تعلن شركة Arada عن توفر وظيفة Design Manager في الرياض، حيث سيتولى إدارة التصميم المعماري للمشاريع ضمن محفظة الشركة في المملكة، بدءاً من تطوير المفهوم وحتى مراحل البناء، ليكون المسؤول عن الحفاظ على جودة التصميم والتنسيق مع الفرق الداخلية والخارجية.
المهام والمسؤوليات
- قيادة إدارة التصميم المعماري من مرحلة المفهوم، التصميم التفصيلي، المناقصات، وثائق التصميم النهائي (IFC)، وحتى مراحل البناء.
- إدارة وتوجيه الاستشاريين المحليين والدوليين، وضمان الجودة والامتثال والتسليم في الوقت المحدد.
- تنسيق الأعمال المعمارية مع تخصصات الهيكل الإنشائي، الميكانيكا والكهرباء والسباكة (MEP)، البنية التحتية، تنسيق المواقع، والتصميم الداخلي.
- ضمان الامتثال لكود البناء السعودي، لوائح الجهات المحلية، متطلبات الاستدامة، إمكانية الوصول، ومتطلبات السلامة من الحرائق والحياة.
- دفع التميز التصميمي من خلال المراجعات الفنية، الهندسة القيمية، ضمان الجودة، وتحسين التصميم.
- التعاون مع فرق التطوير، التجاري، البناء، المشتريات، وإدارة المشاريع لتحقيق التوازن بين أهداف التصميم والتكلفة والبرنامج الزمني.
- دعم عمليات شراء الاستشاريين والمقاولين، تقييم طلبات العروض (RFP)، ومراجعة المناقصات.
- تقديم القيادة الفنية أثناء البناء، ومراجعة طلبات المعلومات (RFIs)، المخططات التنفيذية، تقديم المواد، وتحديات التصميم المتعلقة بالموقع.
- إنشاء وتحسين عمليات إدارة التصميم، أطر الحوكمة، معايير إعداد التقارير، وأفضل الممارسات.
المهارات المطلوبة
- تنسيق التصميم: دمج الهندسة المعمارية مع الهندسة الإنشائية والبنية التحتية وتنسيق المواقع والتصميم الداخلي.
- التواصل: مهارات تواصل كتابية ولفظية واضحة مع الفرق الداخلية والاستشاريين والجهات الرسمية.
- إدارة أصحاب المصلحة: إدارة التوقعات عبر فرق التطوير والتجاري والمشاريع والمشتريات والأطراف الخارجية.
- حل المشكلات: حل المشكلات الفنية والتنسيقية بشكل عملي وسريع.
- اتخاذ القرارات: قرارات تصميمية وفنية سليمة وفي الوقت المناسب توازن بين الجودة والتكلفة والبرنامج.
- إدارة الوقت: إدارة حزم تصميم متعددة ومواعيد نهائية في وقت واحد.
- الوعي التجاري: فهم آثار التكلفة والقيمة والعائد لقرارات التصميم.
- التفاوض: التفاوض على النطاق والرسوم والمواقف الفنية مع الاستشاريين والمقاولين.
- العمل الجماعي: العمل بفعالية ضمن فرق متعددة التخصصات يقودها المطور.
- كتابة التقارير والعروض التقديمية: إعداد تقارير تصميمية واضحة ولوحات بيانات وعروض تقديمية للإدارة العليا.
الشروط والمتطلبات
- خبرة لا تقل عن 12 عاماً في إدارة التصميم المعماري، ويفضل أن تكون ضمن بيئة مطور رئيسي أو مطور مشاريع كبرى أو استشاري دولي.
- خبرة مثبتة في تسليم مشاريع كبيرة متعددة الاستخدامات (سكنية، ضيافة، تجارية، تجزئة، أسلوب حياة، ومخططات رئيسية).
- خبرة قوية في إدارة الاستشاريين المعماريين عبر جميع مراحل المشروع من المفهوم إلى التسليم الإنشائي.
- خبرة سابقة في العمل في الشرق الأوسط، مع تفضيل قوي للخبرة في المملكة العربية السعودية.
- فهم قوي للوائح التطوير السعودية، موافقات الجهات الرسمية، عمليات التصاريح، ومتطلبات التصميم المحلية بما في ذلك كود البناء السعودي.
- خبرة في العمل مع استشاريي تصميم دوليين وفرق مشاريع متعددة التخصصات.
- فهم قوي لعمليات BIM وسير عمل التنسيق وتسليم التصميم الرقمي.
- إتقان استخدام برامج التصميم بما في ذلك Revit و AutoCAD و Adobe Creative Suite والأدوات المعمارية ذات الصلة.
- وعي تجاري مع القدرة على إدارة قرارات التصميم مقابل أهداف التكلفة والبرنامج والتسليم.
- مهارات قيادية وتفاوضية قوية وقدرة على إدارة أصحاب المصلحة.

- Manage and guide local and international consultants, ensuring quality, compliance, and timely delivery.
- Coordinate architecture with structural, MEP, infrastructure, landscape, and interior design disciplines.
- Ensure compliance with Saudi Building Codes, local authority regulations, sustainability, accessibility, and Fire & Life Safety requirements.
- Drive design excellence through technical reviews, value engineering, quality assurance, and design optimization.
- Collaborate with Development, Commercial, Construction, Procurement, and Project Management teams to balance design, cost, and programme objectives.
- Support consultant and contractor procurement, RFP evaluations, and tender reviews.
- Provide technical leadership during construction, reviewing RFIs, shop drawings, material submissions, and site-related design challenges.
- Establish and improve design management processes, governance frameworks, reporting standards, and best practices.
- Design coordination: integrating architecture with engineering, infrastructure, landscape and interiors.
- Communication: clear written and verbal communication with internal teams, consultants and authorities.
- Stakeholder management: managing expectations across Development, Commercial, Projects, Procurement and external parties.
- Problem solving: resolving technical and coordination issues pragmatically and quickly.
- Decision making: sound, timely design and technical decisions balancing quality, cost and programme.
- Time management: managing multiple design packages and deadlines concurrently.
- Commercial awareness: understanding cost, value and return implications of design decisions.
- Negotiation: negotiating scope, fees and technical positions with consultants and contractors.
- Team collaboration: working effectively within multidisciplinary, developer-led teams.
- Report writing and presentation: preparing clear design reports, dashboards and presentations for leadership.

- Working Hours: 40 hours per week.
- 12+ years of experience in architectural design management, preferably within a leading developer, master developer, or international consultancy environment.
- Proven experience delivering large-scale mixed-use, residential, hospitality, retail, commercial, lifestyle and master-planned developments.
- Strong experience managing architectural consultants through all project stages from concept to construction delivery.
- Previous experience working in the Middle East, with Saudi Arabia experience strongly preferred.
- Strong understanding of Saudi development regulations, authority approvals, permitting processes, and local design requirements, including the Saudi Building Code.
- Experience working with international design consultants and multidisciplinary project teams.
- Strong understanding of BIM processes, coordination workflows, and digital design delivery.
- Proficiency in design software including Revit, AutoCAD, Adobe Creative Suite, and related architectural tools.
- Commercially aware with the ability to manage design decisions against cost, programme, and delivery objectives.
- Strong leadership, negotiation, and stakeholder management capabilities.
- Excellent written and verbal communication skills in English; Arabic language skills would be advantageous.
- Highly organised, detail-oriented, proactive, and comfortable operating within a fast-paced developer-led environment.
