Key Responsibilities

• Install and configure BMS controllers, field devices, sensors, actuators, and communication components.
• Perform commissioning and functional testing of BMS systems.
• Conduct preventive maintenance and routine inspections of BMS equipment.
• Troubleshoot and repair issues in:
• HVAC control loops
• VAV/AHU/RTU monitoring & control
• Chillers/boilers (as applicable)
• Trend/alarm monitoring
• Field wiring, I/O points, and communication networks
• Monitor system performance and assist with energy optimization and efficiency improvements.
• Update and manage BMS graphics, alarms, schedules, and setpoints.
• Prepare reports and documentation for service activities, test results, and maintenance logs.
• Coordinate with electricians, HVAC technicians, contractors, and facility management teams.
• Follow safety procedures and site compliance requirements at all times.
• Support software/server tasks as required (user accounts, backups, logs, historians/trending-if applicable).

Required Qualifications

• Diploma/ITI/Certificate or equivalent in Electrical/Mechanical/Instrumentation/Controls/Automation (or related field).
• 1+ years experience in BMS / controls / automation (entry level may be considered based on skills).
• Basic knowledge of HVAC systems and control fundamentals (feedback, setpoints, control modes).
• Understanding of common communication protocols (e.g., BACnet, Modbus, Modbus TCP, LonWorks-depending on employer standards).
• Ability to read wiring diagrams, schematics, and system layouts.
• Strong troubleshooting and problem-solving skills.

Preferred Skills

• Experience with specific BMS platforms/brands (e.g., Siemens, Honeywell, Johnson Controls, Schneider, Distech, Trend, Alerton, etc.).
• Working knowledge of building networking (VLANs, IP addressing, cabling basics).
• Experience with trend/alarm configuration, scheduling, and dashboards.
• Familiarity with commissioning checklists and documentation standards.

Tools & Equipment

• Multimeter, handheld diagnostic tools, laptop/tablet for configuration
• Basic installation and testing tools (as applicable)

Work Conditions

• On-site work in commercial/residential/industrial buildings
• May involve ladder work, confined equipment spaces, and working around HVAC mechanical rooms
• Standby/on-call may be required (depends on company)

Education & Experience

• Education: Diploma/ITI/Certificate (Electrical/Controls/Automation)
• Experience: 1-5 years (adjust based on your need)
