تعلن شركة Otis Elevator Co. عن توفر وظيفة منسق BIM (BIM Coordinator) في منطقة الرياض، للعمل على دعم فرق تسليم المشاريع في تطوير وتنفيذ BIM.
نبذة عن الوظيفة
يتولى منسق BIM مسؤولية دعم فرق تسليم المشاريع في التطوير اليومي وإنشاء وتنفيذ BIM.
المهام والمسؤوليات
- المسؤولية عن التنفيذ الفعال والامتثال لمعايير وعمليات وبروتوكولات BIM على المستويين التنظيمي والمشروع.
- تقديم تحديثات حول التقدم والأداء بشكل نصف شهري وشهري، مثل تحديثات العميل والقيادات.
- إصدار والرد على جميع المراسلات الرسمية المتعلقة بأنشطة BIM.
- تخطيط وإدارة وتوثيق ورش العمل والاجتماعات.
- تقييم وإدارة نشر الأجهزة والبرامج وتوفير تدريب عملي على برامج BIM للمشروع.

- تطوير وفرض معايير توثيق BIM وسير العمل.
- تطوير وثائق مواصفات BIM ودعم التكامل مع المناقصات والعقود.
- تطوير وإدارة ومراقبة وتنسيق والإبلاغ عن تطوير خطة تنفيذ BIM بعد العقد وخطة تسليم المعلومات الرئيسية وخطة تسليم المعلومات المهمة (TIDP و MIDP).
- إدارة ودعم والتحقق من تسليم تصميم المشروع مثل النمذجة والتفصيل والجدولة والاستخراج.
- إدارة وضمان تسليم نماذج معلومات المشروع (PIM) وفقاً لـ TIDP و MIDP وبروتوكول CDE المتفق عليه.
- تطوير العملية وإجراء وقياس وضمان أعلى جودة لجميع حزم BIM المقدمة وفقاً لمعايير ومتطلبات المشروع.

- إعداد تقارير التحقق لحزم BIM المقدمة في المراحل الرئيسية.
- التحقق من هندسة النموذج وبياناته وتصديرها إلى الجداول للأنشطة التصميمية والتجارية الداخلية.
- التنسيق ودعم أنشطة التخطيط والبناء من خلال مراجعة نماذج التسلسل الزمني رباعي الأبعاد (4D) المعدة داخلياً وتقارير التقدم.
- إجراء فحوصات الجودة والإبلاغ عن انحرافات التركيبات الإنشائية عن النماذج المنسقة المعتمدة.
- مراقبة وإجراء فحوصات الجودة والإبلاغ عن جودة نماذج الكما هو منشأ (as-built).
- مراقبة ودعم عملية جمع البيانات والتحقق من نماذج معلومات الأصول (AIM) مع متطلبات نظام إدارة الصيانة (MMS) مثل تبادل معلومات البناء والتشغيل (COBie) و/أو متطلبات العميل المحددة.
- مراقبة والتحقق من وسم نماذج معلومات الأصول بجميع مستندات المشروع ذات الصلة مثل ملفات الصحة والسلامة وأدلة التشغيل والصيانة المستخدمة أثناء مراحل البناء والتسليم.
الشروط والمتطلبات
- درجة البكالوريوس كحد أدنى في الهندسة المعمارية أو إدارة البناء.
- خبرة لا تقل عن 5 سنوات في التصميم.
- خبرة لا تقل عن 3 سنوات في تنفيذ BIM في مشاريع أو برامج كبرى.
- خبرة في العمل مع استشاري.
- خبرة في دول الشرق الأوسط/الخليج مفضلة ولكنها غير أساسية.
المهارات المطلوبة
- إتقان مجموعة من برامج BIM والتطبيقات الخاصة مثل Revit, Civil 3D, AECOSIM, Navisworks, VICO, Cost X, Synchro, BIM 360 Glue/Field أو تطبيقات مماثلة.
- امتلاك مهارات كتابية ممتازة باللغة الإنكليزية.
- امتلاك مهارات تواصل شفهي ممتازة مع القدرة على بناء علاقات فعالة مع فرق تسليم المشاريع والعملاء والمقاولين تحت ضغط الوقت.
- القدرة على كتابة الرسائل والتعليمات الفنية وتطوير التقارير التحليلية والعروض التقديمية.

BIM Coordinator Otis is looking for an amazingly talented BIM Coordinator to join our team! In this role the key responsibility for the BIM Coordinator is to support the project delivery teams with day-to-day development, establishment and implementation of BIM.
Minimum 3 years’ experience in BIM Implementation on major Projects or Program.
Experience working with a Consultant.

- Major Responsibilities:
- Provide progress and performance updates on fortnightly and monthly basis e.g., Client and Leads
- Issue and respond to all formal correspondences related to BIM activities.
- Plan, manage and document workshops and meetings
- Evaluate and manage the deployment (hardware and software) and provide hands-on BIM software training for project.
- Support the setup, development, configuration, establishment of the Common Data Environment (CDE) for project use.
- Manage and support object(s) creation and maintain libraries according to the relevant project(s) and stage(s) needs.
- Develop and enforce BIM documentation and workflow process standards.
- Develop BIM specification(s) documentation and support integration with Tender(s) and Contract(s).
- Develop, manage, monitor, coordinate and report on the development of Post contract BIM Execution Plan, Task and Master Information Delivery Plan (TIDP and MIDP).
- Manage, support and validate project design delivery e.g., modeling, detailing, scheduling and extraction.
- Manage and ensure Project Information Models (PIM’s) are delivered in accordance with the agreed TIDP, MIDP and CDE protocol.
- Develop the process, perform, measure and ensure the highest quality for all BIM package submissions in accordance with project standards and requirements.
- Review, monitor and report on the development of clash interference and fully coordinated models, follow up resolution and closure with Design leads for internal design development.

- Prepare own discipline model and/or content for internal reviews and coordination meetings.
- Collaborate and coordinate with the Project delivery team design-changes and model challenges
- Prepare validation reports for milestone BIM package submissions
- Validate and export model geometry and data to schedules for internal design and commercial activities.
- Coordinate and support planning and construction activities with internally developed and proposed 4D sequencing model(s) review and progress reporting.
- Perform quality checks and report deviations of construction installation with approved coordinated models .
- Monitor, perform quality checks and report on the quality of as-built models
- Monitor and support the data collection process and validate
- Asset Information Models (AIM’s) with Maintenance Management System (MMS) requirements e.g., Construction Operation Building Information Exchange (COBie) and/or Client Specific requirements.
- Monitor and validate the Asset Information Models tagging with all related project documents e.g., the H&S file(s) and O&M Manual(s) etc. use during construction and handover stages.
