JOB DESCRIPTIONQuantity Surveyor / Quantity Takeoff Engineer1. Job Purpose

To perform accurate and comprehensive quantity takeoff and measurement of planned and executed structural and architectural works. The position is responsible for preparing measurement sheets and supporting calculations for monthly payment applications, participating in joint measurements with consultant engineers and subcontractors, and verifying that actual material deliveries and executed quantities are in accordance with approved construction drawings.

2. Key Duties & ResponsibilitiesA. Quantity Takeoff from Drawings

• Accurately extract quantities for earthworks, plain and reinforced concrete, blockwork, and internal and external finishes from approved Shop Drawings.
• Prepare and continuously update organized Measurement Sheets, categorized by BOQ item numbers and execution locations, including grids, levels, and room numbers.
• Compare quantities indicated in approved Issued for Construction (IFC) drawings with the contractual Bill of Quantities (BOQ) and promptly report any discrepancies, increases, or reductions in quantities to the responsible engineer.

B. Site Measurements and Verification

• Conduct regular daily/weekly site visits to inspect executed works and record actual site measurements.
• Verify and measure works executed by subcontractors on site and ensure that previously certified or paid quantities are not measured or claimed again.
• Prepare comparison drawings showing the actual site conditions against the approved construction drawings and develop As-Built measurements and records.

C. Payment Application Backups

• Prepare complete measurement and supporting documentation for the Owner's monthly payment applications, including measurement sheets, measurement sketches, site photographs, and approved Work Inspection Requests (WIRs).
• Review quantity measurement sheets submitted by subcontractors, verify their measurements, and apply appropriate quantity deductions for incomplete works or works that do not comply with specifications.
• Assist the Cost Engineer and Head of Department in preparing periodic payment drafts by providing accurate and verified quantity measurements.

D. Material Verification and Delivery Records

• Verify material delivery notes and site delivery records, particularly:
• Ready-Mix Concrete Delivery Tickets: Verify delivered quantities against the engineering calculations of the cast structural elements.
• Reinforcement Steel Invoices/Weights: Compare delivered and invoiced steel quantities against the Bar Bending Schedule (BBS) and actual executed works.
• Monitor and record preliminary material wastage on site and report any unjustified wastage of major construction materials to the Site Engineer and Technical Office Manager.

E. Site Variations and Additional Works Takeoff

• Measure and quantify additional or revised works arising from Site Instructions or site modifications accurately, limited to quantity measurement without contractual pricing.
• Prepare sketches and graphical representations illustrating the differences between the original design and the actual executed works as a basis for preparing Variation Orders / Change Orders.
• Maintain and properly archive all site measurement sheets and Marked-Up Drawings in organized hard-copy and electronic filing systems for easy reference and retrieval.

3. Qualifications & ExperienceEducational Qualifications

• Bachelor's degree in Civil Engineering, Construction Engineering, or a related engineering discipline.
• A Bachelor's degree in Architecture may be considered for candidates specializing in finishing works quantity takeoff.
• Valid professional registration and membership with the relevant engineering authority, such as the Saudi Council of Engineers (SCE), with an appropriate professional classification.

Years of Experience

• 3-5 years of practical experience in quantity surveying/takeoff and technical office/site measurement activities within construction and contracting projects.
• Proven experience in reading and interpreting architectural and structural construction drawings.

4. Technical & Software SkillsEngineering Software

• Advanced proficiency in AutoCAD for accurately and efficiently extracting dimensions, lengths, areas, and quantities from construction drawings.
• Good working knowledge of digital quantity takeoff software such as PlanSwift or Bluebeam Revu.
• Working knowledge of Autodesk Revit, including the ability to read BIM models and extract automated Schedules.

Office & Analytical Tools

• Advanced proficiency in Microsoft Excel, including:
• Developing quantity takeoff formulas.
• Conditional formatting.
• Preparing standardized measurement and quantity takeoff sheets.
• Data organization and verification.

General Engineering Skills

• Strong understanding of standard engineering measurement methods, including deductions for lintels, openings, beam-column intersections, and net concrete quantities.
• High level of accuracy, attention to detail, and concentration when dealing with complex engineering drawings, measurements, and numerical data.
• Strong ability to identify discrepancies between drawings, site conditions, and measured quantities.
