القدية (Qiddiya Investment Company) تبحث عن مدير مشاريع أول (Senior Project Manager) متخصص في أصول الفنادق (Hotel Assets) للعمل في الرياض، المملكة العربية السعودية.
المهام والمسؤوليات
- يقود ويلهم ثقافة الصحة والسلامة والرفاهية في المشروع، ويمكّن الفريق من تنفيذ مبادرات الصحة/السلامة/الرفاهية، بما في ذلك سلطة 'إيقاف العمل'. يعمل مع فريق HSE لضمان الامتثال الكامل للوائح، وإجراء عمليات تدقيق السلامة.
- يدير تحقيق مخرجات الفريق من خلال القيادة الفعالة عبر تحديد الأهداف الفردية، وإدارة الأداء، وتطوير الفريق لتحقيق أقصى أداء.
- يحدد الاتجاه الاستراتيجي للتخطيط والتنفيذ الشامل للمشروع، ويقود التنسيق والتفاعل عبر أنشطة التصميم والمشتريات والبناء والاختبار والتشغيل لتسليم الأصول المكتملة وفقاً للتصاميم المعتمدة وميزانيات التكلفة المعتمدة والمواعيد النهائية المتفق عليها.
- يدير الموارد والجداول الزمنية والشؤون المالية، ويلتزم بمعايير الجودة والسلامة، ويوزع الموارد بفعالية، ويدير المقاولين وشركاء التوصيل (DPs).
- يقود تنسيق وواجهة التخصصات للإشراف الكامل على جداول المشروع والتكاليف والمخاطر ومخاطر الجودة والسلامة والفرص.
- مسؤول عن الموافقة والامتثال لخطة تنفيذ المشروع عبر جميع أصحاب المصلحة المعنيين.
- يقدم تقارير حالة منتظمة وتحديثات إلى المستوى العليا في QIC وأصحاب المصلحة الرئيسيين الآخرين.

- يعزز التعاون والتنسيق عبر الفرق والمناطق متعددة الوظائف.
- يشرف على واجهات المشروع داخل المشاريع ويدير الواجهات مع المشاريع الأخرى.
- يعمل مع شريك التوصيل (Delivery Partner) لتطوير الأهداف السنوية وخطط الموارد والمراحل الحاسمة للجدول الزمني ومشاركة أصحاب المصلحة والمتطلبات الحرجة الأخرى.
- يقود المواءمة بين متطلبات التصميم والمتطلبات التعاقدية من خلال مراجعة وتحديد الفجوات وتقديم الملاحظات وتسهيل الحل اللازم.
- يقود مراجعات وثائق التصميم لضمان التوافق مع الالتزامات والمواصفات التعاقدية.
- يحدد ويعالج أي فجوات أو تعارضات بين التصميم ومتطلبات العقد.
- يتنسق بشكل وثيق مع قسم المشتريات في QIC - المساهمة في تحديد النطاق ومراجعات العروض وتحليل الأداء إلخ.
- يقود اجتماعات المشروع؛ جلسات هندسة القيمة؛ مناقشات حل المشكلات؛ مراجعات التصميم؛ عمليات التفتيش الموقعة للبناء؛ العروض التقديمية؛ الفحوصات الدورية لوثائق المشروع؛ جلسات تدريب للموظفين المبتدئين؛ تقييمات المقترحات من الاستشاريين والمقاولين؛ تطوير الملخص التنفيذي الشهري للمشروع؛ التفاوض على العقود والمطالبات؛ فعاليات التواصل العام؛ وأنشطة أخرى حسب التكليف.
الشروط والمتطلبات
- درجة البكالوريوس أو الماجستير في الهندسة أو إدارة المشاريع أو إدارة الإنشاءات أو مجال ذي صلة (يفضل).
- خبرة لا تقل عن 12-15 سنة كمدير مشاريع، مع قيادة مشاريع معقدة من البداية إلى الإغلاق.
- خبرة في إدارة مشاريع متعددة في وقت واحد.
- خبرة متنوعة في العمل ضمن برامج التصميم والبناء المعقدة واسعة النطاق في القطاعين الخاص و/أو الحكومي.
- خبرة كبيرة في تطوير وتنفيذ وإدارة أنظمة الأعمال، بما في ذلك السياسات والإجراءات.
المهارات المطلوبة
- مهارات قيادية مثبتة لتحديد أهداف واضحة وتحفيز الفرق وتحقيق النتائج.

Qiddiya Investment Company is seeking a highly skilled Senior Project Manager to lead the construction delivery of hotel-related projects. Responsible for overseeing the Project, including setting project direction, ensuring timely and cost-effective delivery, overseeing all disciplines, ensuring compliance and safety, providing status reports, implementing improvements, managing interfaces, and leading various project-related activities.

- Leads and inspires a health, Safety, and wellbeing culture on the project, and empowers the Team to execute on health/safety/wellbeing initiatives, specifically ‘Stop Work' authority. Works with HSE team to ensure full compliance with regulations, conducts safety audits
- Manages the achievement of the team's deliverables through effective leadership by setting individual objectives, managing performance and developing the team to maximize performance
- Sets the strategic direction for the overall project planning and execution and Leads collaboration and interface across design, procurement, construction, test, and commission activities to deliver the completed assets in accordance with the approved designs, approved cost plan budgets and by the agreed milestone dates
- Manages resources, schedules, financials, and adheres to quality and safety standards, allocates resources effectively, and manages contractors and DPs
- Leads coordination and interface of disciplines for full oversight of project schedules, costs, risks, quality and safety risks and opportunities.
- Accountable for the approval and compliance of the project execution plan across all relevant stakeholders
- Provides regular status reports and updates to QIC senior level and other key stakeholders
- Identifies opportunities for process improvements and implement best practices
- Ensures project deliverables meet or exceed quality standards
- Supports commercial in budgeting and maintain financial controls to ensure projects remain within budget
- Fosters collaboration and coordination across cross-functional teams and districts.
- Oversees project interfaces within the projects and manages interfaces with other projects.
- Work with the Delivery Partner to develop annual objectives, resourcing plans, critical schedule milestones, stakeholder engagement, and other critical requirements.
- Drives the alignment between the design requirements and the contractual requirements by reviewing, identifying gaps, providing feedback, and facilitating the necessary resolution
- Leads reviews of design documents to ensure alignment with contractual obligations and specifications.
- Identifies and addresses any gaps or conflicts between the design and contract requirements
- Coordinates closely with the QIC Procurement - input in scoping, tender reviews, performance analysis etc
- Leads project meetings; value engineering sessions; problem resolution discussions; design reviews; spot construction inspections; presentations; periodic checks of project documentation; training sessions for junior employees; evaluations of proposals from consultants and contractors; development of the monthly executive summary for the project; contract and claims negotiations; public outreach events; and other activities as assigned
- Bachelor's or Masters Degree: Engineering, Project Management, Construction Management or a related field, preferred
- 12 - 15 years relevant experience as a Project Manager, leading complex projects from initiation to closure
- Evidence of managing multiple projects simultaneously
- Diverse experience working within Mega/large scale complex design and construction programs across private and/or government sectors
- Significant experience required in development, implementation and management of business systems, including policies and procedures.
- Demonstrated leadership skills to set clear goals, motivate teams and produce results.
- Ability to thrive in a fast-paced environment and deliver challenging goals and objectives using industry knowledge to aid decision making
- Ability to work collaboratively in a team environment and across multiple departments
- Knowledge of industry-specific regulations, standards, and best practices
