نبذة عن الوظيفة
سيكون مهندس الموقع - التشطيبات المعمارية مسؤولاً عن الإشراف ومراقبة جميع أعمال التشطيبات المعمارية أثناء مرحلة البناء لضمان الامتثال للتصاميم المعتمدة ومواصفات المشروع ومعايير الجودة والمتطلبات التعاقدية. يركز الدور على تقديم تشطيبات داخلية وخارجية عالية الجودة مع الحفاظ على نية التصميم والوظيفة والجماليات ومعايير الصنعة عبر التطورات واسعة النطاق.
المهام والمسؤوليات
- الإشراف على تركيب تشطيبات الأرضيات والحوائط والأسقف وأنظمة الكسوة والعناصر الزخرفية وأعمال التجهيز.
- التحقق من تنفيذ أعمال التشطيبات وفقاً للمواد المعتمدة ومعايير الصنعة ومنهجيات البناء.
- مراقبة الامتثال للنماذج المعتمدة ولوحات العينات أثناء أنشطة التركيب.
- ضمان أن أنشطة البناء تلبي مواصفات المشروع ومعايير الضيافة ومتطلبات التصميم.

- مراقبة تنفيذ خطط التفتيش والاختبار المرتبطة بأنشطة التشطيبات.
- تحديد الأعمال غير المطابقة والتحقق من تنفيذ الإجراءات التصحيحية والوقائية.
- المشاركة في عمليات تدقيق الجودة والتفتيش ومراجعات الامتثال المتعلقة بالتشطيبات المعمارية.
- دعم تحقيق أهداف الجودة للمشروع والإنجاز الناجح لمتطلبات التسليم.
- التحقق من أن جميع المواد والتشطيبات المعمارية تتوافق مع المواصفات المعتمدة ومتطلبات الجودة.
- مراقبة تسليم وتخزين ومناولة وتركيب مواد التشطيبات لمنع التلف ومشاكل الجودة.
- مراجعة عينات المواد والنماذج وشهادات المصنّع قبل التركيب.
- تفتيش الأعمال المنجزة للتأكد من الاتساق في المظهر والمحاذاة والملمس واللون والصنعة.
- ضمان استخدام المواد المعتمدة طوال المشروع وأن أي استبدال يحصل على الموافقات المناسبة.
- إجراء تفتيشات منتظمة للموقع لتقييم جودة العمل وتقدم التركيب والامتثال للمتطلبات.
- مراقبة إنتاجية المقاول وتخصيص الموارد لأعمال التشطيبات.
- تتبع التقدم مقابل الجداول الزمنية المعتمدة وتحديد التأخيرات أو القيود المحتملة.
- التحقق من جاهزية المناطق المنجزة للتفتيش وأعمال التنظيف والتسليم.
- تقديم توصيات لتحسين كفاءة البناء وأداء الجودة.
- المشاركة في أنشطة التنظيف والتنظيف النهائي والتفتيش النهائي للتشطيبات المعمارية.
- التحقق من إكمال بنود القائمة النهائية وإغلاق العيوب المعلقة.
- ضمان أن المناطق المنجزة تلبي معايير الجودة للمشروع وتوقعات العميل قبل التسليم.
- التنسيق مع المقاولين والاستشاريين أثناء الاختبارات والتفتيش وعمليات القبول النهائي.
- دعم إعداد وثائق الإغلاق وسجلات التسليم.
- التواصل مع ممثلي العميل والمقاولين والاستشاريين والموردين وفرق المشروع بشأن أمور التشطيبات المعمارية.
- المشاركة في اجتماعات التقدم واجتماعات التنسيق وتفتيشات المشروع.
- التنسيق مع فرق ضمان الجودة والسلامة والصحة المهنية والميكانيكا والكهرباء والعمارة لضمان نجاح تسليم المشروع.
- دعم حل مشاكل الموقع التي تؤثر على أعمال التشطيبات أو الجودة أو جداول المشروع.
- الحفاظ على تواصل فعال مع أصحاب المصلحة بشأن حالة المشروع وتوقعات الجودة.
- إعداد تقارير يومية وأسبوعية وشهرية حول التقدم وتفتيش الجودة وأنشطة الامتثال.
- الاحتفاظ بسجلات التفتيش والموافقات والملاحظات الميدانية ومراجعات النماذج والتقييمات الفنية.
- مراجعة تقارير المقاولين والتحقق من دقة معلومات تقدم التشطيبات وجودتها.
- توثيق تقارير عدم المطابقة والإجراءات التصحيحية والتعليقات الفنية وتعليمات الموقع.
- ضمان أن جميع وثائق التشطيبات المعمارية محفوظة بشكل صحيح لعمليات التدقيق ومراجعات المشروع وأنشطة الإغلاق.
الشروط والمتطلبات
- درجة البكالوريوس في الهندسة المعمارية أو الهندسة المعمارية أو التصميم الداخلي أو الهندسة المدنية أو تخصص ذي صلة.
- شهادة مهنية في الإشراف على البناء أو أعمال التجهيز أو إدارة الجودة (مستحبة).
- عضوية في منظمة مهنية معمارية أو هندسية معترف بها (مفضلة).
- شهادات إضافية متعلقة بتجهيزات الضيافة أو أنظمة الواجهات أو أعمال التشطيبات (ميزة).
- تدريب في تفتيش الجودة أو إدارة المواد أو الإشراف على المشاريع (يعتبر مفيداً).
- خبرة مهنية لا تقل عن 8-12 سنة في التشطيبات المعمارية وأعمال التجهيز والإشراف على البناء.
