تسعى AtkinsRéalis إلى تعيين مساح كميات (Quantity Surveyor) ذي خبرة لدعم وظائف الإدارة التجارية وإدارة التكاليف لمشاريع التطوير السكنية والتجارية والضيافة والمشاريع المختلطة والضخمة في المدينة المنورة، المملكة العربية السعودية، لضمان تنفيذ المشاريع ضمن الميزانيات المعتمدة والمتطلبات التعاقدية.

المهام والمسؤوليات

  • إعداد ومراجعة جداول الكميات (BOQs) وحسابات الكميات وتقارير القياس لمشاريع البناء.
  • التحقق من الكميات وتقييم تقدم العمل لتطبيقات الدفع والتقييمات المؤقتة للمقاولين.
  • مراقبة تكاليف المشروع والالتزامات والنفقات مقابل الميزانيات المعتمدة.
  • المساعدة في إعداد وإدارة خطط التكاليف وتوقعات التكاليف وتقارير التدفق النقدي.
  • مراجعة وتقييم تغييرات المقاولين والمطالبات وأوامر التغيير.
  • إعداد تقييمات أثر التكلفة لتغييرات التصميم وتعديلات النطاق.
  • الحفاظ على سجلات التغيير وسجلات التعديل والسجلات التجارية.
  • دعم أنشطة إدارة العقود وفقاً لمتطلبات المشروع وأحكام عقد الفيديك (FIDIC).
  • مراجعة والتحقق من تقييمات وفواتير المقاولين من الباطن والموردين.
  • المساعدة في تقييم العطاءات وأنشطة المشتريات والتقييمات التجارية.
  • إجراء التحقق من الكميات لأعمال الخرسانة والهيكل والمعمار والواجهات والأنظمة الميكانيكية والكهربائية والسباكة (MEP).
  • المشاركة في مبادرات الهندسة القيمية وتحديد فرص توفير التكاليف.
  • مراقبة أداء المشروع مقابل الميزانيات المعتمدة والأهداف التجارية.
  • المساعدة في إعداد التقارير التجارية الشهرية ولوحات المعلومات الإدارية.
  • دعم تقييمات تمديد الوقت والمطالبات بالتنسيق مع فرق التخطيط والعقود.
  • التنسيق مع مديري المشاريع والمهندسين المقيمين والمخططين والمقاولين وممثلي العملاء.
  • المشاركة في الاجتماعات التجارية ومراجعات التقدم ومراجعات المشروع.
  • المساعدة في إعداد الحسابات النهائية والتفاوض وأنشطة إغلاق المشروع.
  • ضمان الامتثال للإجراءات التجارية للشركة ومتطلبات حوكمة المشروع.
  • تحديد المخاطر التجارية واقتراح تدابير التخفيف.

الشروط والمتطلبات

  • درجة البكالوريوس في مسح الكميات أو الهندسة المدنية أو إدارة الإنشاءات أو مجال ذي صلة.
  • يفضل الحصول على عضوية MRICS أو السعي نحو الزمالة المهنية.
  • الشهادات المهنية في مسح الكميات أو الإدارة التجارية تُعد ميزة إضافية.
  • العضوية في هيئة مهنية معترف بها أمر مرغوب.
  • خبرة مهنية تتراوح بين 10 إلى 15 سنة في مسح الكميات.
  • خبرة لا تقل عن 5 سنوات في مشاريع المباني الشاهقة والواسعة النطاق.
  • خبرة في مؤسسات استشارية أو إدارة المشاريع أو المطورين أو المقاولين.
  • الخبرة السابقة في المملكة العربية السعودية أو دول مجلس التعاون الخليجي مرغوبة للغاية.
  • خبرة في مرحلة الإنشاء وحتى تسوية الحسابات النهائية وإغلاق المشروع.

المهارات المطلوبة

  • فهم قوي لمبادئ مسح الكميات وأفضل الممارسات في المجال.
  • فهم منهجيات إنشاء المباني الشاهقة وأنظمة البناء.
  • القدرة على تفسير الرسومات المعمارية والهيكلية والميكانيكية والكهربائية لأغراض القياس والتقييم.
  • الإلمام بتحديد المخاطر التجارية وتخفيفها.

Overview

AtkinsRéalis is seeking an experienced Quantity Surveyor to support the commercial and cost management functions for major high-rise residential, commercial, hospitality, mixed-use, and large-scale building developments in Madinah, Saudi Arabia. The successful candidate will be responsible for quantity surveying, contract administration, cost control, valuation, variation management, and commercial reporting, ensuring projects are delivered within approved budgets and contractual requirements.

Your role

  • Prepare and review Bills of Quantities (BOQs), quantity take-offs, and measurement reports for building construction projects.
  • Verify quantities and assess work progress for contractor payment applications and interim valuations.
  • Monitor project costs, commitments, and expenditures against approved budgets.
  • Assist in the preparation and management of cost plans, cost forecasts, and cash flow reports.
  • Review and evaluate contractor variations, claims, and change orders.
  • Prepare cost impact assessments for design changes and scope modifications.
  • Maintain variation logs, change registers, and commercial records.
  • Support contract administration activities in accordance with project requirements and FIDIC contract provisions.
  • Review and validate subcontractor and supplier valuations and invoices.
  • Assist in tender evaluations, procurement activities, and commercial assessments.
  • Conduct quantity verification for civil, structural, architectural, façade, and MEP works.
  • Participate in value engineering initiatives and identify cost-saving opportunities.
  • Monitor project performance against approved budgets and commercial targets.
  • Assist in the preparation of monthly commercial reports and management dashboards.
  • Support extension of time (EOT) and claims assessments in coordination with planning and contracts teams.
  • Coordinate with project managers, resident engineers, planners, contractors, and client representatives.
  • Participate in commercial meetings, progress reviews, and project audits.
  • Assist in final account preparation, negotiations, and project close-out activities.
  • Ensure compliance with company commercial procedures and project governance requirements.
  • Identify commercial risks and recommend mitigation measures.

About You

  • Bachelor's Degree in Quantity Surveying, Civil Engineering, Construction Management, or a related discipline.
  • MRICS or working towards professional chartership is preferred.
  • Professional certifications in Quantity Surveying or Commercial Management are an advantage.
  • Membership in a recognized professional body is desirable.
  • 10 to 15 years of professional Quantity Surveying experience.
  • Minimum 5 years of experience on high-rise and large-scale building projects.
  • Experience with consultancy, PMC, developer, or contractor organizations.
  • Previous experience in Saudi Arabia or GCC countries is highly desirable.
  • Experience from construction phase through final account settlement and project close-out.
  • Strong understanding of quantity surveying principles and industry best practices.
  • Understanding of high-rise construction methodologies and building systems.
  • Ability to interpret architectural, structural, and MEP drawings for measurement and valuation purposes.
  • Familiarity with commercial risk identification and mitigation.
