تحدي قرارات التصميم والتسليم لتحسين الجودة والكفاءة وقابلية البناء والقيمة.
- التنسيق الوثيق مع فرق التصميم والتسليم والتجارية والمالية والمبيعات والجهات المختصة.
- تقديم تقارير وتوصيات واضحة للإدارة العليا.
- تدريب وتطوير أعضاء الفريق مع خلق بيئة عالية الأداء وتعاونية.
الشروط والمتطلبات
- خبرة كبيرة في مجال التطوير السكني لدى مطور أو مطور رئيسي.
- سجل قوي في مشاريع التجديد الحضري أو التطويرات متعددة الاستخدامات واسعة النطاق التي تشمل مباني سكنية متعددة الطوابق.
- خبرة في قيادة مشاريع سكنية متعددة من مراحل التطوير المبكرة حتى البناء والإنجاز.
- يفضل بشدة خبرة في المشاريع السكنية الفاخرة أو الراقية أو المتميزة.
- فهم تجاري قوي، يشمل الجدوى والميزانيات والعوائد التطويرية.
- خبرة مثبتة في إدارة الفرق ومجموعات الاستشاريين متعددة التخصصات.
- حكم ممتاز، قدرة تحليلية، واهتمام بالتفاصيل.
- مهارات تواصل قوية وإدارة أصحاب المصلحة رفيعي المستوى.
- درجة علمية ذات صلة في العقارات أو الهندسة المعمارية أو الهندسة أو البناء أو المالية أو تخصص ذي صلة.
- الخبرة في دول مجلس التعاون الخليجي أو السعودية تعتبر ميزة إضافية.

Role Description
Qiddiya Investment Company is seeking an experienced Director - Residential Development to lead the development of large-scale apartment-led projects within the Residential Business Unit.
The role will be responsible for managing complex urban regeneration and mixed-use developments through the full development lifecycle, from feasibility and product definition through design, procurement, construction and completion.
The successful candidate will bring strong developer-side experience, excellent commercial judgement and the ability to lead multidisciplinary teams while maintaining a clear focus on quality, programme and value.

Key Responsibilities
- Lead large-scale residential and mixed-use developments, with a strong focus on apartments and urban regeneration.
- Manage projects from feasibility, business planning and product definition through design, procurement, construction and handover.
- Define development strategy, product mix, positioning, specifications and phasing.
- Lead internal teams, consultants, contractors and key stakeholders.
- Maintain control of development budgets, programmes, risks and commercial outcomes.
- Prepare business cases, development recommendations and stage-gate submissions.
- Challenge design and delivery decisions to improve quality, efficiency, buildability and value.
- Coordinate closely with design, delivery, commercial, finance, sales and authority teams.
- Provide clear reporting and recommendations to senior leadership.
- Coach and develop team members while creating a high-performing and collaborative environment
Requirements
- Significant developer or master-developer experience in residential development.
- Strong track record on large-scale urban regeneration or mixed-use developments involving apartments.
- Experience taking multiple residential projects from early development through construction and completion.
- High-end, luxury or premium residential experience is strongly preferred.
- Strong commercial understanding, including feasibility, budgets and development returns.
- Proven experience managing teams and multidisciplinary consultant groups.
- Excellent judgement, analytical ability and attention to detail.
- Strong communication and senior stakeholder-management skills.
- Relevant degree in real estate, architecture, engineering, construction, finance or a related discipline.
- GCC or Saudi Arabia experience is advantageous
