Position Overview

We are seeking an experienced and results-driven Operations Manager to lead and oversee operations across our portfolio of residential compounds and properties in Riyadh.

The Operations Manager will be responsible for ensuring efficient property operations, leading operational teams, coordinating leasing and occupancy activities, supervising facility management and maintenance services, managing operational budgets, and maintaining high standards of resident satisfaction.

The successful candidate will work closely with senior management, property managers, leasing teams, maintenance departments, and external service providers to improve operational efficiency, maintain property standards, support new property launches, and enhance the overall performance of the company's residential portfolio.

The position requires regular visits to residential properties across Riyadh to monitor operations, support on-site teams, and ensure consistent service standards.

Key Responsibilities

Property Operations & Management: Oversee daily operations across multiple residential compounds, furnished residences, and apartment buildings, ensuring efficient administration, consistent service standards, and effective coordination between departments.

Leasing & Occupancy Coordination: Work closely with leasing and property management teams to monitor occupancy rates, vacant units, lease renewals, and property readiness. Support initiatives to improve occupancy performance and reduce vacancy periods.

Facility Management & Maintenance: Oversee and coordinate facility operations, preventive and corrective maintenance, security, and essential property services to ensure buildings, residential units, and shared facilities remain safe, functional, and well-maintained.

Team Leadership & Operational Coordination: Lead and supervise property managers and multidisciplinary operational teams, establish performance expectations, monitor productivity, and ensure effective communication and accountability across departments.

Resident Relations & Service Quality: Maintain high standards of resident services, oversee complaint resolution, support resident retention, and ensure efficient coordination of move-in, move-out, and unit handover procedures.

Financial & Budget Management: Oversee operational budgets, monitor property-related expenditures, optimize resource allocation, and coordinate with finance and procurement teams to ensure effective cost management.

New Projects & Property Onboarding: Oversee and coordinate the operational setup of new residential compounds and properties, including property readiness, staffing, service arrangements, and operational planning. Work closely with senior management and relevant departments to ensure smooth property launches and successful integration into the company's residential portfolio.

Operational Performance & Reporting: Monitor key performance indicators (KPIs) covering property operations, occupancy, maintenance, resident satisfaction, and operational costs. Prepare regular performance reports, identify areas for improvement, and provide recommendations to senior management.

Qualifications & Professional Experience

• Bachelor's degree in Business Administration, Real Estate Management, Operations Management, Hospitality Management, or a related field.
• Minimum 5 years of relevant professional experience in residential property management or real estate operations, including direct experience in residential property operations and demonstrated operational leadership and team management.
• Proven ability to oversee residential compounds, furnished residences, or multiple residential properties while leading multidisciplinary teams and coordinating operations across different locations.
• Strong knowledge of property operations, leasing and occupancy management, facility maintenance coordination, and resident services.
• Experience in operational planning, budget management, cost control, and performance improvement.
• Good understanding of residential leasing practices and the Riyadh real estate market.
• Experience coordinating contractors, service providers, and operational resources while maintaining high service standards.
• Knowledge of property management standards, operational procedures, and industry best practices.
• Excellent leadership, communication, negotiation, decision-making, and problem-solving skills.
• Experience using property management systems and preparing operational performance reports.
• Fluency in both English and Arabic is mandatory, with strong written and verbal communication skills in both languages.

Preferred Qualifications

• Candidates available to join immediately or within a short notice period will be preferred.
• Previous experience managing residential compounds, furnished residences, or multiple residential properties in Saudi Arabia.
• Experience overseeing property operations and coordinating leasing, facility maintenance, and resident services.
• Experience supporting the operational setup, launch, or onboarding of new residential properties.
• Proven ability to improve operational efficiency, occupancy performance, and resident satisfaction.
• Strong understanding of the Riyadh residential property market.
