نبذة عن الوظيفة
مدير التحليلات والرؤى السكنية مسؤول عن تحويل بيانات المبيعات وبيانات CRM إلى معلومات استخباراتية قابلة للتنفيذ لتحسين أداء المبيعات ودقة التوقعات والنتائج التجارية عبر المحفظة السكنية.
المهام والمسؤوليات
- إعداد وصيانة التقارير ولوحات المعلومات الدورية حول أداء المبيعات السكنية وصحة خط التدفق.
- تحليل مسار تحويل المبيعات السكنية - العملاء المحتملين والاجتماعات والزيارات الميدانية والتحويلات - لتحديد الاتجاهات والفجوات وفرص التحسين.
- تتبع الأداء حسب المشروع ونوع المنتج والوسيط والقناة وشريحة المشتري.
- إجراء بحوث مكتبية ومقارنات مع المشاريع السكنية المماثلة والوجهات والأسعار وسرعة البيع.
- مراقبة اتجاهات السوق وسلوك المشترين ونشاط المنافسين واستراتيجيات القنوات عبر الأسواق الإقليمية والدولية ذات الصلة.
- دعم تحليل التسعير والامتصاص وأداء المخزون باستخدام البيانات الداخلية والمعايير الخارجية.
- ترجمة نتائج التحليلات والبحوث إلى رؤى وتوصيات واضحة وقابلة للتنفيذ.
- إعداد تحليلات جاهزة للتنفيذيين وملخصات المقارنات ومواد الإحاطة لأصحاب المصلحة كبار.
الشروط والمتطلبات
- درجة البكالوريوس في إدارة الأعمال أو الاقتصاد أو المالية أو العقارات أو التحليلات أو مجال ذي صلة.
- خبرة إجمالية من 7 إلى 10 سنوات، منها من 3 إلى 6 سنوات في أدوار التحليلات أو البحوث أو ذكاء الأعمال أو الإدارة أو الأداء التجاري.
المهارات المطلوبة
- قدرة قوية على البحث المكتبي والمقارنات وتحليل السوق.
- قدرة مثبتة على ترجمة البيانات والأبحاث إلى رؤى وتوصيات قابلة للتنفيذ.
- إتقان متقدم لبرنامج Excel ومعرفة قوية ببرنامج PowerPoint.
- خبرة في العمل مع أنظمة CRM أو بيانات المبيعات أو لوحات أداء الأداء.

Responsibilities
- Prepare and maintain regular reports and dashboards on residential sales performance and pipeline health.
- Analyze the residential sales funnel - leads, meetings, site visits, and conversions - to identify trends, gaps, and improvement opportunities.
- Track performance by project, product type, broker and channel, and buyer segment.
- Conduct desktop research and benchmarking on comparable residential projects, destinations, pricing, and sales velocity.
- Monitor market trends, buyer behavior, competitor activity, and channel strategies across relevant regional and international markets.
- Support pricing, absorption, and inventory performance analysis using internal data and external benchmarks.
- Translate analytics and research findings into clear, actionable insights and recommendations.
- Prepare executive-ready analysis, benchmarking summaries, and briefing materials for senior stakeholders.
- Bachelor's degree in Business, Economics, Finance, Real Estate, Analytics, or a related field.
- 7 to 10 years of overall experience, with 3 to 6 years specifically in analytics, research, business intelligence, management, or commercial performance roles.
- Strong capability in desktop research, benchmarking, and comparative market analysis.
- Proven ability to translate data and research into clear, actionable insights.
- Advanced proficiency in Excel and strong working knowledge of PowerPoint.
- Experience working with CRM systems, sales data, or performance dashboards.
