شركة AtkinsRéalis تعلن عن وظيفة FM Operator (مدير تشغيل المرافق) في مكة جدة، المملكة العربية السعودية.

نبذة عن الوظيفة

يكون FM Operator مسؤولاً عن العمليات اليومية والصيانة والأمن لمبنى أو منشأة، مع ضمان عمل جميع أنظمة المبنى (HVAC، السباكة، الكهرباء) بشكل مثالي، والالتزام بمعايير الصحة والسلامة، والاستجابة السريعة لطلبات الشاغلين.

المهام والمسؤوليات

  • تقديم الاستجابة الأولى والتفاعل مع ممثل المدرسة يومياً.
  • تسجيل مستوى درجة حرارة التبريد ومستوى درجة حرارة الماء الساخن يومياً.
  • تشغيل ومراقبة نظام BMS يومياً، وإبلاغ عن أي قراءات أو مشكلات غير طبيعية.
  • المراقبة اليومية لأنظمة إنذار الحريق، أنظمة مكافحة الحريق، أنظمة HVAC، الأنظمة الكهربائية، أنظمة السباكة، أنظمة التيار المنخفض، المباني والهياكل، معدات الملاعب الرياضية وجميع معدات الأنظمة المرتبطة.
  • إجراء فحوصات المنشأة والإبلاغ عن الحالات التي تؤثر على العمليات.
  • الاستجابة الفورية للطوارئ.
  • التنسيق مع ممثل المبنى لرفع البلاغ عبر نظام CAFM وضمان حل المشكلة في الوقت المحدد.
  • تسجيل استهلاك الكهرباء والماء بشكل يومي وساعي حسب متطلبات الإدارة.
  • المراقبة اليومية لمستوى خزان المياه المنزلية وخزان مياه الصرف الصحي.
  • في حالة انخفاض مستوى خزان المياه المنزلية، إبلاغ المدير المباشر والتنسيق مع مزود خدمة إمداد المياه لترتيب إعادة التعبئة.
  • في حالة ارتفاع مستوى خزان مياه الصرف الصحي، إبلاغ المدير المباشر والتنسيق مع مزود خدمة التخلص من مياه الصرف الصحي لترتيب تفريغ الخزان.
  • الاستجابة لإنذارات وأعطال أنظمة ومعدات المنشأة.
  • تنفيذ أعمال صيانة تفاعلية خفيفة وصيانة تنبؤية على الأنظمة الميكانيكية والكهربائية وغيرها من الأنظمة المثبتة.
  • إجراء فحص الموقع ومسح الحالة وتفقد النظافة يومياً.
  • التنسيق مع فريق السلامة لتنفيذ تدريبات الإخلاء شهرياً وتقديم التقرير إلى المدير المباشر.
  • في حالة وجود فعاليات في MPH والمباني الرئيسية، ترتيب أنظمة الصوت ونظام الساعة الرئيسي وجدولة التكييف.
  • متابعة فريق الصيانة التفاعلية لإغلاق الأنشطة في الوقت المحدد.

الشروط والمتطلبات

  • دبلوم أو درجة في إدارة المرافق أو الهندسة أو إدارة الأعمال أو مجال ذي صلة.
  • إجادة اللغة الإنجليزية (يفضل العربية أيضاً).

المهارات المطلوبة

  • معرفة عملية بأساليب الصيانة العامة وأنظمة أتمتة المباني وبرامج إدارة المرافق.
  • مهارات قوية في تعدد المهام وحل المشكلات والقدرة على التصرف بسرعة أثناء طوارئ المنشأة.

Overview

An FM (Facilities Management) Operator is responsible for the day-to-day operations, maintenance, and security of a building or facility. They ensure that all building systems (HVAC, plumbing, electrical) function optimally, health and safety standards are strictly met, and occupant requests are addressed quickly.

Your role

  • Providing first response, interacting with the school representative on daily basis.
  • Record building's Cooling Temperature level and Hot water Temperature level on a daily basis.
  • To operate and monitor the BMS system on a daily basis. Report any abnormal readings or issues.
  • Daily Monitoring, Fire Alarm systems, Firefighting systems, HVAC systems, Electrical systems, Plumbing systems, Low current systems, Building & Fabric, Sports field equipment's'and include all associated system equipment's.
  • Perform facility inspections and report on condition affecting operations.
  • Promptly respond to emergencies.
  • Coordinate with building representative raise complaint through CAFM system and ensure the problem solved by on time.
  • Record electrical and water consumption on a daily hourly basis or as per Management requirement.
  • Daily monitoring of the level of the domestic water tank and septic water tank.
  • Domestic water tank low level need to report line manager and coordinate with water supply service provider to arrangement of refilling water.
  • Septic water tank high level need to report line manager and coordinate with Septic water tank disposal service provider to arrangement of emptying septic water tank.
  • Respond to facility and equipment alarms and system failures.
  • Perform light reactive maintenance and predictive maintenance on facility mechanical, electrical, and other installed systems.
  • Site inspection & condition survey, cleaning inspection done on daily basis.
  • Coordinate with safety team to fire drill each month and provide the report to line manager.
  • MPH and main buildings any events need to arrangement of sound systems, master clock system, air conditioning schedule.
  • Follow up with reactive team to close the activities on time.

About You

  • Education: A diploma or degree in Facilities Management, Engineering, Business Administration, or a related field.
  • Technical Skills: Working knowledge of general maintenance methods, building automation systems, and facility management software.
  • Soft Skills: Strong multitasking, problem-solving abilities, and the capacity to react quickly during facility emergencies.
  • Language Proficiency: English (also Arabic preferred).
