تعلن شركة AtkinsRéalis عن حاجتها لتعيين مساح كميات أول (Senior Quantity Surveyor) للعمل في الرياض، لدعم تنفيذ مشاريع رئيسية في المدينة المنورة تشمل المباني السكنية العالية والتجارية والضيافة والمختلطة والتطوير.
المهام والمسؤوليات
- قيادة جميع أنشطة مسح الكميات لمشاريع المباني العالية والإنشائية الموكلة.
- إعداد ومراجعة والتحقق من جداول الكميات (BOQs) وحسابات الكميات وجداول الأسعار والتقديرات.
- مراقبة تكاليف المشروع والالتزامات والنفقات مقابل الميزانيات المعتمدة.
- إجراء قياسات وتقييم دقيق لأعمال الإنشاء وفقاً لمتطلبات العقد.
- مراجعة واعتماد طلبات الدفع للمقاولين وتقييمات التقدم.
- إعداد تقارير التكلفة الشهرية وتحديثات الميزانية وتوقعات التكلفة والتدفقات النقدية.
- المساهمة في دراسات الهندسة القيمية ومبادرات تحسين التكلفة.
- إدارة عقود المشروع وضمان الامتثال للالتزامات والإجراءات التعاقدية.
- تفسير بنود العقد وتقديم المشورة التجارية لفرق المشروع.
- مراجعة إشعارات المقاولين والمراسلات التجارية والطلبات التعاقدية.
- الحفاظ على سجلات مناسبة للأحداث التعاقدية والتعليمات والتغييرات والمطالبات.
- دعم عمليات الشراء وتقييم العروض عند الحاجة.
- قيادة تقييم والتفاوض على التغييرات وأوامر التغيير والتسويات التجارية.
- إعداد ومراجعة تقييمات أثر التكلفة الناتجة عن تغييرات التصميم وتعديلات النطاق.
- تقييم مطالبات المقاولين وتقديم التوصيات وفقاً لأحكام العقد.
- دعم تقييمات تمديد الوقت (EOT) بالتنسيق مع فرق التخطيط ومراقبة المشروع.
- الحفاظ على سجلات شاملة للتغييرات والمطالبات.
- المساعدة في استراتيجيات تجنب النزاعات والحلول التجارية.
- إعداد تقارير تجارية مفصلة لمراجعة إدارة المشروع والعميل.
- مراقبة الأداء المالي للمشروع وتحديد تجاوزات التكلفة والمخاطر التجارية.
- إجراء تقييمات المخاطر التجارية والتوصية بإجراءات التخفيف.
- تتبع مؤشرات الأداء الرئيسية المتعلقة بالتكلفة وإدارة التغيير وأداء الميزانية والامتثال التعاقدي.
- دعم مراجعات المشروع والتدقيق التجاري.
- التنسيق مع العملاء والاستشاريين والمقاولين ومديري المشاريع وفرق الهندسة متعددة التخصصات.
- المشاركة في الاجتماعات التجارية ومراجعات التقدم وورش العمل.
- دعم قيادة المشروع في اتخاذ القرارات التجارية والتفاوض.
- تطوير والحفاظ على علاقات فعالة مع أصحاب المصلحة الرئيسيين في المشروع.
الشروط والمتطلبات
- درجة البكالوريوس في مسح الكميات أو الهندسة المدنية أو إدارة الإنشاءات أو تخصص ذي صلة.
- يفضل درجة الماجستير في مسح الكميات أو الإدارة التجارية أو قانون الإنشاءات أو إدارة المشاريع.
- خبرة مهنية تتراوح بين 15 إلى 20 عاماً في مسح الكميات والإدارة التجارية.
- 10 سنوات كحد أدنى من الخبرة في مشاريع المباني العالية والإنشائية الكبرى.
- خبرة مع جهات استشارية أو شركات إدارة المشاريع أو العملاء أو المقاولين الرائدين.
- خبرة مثبتة طوال دورة حياة المشروع بالكامل من مرحلة ما قبل العقد وحتى تسوية الحساب النهائي.
- يفضل بشدة الخبرة السابقة في المملكة العربية السعودية أو دول الخليج.
المهارات المطلوبة
- عضوية MRICS (زميل المعهد الملكي للمساحين القانونيين) مرغوبة بشدة.
- شهادات مهنية في مسح الكميات أو إدارة التكاليف أو الإدارة التجارية تعتبر ميزة إضافية.
- عضوية في مؤسسات مهنية معترف بها مفضلة.

Your role
- Lead all quantity surveying activities for assigned high-rise and building construction projects.
- Prepare, review, and validate Bills of Quantities (BOQs), quantity take-offs, schedules of rates, and cost estimates.
- Monitor project costs, commitments, and expenditure against approved budgets.
- Conduct detailed measurements and valuation of construction works in accordance with contract requirements.
- Review and certify contractor payment applications and progress valuations.
- Prepare monthly cost reports, budget updates, cost forecasts, and cash flow projections.
- Assist in value engineering exercises and cost optimization initiatives.
- Administer project contracts and ensure compliance with contractual obligations and procedures.
- Interpret contract provisions and provide commercial advice to project teams.
- Review contractor notices, commercial correspondence, and contractual submissions.
- Maintain proper records of contractual events, instructions, variations, and claims.
- Support procurement and tender evaluation processes where required.
- Lead the assessment and negotiation of variations, change orders, and commercial adjustments.
- Prepare and review cost impact assessments resulting from design changes and scope modifications.
- Evaluate contractor claims and provide recommendations in accordance with contract provisions.
- Support Extension of Time (EOT) assessments in coordination with planning and project controls teams.
- Maintain comprehensive variation and claims registers.
- Assist in dispute avoidance and commercial resolution strategies.
- Develop detailed commercial reports for project management and client review.
- Monitor project financial performance and identify potential cost overruns and commercial risks.
- Conduct commercial risk assessments and recommend mitigation measures.
- Track project KPIs related to cost, change management, budget performance, and contractual compliance.
- Support project audits and commercial reviews.
- Coordinate with clients, consultants, contractors, project managers, and multidisciplinary engineering teams.
- Participate in commercial meetings, progress reviews, and project workshops.
- Support project leadership in commercial decision-making and negotiations.
- Develop and maintain effective relationships with key project stakeholders.
- Bachelor's Degree in Quantity Surveying, Civil Engineering, Construction Management, or a related discipline.
- Master's Degree in Quantity Surveying, Commercial Management, Construction Law, or Project Management is preferred.
- MRICS (Member of the Royal Institution of Chartered Surveyors) is highly desirable.
- Professional certifications in Quantity Surveying, Cost Management, or Commercial Management are advantageous.
- Membership in recognized professional institutions is preferred.
- 15 to 20 years of professional Quantity Surveying and Commercial Management experience.
- Minimum 10 years of experience on major high-rise and building construction projects.
- Experience with consultant, PMC, client, or leading contractor organizations.
- Proven experience throughout the full project lifecycle from pre-contract to final account settlement.
- Previous experience in Saudi Arabia or GCC countries is highly preferred.
