تعلن شركة Talent Blueprint FZ LLC عن وظيفة مدير فني في مدينة الرياض، المملكة العربية السعودية، ضمن مشاريع التشطيبات والإنشاء لصالح Recchie، وتبدأ بمشروع HRH في الرياض.
نبذة عن الوظيفة
يقود مدير الفني التنسيق الفني والتصميمي عبر مشاريع Recchie للتشطيبات والإنشاء، بدءاً من مشروع HRH في الرياض. ويتمثل الدور في تحويل النوايا التصميمية إلى حزم منسقة وقابلة للتنفيذ، تُعتمد في وقتها وتُسلَّم وفق الجدول الزمني للمشروع. وهو دور قيادي من جهة المقاول، حيث يرأس الفريق الفني ويكون نقطة التواصل الفنية الرئيسية مع الاستشاريين والعملاء والجهات الرسمية، ويقود مبادرات الهندسة القيمية التي تحافظ على الجودة والتكلفة والجدول الزمني.
المهام والمسؤوليات
- القيادة الفنية: قيادة الفريق الفني متعدد التخصصات (معماري، ميكانيكا وكهرباء وسباكة، إنشائي، BIM) وتوجيهه وتوزيع المهام عليه.
- القيادة الفنية: وضع المعايير الفنية وإجراءات المراجعة وضوابط الجودة لجميع المخرجات.
- القيادة الفنية: أن يكون نقطة الاتصال الفنية الأولى للعملاء والاستشاريين والمقاولين الفرعيين والموردين.
- تنسيق التصميم: قيادة التنسيق متعدد التخصصات لإنتاج حزم متكاملة وقابلة للتنفيذ.
- تنسيق التصميم: تحديد تعارضات التصميم وحلها باستخدام نماذج Revit وNavisworks واجتماعات التنسيق.
- تنسيق التصميم: مراجعة وثائق التصميم من حيث قابلية التنفيذ والالتزام بالمتطلبات والتوافق مع الجدول الزمني.
- التوثيق والاعتمادات: إدارة دورة كاملة لطلبات المعلومات (RFI) والمخططات التنفيذية (Shop Drawings) واعتماد المواد وعيّنات الموردين.
- التوثيق والاعتمادات: متابعة حالة الاعتمادات ومدة إنجازها لضمان دعمها للجدول الإنشائي.
- التوثيق والاعتمادات: الحصول على الموافقات والتصاريح من الجهات الرسمية بالتنسيق مع الاستشاريين والجهات المحلية في المملكة.
- الهندسة القيمية والدعم التجاري: قيادة مبادرات الهندسة القيمية التي تحقق وفورات ملموسة في التكلفة والوقت دون المساس بالتصميم أو الجودة.
- الهندسة القيمية والدعم التجاري: دعم الفريق التجاري في أوامر التغيير (Variations) والتقييم الفني لعروض المقاولين الفرعيين والموردين وحزم المشتريات.
- دعم التنفيذ: العمل بين الموقع والمكتب لحل المشكلات الفنية بسرعة والحفاظ على سير الأعمال.
- دعم التنفيذ: مواءمة المخرجات الفنية مع جداول المشروع والإبلاغ المبكر عن المخاطر لإدارة المشروع والقيادة.
- دعم التسليم: دعم عملية التسليم، بما في ذلك المخططات كما هي منفذة (As-built) وتوثيق التشغيل والصيانة (O&M) وإغلاق المشروع.
الشروط والمتطلبات
- درجة البكالوريوس في الهندسة المعمارية أو الهندسة المدنية/المعمارية، مع الأهلية للتسجيل في الهيئة السعودية للمهندسين (SCE).
- خلفية قوية من جهة المقاول (مقاول رئيسي أو شركة تشطيبات متميزة) مع سجل تسليم موثوق.
- إتقان اللغتين الإنجليزية والعربية تحدثاً وكتابةً.
- الاستعداد للإقامة في الرياض والسفر إلى الإمارات عند الحاجة.
- الخبرة في البناء أو التشطيبات أو التصميم والتنفيذ (Design-and-Build) لمدة 15 عاماً على الأقل، منها 5 سنوات على الأقل في دور إدارة فنية عليا.
- خبرة تنفيذ عملية في المملكة العربية السعودية خلال السنوات الخمس الأخيرة، ويفضل في مشاريع متعددة الاستخدامات أو تجزئة أو ضيافة أو تجارية راقية بقيمة 20 مليون دولار أمريكي أو أكثر.
- مفضّل: المقيمون في المملكة الحاملون لإقامة قابلة للنقل (Transferable Iqama).
- مرغوب فيه: الخبرة في مشاريع المدن العملاقة (Giga-projects) في السعودية.
- مرغوب فيه: شهادة PMP و/أو معرفة عملية بعقود FIDIC.
- مرغوب فيه: خبرة في برنامج Primavera P6.
- مرغوب فيه: التسجيل النشط في الهيئة السعودية للمهندسين (SCE).
- مرغوب فيه: القدرة على الالتحاق بالعمل خلال شهر واحد.
المهارات المطلوبة
- معرفة عملية بـ Revit وNavisworks.
- خبرة مثبتة في الهندسة القيمية مع وفورات قابلة للقياس.
- خبرة في الحصول على اعتمادات الجهات الرسمية في المملكة.
- الحكم الفني: اتخاذ قرارات سليمة وقابلة للتنفيذ تحت ضغط الجدول الزمني.
- القيادة: بناء فريق فني عالي الأداء وتحفيزه.
- إدارة أصحاب المصلحة: التعامل بثقة مع العملاء والاستشاريين والجهات الرسمية والمقاولين الفرعيين.
- الوعي التجاري: فهم أثر الخيارات الفنية على التكلفة والجدول الزمني.

