المهام والمسؤوليات
- تقديم ضمان تقني مستقل لجميع أنظمة البناء والتحكم، بما يشمل ELV/ICT وأنظمة الإنذار والسلامة والتحكم في الوصول وكاميرات المراقبة (CCTV) ونظام إدارة المباني (BMS) ونظام الخطابة والإخلاء الصوتي والشبكات المرتبطة بها.
- إجراء عمليات تفتيش مستهدفة وتدقيقات موثقة في مراحل التصميم (من المفهوم إلى التفصيلي) لضمان دقة النظام والتكامل وقابلية الصيانة والمرونة والامتثال للمعايير والكودات المطبقة.
- التنسيق مع فرق MEP والكهرباء والهندسة المعمارية والإنشائية والحريق والمدينة الذكية والتشغيل بشأن جميع واجهات الأنظمة الرقمية والسلامة والتحكم والأتمتة.
- فحص تصاميم ELV/ICT بما في ذلك الكابلات الهيكلية وخوادم ICT وغرف الخوادم وتخطيطات التوصيل ورسوم الشبكات والتوجيه والحماية والفصل.
- مراجعة أنظمة السلامة والتحكم كأنظمة الإنذار والكشف والإخلاء الصوتي وأنظمة التحكم في الوصول وكاميرات المراقبة وإدارة المباني (BMS) والتحقق من مواقع الأجهزة والتقسيم وسلامة الشبكة والتكرار وتزويد الطاقة والتوافق مع الأنظمة الأخرى.
- إجراء تدقيقات قائمة على المخاطر لكل مجموعة رسومات ومواصفات وبنود الكميات (BOQ)، مع التركيز على مواقع الحساسات والأجهزة الميدانية وتوجيه الكابلات وأحجام القنوات وطوبولوجيا الشبكة ومنطق التشابك بين أنظمة الإنذار والحريق وHVAC والطاقة والوصول والتحكم في الدخان.
- التحقق من الاتساق بين التخطيطات والمخططات وبنود الكميات ووثائق تسلسل التشغيل.
- التنسيق مع جميع التخصصات للتحقق من التكامل بين أنظمة الإنذار مع HVAC الميكانيكي، و BMS مع أنظمة الكهرباء والعدادات والمضخات والمراوح والمصاعد والسلامة، وأنظمة التحكم في الوصول مع أجهزة الأبواب المعمارية، وكاميرات المراقبة مع أنظمة الإضاءة والطاقة والشبكات، وشبكات ICT مع مركز التحكم في المدينة الذكية، وتوزيع الطاقة الكهربائية ومتطلبات ELV.
- تحديد التعارضات أو الفجوات في الواجهات أو منطق التحكم المتعارض.
- تقييم جدوى تركيب الأجهزة وتوجيه الكابلات وتركيب المعدات، ومراجعة غرف الخوادم وخزائن IT ولوحات BMS وغرف التحكم في الإنذار من حيث كفاية المساحة وإمكانية الوصول، والتأكيد على التكامل مع التشطيبات المعمارية وأسقف الميكانيك.
الشروط والمتطلبات
- درجة البكالوريوس في الهندسة الكهربائية أو الهندسة الإلكترونية أو هندسة الاتصالات أو هندسة أنظمة التحكم (إلزامي).
- خبرة لا تقل عن 15 عاماً متدرجة في ELV و ICT وأنظمة المباني الذكية وهندسة التحكم.
- خبرة لا تقل عن 8 سنوات في مناصب قيادية تقنية عليا أو إدارة التصميم أو ضمان التصميم.
- خبرة قوية في تقنيات المباني المتكاملة بما في ذلك BMS و ICT وأنظمة الأمن و FLS وكاميرات المراقبة والتحكم في الوصول وتكامل المباني الذكية.
- معرفة قوية بهندسة النظم المتكاملة وتقارب OT/IT والبنية التحتية الرقمية.
- خبرة في متطلبات الجهات المختصة في المملكة العربية السعودية/دول مجلس التعاون الخليجي وسير عمل التصاريح (إلزامي).
- خبرة في تكامل المدن الذكية وأنظمة التحكم على مستوى المنطقة (مفضلة للغاية).
- الإلمام بالمعايير واللوائح الكهربائية والسلامة المحلية والدولية.
- مهارات ممتازة في التواصل وحل المشكلات والتنظيم.

The Senior Manager - uilding Systems MEP Services - ELV/ICT and control engineer at Qiddiya Investment Company will provide independent technical assurance for all Building Systems and Controls, including ELV/ICT systems, Fire Alarm & Life Safety systems, Access Control, CCTV, BMS, Public Address/Voice Evacuation, and related control networks. The role performs targeted inspections and documented spot checks across design stages from concept to detailed design to ensure system accuracy, integration, maintainability, resilience, and compliance with applicable codes and standards. The Sr. Manager coordinates all digital, safety, control, and automation interfaces with MEP, Electrical, Architectural, Fire, Structural, Smart City, and Operations teams.

- Examine ELV/ICT system designs including, Structured cabling, ICT racks, server rooms, and termination layouts, Network diagrams and system schematics, Cable routing, containment, and segregation. Review safety and control systems, Fire Alarm Systems and detection layouts, Voice Evacuation & Public Address systems, Access Control and Security Devices, CCTV layouts, fields of view, and recording logic, Building Management System (BMS) controls. Validate device placement, zoning, network integrity, redundancy, power sourcing, and interface alignment with other systems.
- Perform risk-based spot checks on every drawing set, Specification, BOQ, focusing on: Sensor and detector locations, Field device placement (readers, cameras, control panels), Cable routing, segregation, and conduit sizing, Network topology (star, ring, redundant loops), Interlock logic between fire alarm, HVAC, power, access, and smoke control systems, Control panel placement and accessibility. Validate consistency between layouts, schematics, BOQs, and sequence-of-operation documents
- Coordinate with all disciplines to verify integration between: Fire alarm and mechanical HVAC smoke control systems, BMS with HVAC, electrical metering, pumps, fans, chillers, lifts, and life-safety controls, Access control with architectural door hardware, CCTV with lighting, power, and network systems, ICT networks with Smart City and district control centers, Electrical power distribution and ELV system requirements, Identify clashes, interface gaps, or conflicting control logic.
- Assess feasibility of device installation, cable routing, and equipment mounting. Review server rooms, IT closets, BMS panels, and fire alarm control rooms for space adequacy and accessibility. Confirm integration with architectural finishes and mechanical ceiling spaces
- Bachelor's Degree in Electrical Engineering, Electronics Engineering, Telecommunications Engineering, or Control Systems Engineering (Mandatory)
- Minimum 15 years of progressive experience in ELV, ICT, Smart Building Systems, and Controls Engineering.
- Minimum 8 years in senior technical leadership, design management, or design assurance roles.
- Strong experience in integrated building technologies including BMS, ICT, Security Systems, FLS, CCTV, Access Control, and Smart Building integration.
- Strong knowledge of integrated systems architecture, OT/IT convergence, and digital infrastructure
- Experience in Saudi Arabia/GCC authority requirements and permitting workflows is mandatory.
- Experience in Smart City integration and district-level control systems is highly preferred.
- Familiarity with local and international electrical and safety standards and regulations
- Excellent communication, problem-solving, and organizational skills
