في شركة القدية للاستثمار، نبني وجهة رائدة تعيد تعريف الترفيه والثقافة والضيافة في المملكة. تدير وحدة أعمال الضيافة محفظة من الأصول الفندقية المحورية لهذه الرؤية. مع تقدم هذه الأصول، نبحث عن محترفين متمرسين للمساعدة في إيصالها بأعلى معايير جودة التصميم وتجربة الضيوف والأداء التجاري. في هذا الدور، ستقود التطوير الكامل للأصول الفندقية من المفهوم ودراسة الجدوى إلى التسليم. ستشكل الاستراتيجية التطويرية، وتوجه القرارات الحاسمة، وتضمن تقديم الأصول تجارب ضيافة متميزة وأداءً تجارياً قوياً وقيمة طويلة الأجل للأصل وللوجهة ككل. ستعمل مع أصحاب المصلحة والجهات الواجهة، لتحقيق التنسيق وإدارة التعقيدات وضمان متانة الأصول تجارياً وانسجامها مع رؤية القدية وأهدافها التطويرية.
المهام والمسؤوليات
- قيادة التطوير الاستراتيجي للأصول الفندقية من التوجيه المبكر إلى التسليم والتسلم والجاهزية التشغيلية.
- صياغة استراتيجية الأصل وجدواه وخطط الأعمال لتحديد التموضع وتجربة الضيوف وخلق القيمة.
- دفع التوافق متعدد الوظائف عبر الاستراتيجية وإدارة الأصول والتصميم والتسليم والمشغلين لضمان الانتقال السلس من التطوير إلى العمليات.
- ضمان مطابقة الأصول لرؤية القدية ومعايير الجودة، وتقديم تصميم وتجربة ضيافة من الطراز الأول.

الشروط والمتطلبات
- خبرة في صياغة استراتيجية التطوير ودراسة الجدوى والتموضع.
- أكثر من 20 عاماً من الخبرة في تطوير العقارات أو الضيافة.
- فطنة تجارية قوية وفهم لخلق القيمة.
- يفضل الحصول على عضوية مهنية أو شهادة معتمدة (مثل RICS, RIBA, PMP أو ما يعادلها).
- حكم قوي في بيئات التطوير المعقدة وعالية القيمة.
- القدرة على إدارة التعقيدات عبر أصحاب المصلحة ومسارات العمل ومراحل المشروع.
- القدرة على التأثير على أصحاب المصلحة رفيعي المستوى وقيادة القرارات الحاسمة من خلال التواصل الواضح وسرد القصص.
- الراحة في العمل في بيئات سريعة الوتيرة وإدارة الغموض والأولويات المتغيرة.
- إجادة استخدام أدوات إدارة المشاريع وإعداد التقارير (مثل Aconex وغيرها).
- سجل حافل في تسليم أصول معقدة (مثل الضيافة الفاخرة، الاستخدامات المختلطة).
- خبرة في تطوير أصول الضيافة مع إشراك المشغلين (الاختيار، الإعداد أو المواءمة).
- خبرة عبر دورة التطوير الكاملة من الجدوى إلى التسليم والتسلم.
- خبرة في العمل ضمن بيئات متعددة أصحاب المصلحة أو وجهات واسعة النطاق أو مخططات رئيسية.
- يفضل خبرة في دول مجلس التعاون الخليجي.
- درجة البكالوريوس في تطوير العقارات أو الهندسة المعمارية أو الهندسة أو مجال ذي صلة.

Key Responsibilities
- Lead the strategic development of hospitality assets from early-stage briefing through to delivery, handover and operational readiness
- Shape asset strategy, feasibility and business plans to define positioning, guest experience and value creation
- Drive cross-functional alignment across strategy, asset management, design, delivery and Operators to ensure seamless progression from development through to operations
- Ensure assets align with Qiddiya's vision and quality benchmarks, delivering best-in-class design and guest experience
- Provide strategic oversight of key asset decisions, including positioning, room mix, amenities, guest experience and operational planning to maximise differentiation and portfolio performance
- Lead key asset validation milestones, including mock-up rooms reviews and critical gateway decisions, balancing Operator, design, commercial and delivery requirements
- Proactively manage interfaces, risks and opportunities across all development workstreams to protect value and maintain delivery momentum
- Lead governance and executive reporting processes, clearly articulating asset strategy, development priorities, risks and recommendations in key forums
- Mentor, guide and develop teams, embedding strong development capability and best-practice approaches across the portfolio
- Experience shaping development strategy, feasibility and positioning
- 20+ years' experience in real estate or hospitality development
- Strong commercial acumen and understanding of value creation
- Professional membership or recognised certification preferred (e.g. RICS, RIBA, PMP or equivalent)
- Strong judgement in complex, high-value development environments
- Ability to manage complexity across stakeholders, workstreams and project stages
- Ability to influence senior stakeholders and drive key decisions through clear communication and storytelling
- Comfortable operating in fast-paced environments, managing ambiguity and shifting priorities
- Proficiency in project management and reporting tools (e.g. Aconex etc.)
- Proven track record delivering complex assets (e.g. luxury hospitality, mixed-use)
- Experience developing hospitality assets with Operator engagement (selection, onboarding or alignment)
- Experience across full development lifecycle from feasibility through delivery and handover
- Experience working within multi-stakeholder, large-scale destination or master planned environments
- GCC experience preferred
- Bachelor's degree in Real Estate Development, Architecture, Engineering or related discipline