Hands-on delivery experience in Saudi Arabia within the past five years, ideally on mixed-use, retail, hospitality or high-end commercial projects valued at USD 20M or more.

Riyadh, Saudi Arabia (site and office based), with travel to the UAE as required.

Key Responsibilities
Technical leadership
- Lead, mentor and allocate work across the multidisciplinary technical team (architectural, MEP, structural and BIM).
- Set technical standards, review processes and quality controls for all deliverables.
- Act as the senior technical point of contact for clients, consultants, subcontractors and suppliers.
- Lead multidisciplinary coordination to produce integrated, buildable packages.
- Identify and resolve design clashes using Revit and Navisworks models and coordination meetings.
- Review design documents for constructability, compliance and alignment with the programme.
- Manage the full RFI, shop drawing, material submittal and approval cycle.
- Track submittal status and turnaround so approvals support the construction programme.
- Secure authority approvals and permits in coordination with consultants and local authorities in KSA.
- Drive value engineering initiatives that deliver measurable cost and time savings without compromising design intent or quality.
- Support the commercial team on variations, technical evaluations of subcontractor and supplier offers, and procurement packages.
- Work between site and office to resolve technical issues quickly and keep works moving.
- Align technical deliverables with project schedules and flag risks early to project management and leadership.
- Support handover, including as-built drawings, O&M documentation and close-out.
- Working knowledge of Revit and Navisworks.
- Proven value engineering experience with demonstrable savings.
- Experience obtaining authority approvals in KSA.
- Technical judgement: makes sound, buildable decisions under programme pressure.
- Leadership: builds and motivates a high-performing technical team.
- Stakeholder management: works confidently with clients, consultants, authorities and subcontractors.
- Commercial awareness: understands the cost and schedule impact of technical choices.
- Problem solving: resolves clashes and site issues quickly and practically.
- Communication: clear and persuasive in both English and Arabic.
- Bachelor's degree in Architecture or Civil/Architectural Engineering, with eligibility for Saudi Council of Engineers (SCE) registration.
- Strong contractor-side background (main contractor or premium fit-out firm) with a credible delivery track record.
- Fluent English and Arabic, written and spoken.
- Willing to be based in Riyadh and to travel to the UAE as required.
- KSA residents with a transferable Iqama are preferred.
- Exposure to Saudi giga-projects.
- PMP certification and/or working knowledge of FIDIC contracts.
- Experience with Primavera P6.
- Active SCE registration.
- Availability to join within one month.
