يتولى شاغل هذه الوظيفة قيادة نمذجة التكاليف العقارية والتحليل المالي لدعم قرارات تخصيص تكاليف الأراضي وتخطيط التطوير الحضري. يتطلب الدور خبرة متقدمة في النمذجة المالية وإدارة المشاريع، والقدرة على التعاون مع فرق متعددة التخصصات، مع فهم عميق لكيفية تخطيط الأراضي وتقسيمها وخدمتها وتحقيق العائد منها. يجسر الدور بين التخصصات الفنية والتجارية لدعم عملية اتخاذ القرارات.
المهام والمسؤوليات
- إجراء نمذجة تفصيلية لتكاليف الأراضي وتوزيعها على مستوى المدينة والأحياء (district-level).
- مراجعة دقة البيانات المتعلقة بتكاليف الأراضي.
- إعداد نماذج سيناريوهات الدعم (subsidy scenarios) وتحليل الحساسية عبر مسارات تطوير متعددة.
- ترجمة البيانات المعقدة إلى ملخصات موجزة تدعم اتخاذ القرار.
- المساهمة في تطوير وتحسين هيكل نموذج تكاليف الأراضي.
- المساهمة في تقييم الأراضي والتحليل المالي لدعم القرارات الاستراتيجية.
- دعم التنسيق متعدد التخصصات مع فرق التنفيذ وتخطيط التكاليف والتخطيط الحضري وغيرها.
- المساهمة في استراتيجية بيع الأراضي والصفقات التجارية المتعلقة بها.
- تحدي الافتراضات وتقديم توصيات لتحسين نتائج الاستثمار.
- دعم إعداد التقارير والعروض التقديمية للمستوى التنفيذي.
الشروط والمتطلبات
- درجة البكالوريوس أو الماجستير في المالية، العقارات، الاقتصاد، التطوير الحضري، الهندسة المدنية، الهندسة المعمارية، أو تخصص ذي صلة.
- خبرة من 8 إلى 12 عامًا في مجال العقارات، تطوير البنية التحتية، أو تمويل التطوير العقاري.
- إتقان متقدم لبرنامج Excel وقدرات النمذجة المالية.
- يفضّل بشدة خبرة في اقتصاديات الأراضي، الاستشارات البنية التحتية، أو التطوير الرئيسي (master development).
- فهم قوي لدورة حياة تطوير الأراضي، وتسليم البنية التحتية، وتقسيم الأراضي.
- فهم مبادئ تقييم الأراضي، تخطيط التكاليف، وتصنيفات استخدامات الأراضي.
- مهارات قوية في إدارة المشاريع وإدارة أصحاب المصلحة.

Qiddiya Investment Company is transforming the entertainment landscape in Saudi Arabia, and we are in search of an experienced and driven professional to fill the role of Senior Manager - Land Cost and Valuations within our Master Development Unit. This position plays a key role in driving land cost modelling and financial analysis that inform land cost allocation outcomes and masterplanning decisions as districts move through planning, design, and delivery.
As Senior Manager - Land Cost and Valuations, you will bring advanced financial modelling capability and strong project management skills, balancing analytical depth with the ability to collaborate across cross-functional workstreams. You will need a strong understanding of how land is planned, subdivided, serviced and monetised, and how those decisions influence land value, infrastructure cost, and financing outcomes - bridging technical and commercial disciplines to support decision-making.
Day to day, you will manage detailed land cost modelling and allocation work, collaborating with workstreams across Implementation, Cost Planning, Master Planning, the wider MDU Financing team and other business units, translating complex data into concise business insights to support masterplanning outcome.

Day to day, you will manage detailed land cost modelling and allocation work, collaborating with workstreams across Implementation, Cost Planning, Master Planning, the wider MDU Financing team and other business units, translating complex data into concise business insights to support masterplanning outcome.
Key Responsibilities
- Detailed city-wide and district-level land cost modelling and allocation work
- Review data accuracy
- Subsidy scenario modelling and sensitivity analysis across multiple development pathways
- Be able to translate complex data into concise summaries for decision making
- Support development and enhancement of the land cost model structure
- Contribute to land valuation and financial analysis to support strategic decision-making
- Support multidisciplinary coordination across Implementation, Cost Planning, Master Planning amongst others
- Contribute to land sale strategy, land transactions and commercial deals
- Challenge assumptions and provide recommendations to improve investment outcomes
- Support executive-level reporting and presentations
- Bachelor's or Master's degree in Finance, Real Estate, Economics, Urban Development, Civil Engineering, Architecture, or related discipline
- 8-12 years of relevant experience in real estate, infrastructure development or development finance
- Advanced Excel and modelling capability
- Experience in land economics, infrastructure advisory or master development strongly preferred
- Strong understanding of land development lifecycle, infrastructure delivery, subdivision
- Understanding of principles of land valuation, cost planning and land use classifications.
- Strong project management and stakeholder management skills
- Excellent communication skills
- Ability to synthesize technical and financial inputs
- Strong problem-solving capability
