المهام والمسؤوليات
- كجزء من فريق التقارير، امتلاك إطار التقارير التجارية لمكتب إدارة المشاريع (PMO) والتقويم الزمني له، مع ضمان تقارير تكاليف وتجارية متسقة على مستوى البرنامج.
- بناء وصيانة نماذج البيانات ولوحات المعلومات التفاعلية في Power BI (باستخدام Power Query و Power Pivot و DAX) لتتبع الميزانية والالتزامات والتوقعات والتغيرات والتدفق النقدي.
- توحيد والتحقق من صحة بيانات التكاليف والتجارة من مشاريع متعددة وشركات إدارة مشاريع وأنظمة في مصدر واحد موثوق.
- إعداد تقارير شهرية وربعية واضحة، تشمل تحليل التباين والاتجاهات ومؤشرات الأداء الرئيسية وتوقعات التدفق النقدي المستقبلية.
- العمل بشكل وثيق مع فرق التجارة والمالية والتخطيط والمخاطر لضمان التوافق بين التكلفة والجدول الزمني والمخاطر.
- تحسين عمليات إعداد التقارير والأتمتة وجودة البيانات باستمرار، مما يقلل الجهد اليدوي والأخطاء.
- تقديم الرؤى والتوصيات إلى قيادة مكتب إدارة المشاريع والعميل بطريقة موجزة وموجهة نحو الأعمال.
- ضمان الامتثال للحوكمة الداخلية ومعايير العميل والمبادئ التوجيهية المهنية ذات الصلة (مثل RICS و AACE).
الشروط والمتطلبات
- استيفاء معايير التأشيرة اللازمة للمملكة العربية السعودية، وخبرة عمل ذات صلة في مشاريع/برامج عالية القيمة في إدارة المشاريع.
- درجة البكالوريوس في المساحة الكمية، أو إدارة الإنشاءات/التجارة، أو الهندسة، أو المالية، أو مجال ذي صلة.
- يفضل الحصول على مؤهل مهني (مثل MRICS أو AACE أو PMP أو ما يعادلها). خبرة من 5 إلى 10+ سنوات في إدارة التكاليف/التجارة.
- خبرة في برامج العقارات الكبرى / متعددة الاستخدامات / البنية التحتية، ويفضل أن تكون في الشرق الأوسط.
- فهم قوي لإدارة التكاليف، والميزانية، والتوقعات، وإدارة التغيير، والحوكمة التجارية.
- مهارات قوية في Power BI (نمذجة البيانات، DAX، تصميم التقارير).
- مهارات Power Query و Power Pivot لتحويل البيانات ونمذجتها.
- إتقان متقدم لبرنامج Excel (صيغ معقدة، جداول محورية، أتمتة).

The Project
This opportunity is to be involved in a major mixed-use development, in Riyadh. The programme consists of over 200 projects including cultural and heritage assets, F&B, retail and hotels, commercial buildings and educational facilities.
You’ll Be Responsible For
- As part of the reporting team, own the PMO commercial reporting framework and calendar, ensuring consistent programme-level cost and commercial reporting.
- Build and maintain data models and interactive dashboards in Power BI (using
- Power Query, Power Pivot and DAX) to track budget, commitments, forecast, change and cashflow.
- Consolidate and validate cost and commercial data from multiple projects, PMCs and systems into a single source of truth.
- Prepare clear monthly and quarterly reports, including variance analysis, trends, KPIs and forward-looking cashflow forecasts.
- Work closely with commercial, finance, planning and risk teams to ensure alignment between cost, schedule and risk.
- Continuously improve reporting processes, automation and data quality, reducing manual effort and error.
- Present insights and recommendations to PMO and client leadership in a concise, business-focused manner.
- Ensure compliance with internal governance, client standards and relevant professional guidelines (e.g. RICS, AACE).
- Necessary visa criteria for the Kingdom of Saudi Arabia and have relevant work experience working on high valued projects/ programmes for a project management
- Bachelor’s degree in quantity surveying, Commercial / Construction Management, Engineering, Finance or related field.
- Professional qualification preferred (e.g. MRICS, AACE, PMP or equivalent). 5-10+ years’ experience in cost/commercial management.
- Experience on major real estate / mixed-use / infrastructure programmes, ideally in the Middle East.
- Strong understanding of cost management, budgeting, forecasting, change management and commercial governance.
- Strong Power BI skills (data modelling, DAX, report design).
- Power Query and Power Pivot for data transformation and modelling.
- Advanced Excel (complex formulas, pivots, automation).
