شركة كي بي آر تعلن عن وظيفة مساح كميات أول (Senior Quantity Surveyor) للمشاركة في برنامج بنية تحتية رئيسي لتطوير متعدد الاستخدامات في الرياض، حيث ستقدم الشركة خدمات مكتب إدارة المشاريع (PMO) والإشراف على الأداء والتكامل عبر جميع المشاريع.

المشروع هو برنامج بنية تحتية رئيسي لتطوير متعدد الاستخدامات يهدف إلى أن يكون معلماً عالمياً معترفاً به برؤيته الفريدة وموقعه كوجهة أصيلة في الرياض. سيكون المجتمع مركزاً متميزاً ومكتفياً ذاتياً في الرياض يقدم العديد من الأصول البارزة. ستقدم كي بي آر خدمات PMO والحوكمة على مستوى المؤسسة والضمان والتكامل والإشراف على الأداء عبر جميع المشاريع والبرامج. يقدم مساح الكميات الأول تقاريره إلى مدير الإدارة التجارية الأول، وهو مسؤول عن التنسيق مع شركات إدارة المشاريع (PMCs) لإدارة التقارير التجارية التنفيذية والرقابة والتوصية بالاستراتيجية التجارية الأنسب، وإدارة العقود قبل وبعد التعاقد، وتوفير تقارير دقيقة عن الحالة تمكن من اتخاذ القرارات في الوقت المناسب لمنع تأخير الجدول الزمني وتجاوز التكاليف، وإعداد تقارير الإغلاق لكل مشروع.
المهام والمسؤوليات

- توفير بيانات تحليلية لتقارير المخاطر التنفيذية.
- المساعدة في تطوير تقرير تكلفة المشروع (PCR) والتقرير التجاري التنفيذي والتدفقات النقدية داخل نظام Unifier ودمجها مع المنصات الأخرى لضمان اتساق البيانات.
- مراجعة إرشادات المشتريات الحالية لجدول الكميات (BoQ) ووثائق المناقصات لتطوير معايير لشركات إدارة المشاريع.
- المساعدة في إعداد تقارير التكلفة الموحدة بما يتوافق مع متطلبات التقارير المتفق عليها.
- المساعدة في تجميع الميزانيات السنوية على مستوى البرنامج وإعداد تقارير التدفق النقدي الشهرية لتقديمها إلى العميل للمراجعة والموافقة.
- المساعدة في إعداد وتطوير تقارير قياس التكلفة لمؤشر أسعار المناقصات، ومعايير الرسوم المهنية، ومعيار تكلفة الإنشاء للأصول فوق الأرض والبنية التحتية، ومعايير الكفاءة بما في ذلك GFA/BUA، والأرضيات/الأسقف، وتحليل أسعار السوق الرئيسية في المملكة (شهرياً)، ورؤية سوق المملكة (ربع سنوي).

الشروط والمتطلبات
- درجة البكالوريوس في الهندسة أو مسح الكميات.
- خبرة لا تقل عن 15 عاماً بعد التخرج.
- شهادة MRICS أو CIOB أو ما يعادلها تعتبر ميزة.
- معرفة متينة بالجوانب التجارية للمشاريع المدنية والبنية التحتية الكبرى بما في ذلك التطويرات الحضرية والمباني الشاهقة والطرق والجسور والمرافق.
- مستخدم متمرس لبرامج MS Office وبرامج تقدير التكاليف.
- خبرة في آليات التعاقد الدولية بما في ذلك FIDIC و NEC.
- إتقان اللغة الإنجليزية كتابةً ومحادثة.

The project is a major infrastructure programme for a mixed-use development aiming to be a global landmark recognized for its unique vision and position as an authentic destination in Riyadh. The community will be a distinct, self-sustaining hub for Riyadh offering several iconic assets. KBR will provide PMO services, enterprise - level governance, assurance, integration and performance oversight across all projects and programs.
THE ROLE
Reporting to the Senior Commercial Manager - Lead, the Senior Quantity Surveyor is responsible for coordinating with PMCs for management of executive commercial reporting, control, recommending the most appropriate commercial strategy, pre and post contract management, provision of accurate status reports that allow timely decisions to be made to prevent schedule slippage and cost overruns, and production of close out reports for each project.
MAIN RESPONSIBILITIES
· Assist with the development and implementation of standard cost and commercial reporting formats for use by the PMCs.
· Work with PCMs to monitor construction progress by measuring and evaluating installed quantities against planned quantities.
· Coordinates with PMCs to compile and validate analytical commercial data.
· Provide analytical date for executive risk reporting.
· Assist with develop of Project Cost Report (PCR), Commercial Executive Report and Cashflows within Unifier and integrate with other platforms for consistency of data.
· Review of existing procurement guidelines for BoQ and tender documents for development of standards for the PMCs.
· Assist with the preparation of consolidated cost reports consistent with the agreed reporting requirements.
· Assist to collate annual programme wide budgets and prepare monthly cashflow reports for submission to the client for review and approval.
· Assist with preparation and development of cost benchmark reports for Tender Price Index, Professional Fees Benchmark, Construction Cost Benchmark for above ground Assets and Infrastructure, efficiency benchmarks including GFA/ BUA, Floor/ Ceilings, KSA Key Input Market Price Analysis (monthly), and KSA Market Insight (quarterly).
· Prepare cost benchmarking templates, elemental cost plan format and required information to the PMCs.
· Participate in the development and implementation of programme change control
procedure(s).
· Assist with the preparation of project Cash Flow Reports,
· Prepare project cost reports, including trend analysis and change reporting.
· Review cost risks and opportunities.
· Reporting seamlessly between Cost Break Down Structure and Work Brown Structure linking Cost and Schedule including Earned Value.
· Prepare updates for changes on the Programme baseline budget supporting the Business Plan exercise.
· Support the weekly, monthly, and quarterly project progress meetings.
EXPERIENCE, SKILLS AND KNOWLEDGE
· Bachelor’s degree in engineering or quantity surveying
· Minimum 15 years post-graduation experience
· Certified as MRICS, CIOB, or equivalent is an advantage
· Sound knowledge of commercial aspects of major civil & infrastructure projects including urban developments, high-rise buildings, roads, bridges, and utilities
· Experienced user of MS Office and cost estimating software
· Experience in international contracting mechanisms including FIDIC and NEC
· Fluency in English language both written and spoken