- خبرة لا تقل عن 5 سنوات في مشاريع استشارية للإشراف المباشر على الموقع تشمل تطويرات مبنية رئيسية.
- خبرة مثبتة في مراكز المؤتمرات والفنادق الفاخرة والمنتجعات والمشاريع متعددة الاستخدامات والمشاريع التجارية الكبيرة.
- خبرة قوية في التجهيز الداخلي وتشطيبات الواجهات والتشطيبات المعمارية الراقية وأنظمة غلاف المبنى.
- خبرة سابقة في دول مجلس التعاون الخليجي ويفضل في المملكة العربية السعودية.

The Field Engineer - Architectural Finishes will be responsible for supervising and monitoring all architectural finishes works during the construction phase to ensure compliance with approved designs, project specifications, quality standards, and contractual requirements. Your role
Construction Supervision
- Inspect installation of floor finishes, wall finishes, ceilings, cladding systems, decorative elements, and fit-out works.
- Verify that finishes works are executed in accordance with approved materials, workmanship standards, and construction methodologies.
- Monitor compliance with approved mock-ups and sample boards during installation activities.
- Ensure construction activities meet project specifications, hospitality standards, and design requirements.
- Identify deficiencies and ensure timely implementation of corrective actions by contractors.
- Review architectural shop drawings, material submissions, finish schedules, and technical documentation.
- Coordinate with architectural, structural, MEP, interior design, and landscape teams to resolve interface issues.
- Evaluate contractor technical queries and provide recommendations related to finishing works.
- Assist in reviewing value engineering proposals and alternative finishing materials while maintaining project standards.
- Support resolution of site-related challenges affecting architectural finishes and project delivery.
- Ensure architectural finishes works comply with approved quality plans, inspection procedures, and contractual requirements.
- Monitor implementation of inspection and test plans associated with finishing activities.
- Identify non-conforming works and verify implementation of corrective and preventive measures.
- Participate in quality audits, inspections, and compliance reviews related to architectural finishes.
- Support achievement of project quality objectives and successful completion of handover requirements.
- Verify that all architectural materials and finishes comply with approved specifications and quality requirements.
- Monitor delivery, storage, handling, and installation of finishing materials to prevent damage and quality issues.
- Review material samples, mock-ups, and manufacturer certifications prior to installation.
- Inspect completed works for consistency in appearance, alignment, texture, color, and workmanship.
- Ensure approved materials are used throughout the project and any substitutions receive proper approvals.
- Conduct regular site inspections to assess work quality, installation progress, and compliance with approved requirements.
- Monitor contractor productivity and resource allocation for finishing works.
- Track progress against approved schedules and identify potential delays or constraints.
- Verify readiness of completed areas for inspections, snagging, and handover activities.
- Provide recommendations to improve construction efficiency and quality performance.
- Participate in snagging, de-snagging, and final inspection activities for architectural finishes.
- Verify completion of punch list items and closure of outstanding defects.
- Ensure finished areas meet project quality standards and client expectations prior to handover.
- Coordinate with contractors and consultants during testing, inspections, and final acceptance processes.
- Support preparation of closeout documentation and handover records.
- Liaise with Client representatives, contractors, consultants, suppliers, and project teams on architectural finishes matters.
- Participate in progress meetings, coordination meetings, and project inspections.
- Coordinate with QA/QC, HSE, MEP, and architectural teams to ensure successful project delivery.
- Support resolution of site issues affecting finishing works, quality, or project schedules.
- Maintain effective communication with stakeholders regarding project status and quality expectations.
- Prepare daily, weekly, and monthly reports on progress, quality inspections, and compliance activities.
- Maintain records of inspections, approvals, site observations, mock-up reviews, and technical assessments.
- Review contractor reports and verify the accuracy of finishing works progress and quality information.
- Document non-conformance reports, corrective actions, technical comments, and site instructions.
- Ensure all architectural finishes documentation is properly maintained for audits, project reviews, and closeout activities.
About you
- Bachelor's Degree in Architecture, Architectural Engineering, Interior Design, Civil Engineering, or a related discipline.
- Professional certification in construction supervision, fit-out works, or quality management is desirable.
- Membership in a recognized architectural or engineering professional organization is preferred.
- Additional certifications related to hospitality fit-out, façade systems, or finishing works are advantageous.
- Training in quality inspection, materials management, or project supervision is considered beneficial.
- Minimum 8-12 years of professional experience in architectural finishes, fit-out works, and construction supervision.
- Minimum 5 years of experience on site supervision consultancy projects involving major building developments.
- Proven experience in convention centers, luxury hotels, resorts, mixed-use developments, and large commercial projects.
- Strong experience in interior fit-out, façade finishes, high-end architectural finishes, and building envelope systems.
- Previous GCC experience, preferably within Saudi Arabia, is highly desirable.
- Strong knowledge of architectural finishes, fit-out construction practices, and finishing materials.
- Thorough understanding of hospitality and commercial building finishing standards and specifications.
- Experience in reviewing shop drawings, finish schedules, mock-ups, and material submissions.
- Familiarity with façade systems, ceiling systems, flooring materials, decorative finishes, and building envelope elements.
- Proficiency in Microsoft Office applications, AutoCAD, Revit, BIM platforms, and construction management systems.
- Strong communication and stakeholder management skills.
- Excellent attention to detail and commitment to quality excellence.
- Strong analytical and problem-solving abilities.
- Ability to work effectively within multidisciplinary project teams.
