شركة Mace، الرائدة في مجال الاستشارات والبناء، تبحث عن Senior Advisory Manager للعمل في الرياض، المملكة العربية السعودية. ستتولى العمل على أحد أكبر البرامج في المملكة، وهو مشروع تطوير متعدد الاستخدامات يشمل مرافق رياضية وترفيهية وفنية مع البنية التحتية المرتبطة به. تتولى Mace كأحد شركاء التوصيل قيادة فرق متكاملة عبر مراحل المشروع.
المهام والمسؤوليات
- ضمان الامتثال لسياسات الحوكمة والخطط والإجراءات وأطر الموافقة.
- إظهار سلوكيات قيادية قوية والتمسك بقيم المؤسسة في جميع الأوقات.
- قيادة تطوير وصيانة النماذج المالية المعقدة لتقييم جدوى المشروع عبر وحدات أعمال متعددة وفئات أصول، بما في ذلك العقارات والضيافة والترفيه والتجزئة والبنية التحتية.
- ضمان اتباع النماذج المالية لأفضل الممارسات، مع تضمين تحليل الحساسية وتخطيط السيناريوهات والافتراضات الديناميكية.
- البقاء على اطلاع على اتجاهات الصناعة ومنهجيات التقييم ومعايير القطاع لتعزيز قدرات النمذجة المالية.
- تحديد وتقييم المخاطر والفرص، وعرض الآثار المالية والتوصيات للإدارة العليا.
- الشراكة مع وحدات الأعمال لتطوير وتحسين والتحقق من الافتراضات المالية الداعمة للمبادرات الرئيسية.
- ضمان الاتساق وقابلية المقارنة والتوحيد القياسي للتحليلات المالية عبر فئات الأصول لإعداد التقارير على مستوى المحفظة.
- الحفاظ على حوكمة تيارات عمل الجدوى المالية، وضمان الامتثال للسياسات الداخلية والضوابط وعمليات الموافقة.
- تنفيذ التحكم في الإصدار ومسارات التدقيق والقوالب الموحدة لتحقيق الشفافية والدقة وقابلية التكرار.
- التعاون مع فرق الاستراتيجية والتطوير والمالية لمواءمة مخرجات الجدوى المالية مع الأهداف المؤسسية.
- توصيل النتائج المالية ونماذجها المعقدة بفعالية لأصحاب المصلحة الماليين وغير الماليين.
- دفع التحسين المستمر في تحليل الجدوى المالية من خلال الأتمتة وأدوات التحليل المتقدمة.
- توجيه وتطوير أعضاء الفريق المبتدئين، وتعزيز قدرات النمذجة المالية الداخلية.
الشروط والمتطلبات
- خبرة لا تقل عن 8-12 سنة في النمذجة المالية وتحليل الجدوى وتقييم الاستثمارات، ويفضل أن تكون في مشاريع التطوير واسعة النطاق والعقارات متعددة الاستخدامات أو البنية التحتية أو محافظ الأصول المتنوعة.
- خبرة سابقة في المملكة العربية السعودية أو الشرق الأوسط (مفضلة).
- خبرة مثبتة في بناء وصيانة نماذج مالية ديناميكية معقدة ومتعددة السيناريوهات باستخدام Microsoft Excel بمستوى متقدم (بما في ذلك VBA/macros إن أمكن).
- فهم قوي للتدفقات النقدية المخصومة (DCF)، ومعدل العائد الداخلي (IRR)، وصافي القيمة الحالية (NPV)، وتحليل الحساسية، ونمذجة السيناريوهات، ومنهجيات التقييم.
- الإلمام بمبادئ تمويل المشاريع وهيكلة رأس المال ونماذج التمويل.
- التعرض لبيئات متعددة فئات الأصول (مثل السكنية والضيافة والتجزئة والترفيه والرياضة والبنية التحتية).

You’ll Be Responsible For
- Ensure compliance with governance policies, plans, procedures, and approval frameworks.
- Demonstrate strong leadership behaviors and uphold organizational values at all times.
- Lead the development and maintenance of complex financial models to assess project feasibility across multiple business units and asset classes, including real estate, hospitality, leisure, retail, and infrastructure.
- Ensure financial models follow best-practice standards, incorporating sensitivity analysis, scenario planning, and dynamic assumptions.
- Stay informed on industry trends, valuation methodologies, and sector benchmarks to enhance financial modeling capabilities.
- Identify and evaluate risks and opportunities, presenting clear financial implications and recommendations to senior leadership.
- Partner with business units to develop, refine, and validate financial assumptions supporting key initiatives.
- Ensure consistency, comparability, and standardization of financial analyses across asset classes for portfolio-level reporting.
- Maintain governance of financial feasibility workstreams, ensuring adherence to internal policies, controls, and approval processes.
- Implement version control, audit trails, and standardized templates to improve transparency, accuracy, and replicability.
- Collaborate with Strategy, Development, and Finance teams to align financial feasibility outputs with organizational objectives.
- Communicate complex financial and modeling outcomes effectively to both financial and non-financial stakeholders.
- Drive continuous improvement in financial feasibility analysis through automation and advanced analytics tools.
- Mentor and develop junior team members, strengthening internal financial modeling capabilities.
- Minimum 8-12 years of experience in financial modeling, feasibility analysis, and investment appraisal, ideally within large-scale developments, mixed-use real estate, infrastructure, or diversified asset portfolios.
- Previous KSA/Middle East experience preferred.
- Proven expertise in building and maintaining complex, dynamic, multi-scenario financial models using Microsoft Excel to advanced standards (including VBA/macros, if applicable).
- Strong understanding of discounted cash flow (DCF), IRR, NPV, sensitivity analysis, scenario modeling, and valuation methodologies.
- Familiarity with project finance principles, capital structuring, and funding models.
- Exposure to multi-asset class environments (e.g., residential, hospitality, retail, entertainment, sports, infrastructure).
- Understanding of land use planning, phasing strategies, and large master-planned developments.
- Ability to work cross-functionally with Strategy, Development, Design, and Finance teams to align financial feasibility outputs with strategic goals.
- Demonstrated leadership skills to set clear goals, motivate teams and deliver results.
