تعلن شركة القدية للاستثمار (Qiddiya Investment Company) عن توفر وظيفة مدير أول - تقييم الأراضي (Senior Director - Land Valuation) في الرياض، ضمن فريق تمويل التطوير الرئيسي (Master Development Unit Financing).
نبذة عن الوظيفة
- يهدف هذا الدور إلى قيادة وظيفة التقييم العقاري ضمن قسم تمويل التطوير الرئيسي، ووضع منهجية وسياسات ومعايير تقييم الأراضي التي تدعم النتائج المالية للمناطق واستراتيجية بيع الأراضي.
- يتولى الشخص إدارة العلاقات مع المثمنين الخارجيين، ومراجعة ممارسات التقييم لضمان الجودة والاتساق، والمساهمة في جميع مخرجات تكلفة الأرض والتقييم ضمن الفريق.
- يتطلب العمل تفاعلاً يومياً مع أصحاب المصلحة على المستويات التنفيذية والقيادية، مع التركيز على الفطنة التجارية والقدرة على التأثير في القرارات الاستراتيجية.
المهام والمسؤوليات
- قيادة منهجية تقييم الأراضي والمعايير المرجعية عبر جميع المناطق، وضمان الاتساق في تقييم قيمة الأرض وتطبيقها.
- المساهمة في تشكيل استراتيجية بيع/تأجير الأراضي في القدية من خلال ترجمة رؤى التقييم والمقارنات السوقية إلى توصيات تجارية.
- دعم معاملات الأراضي وتنفيذ الصفقات من خلال تقديم مدخلات تقييم السوق للتقييمات التجارية.
- إدارة العلاقات مع المثمنين الخارجيين، وتكليف ممارسات التقييم ومراجعة المخرجات من حيث الجودة والدقة وملاءمتها للسوق.
- عرض نتائج التقييم وتوصياته على القيادة العليا وأصحاب المصلحة التنفيذيين لدعم قرارات التخطيط والاستثمار الرئيسية.
- تقديم مدخلات تقييم لوحدات الأعمال الخاصة بالأصول للتقييمات التجارية على مستوى القطع والأصول.
- تطوير سياسة وعمليات التقييم في القدية، ودمج تفكير التقييم في تخطيط المناطق منذ مرحلة مبكرة.
- العمل عن كثب مع فرق تخطيط المناطق والأعمال الأوسع لدفع ممارسة تقييم المناطق، ومواءمة الافتراضات وتحقيق الأهداف التجارية.
- العمل عن كثب مع فريق تمويل التطوير الرئيسي الأوسع، ودعم التفاعل بين تكلفة الأرض ومسارات الجدوى المالية للمناطق.
- دعم تمارين الميزانية العمومية بالتنسيق مع المالية وصندوق الاستثمارات العامة (PIF) حسب الحاجة.
- فهم ومتابعة ظروف السوق، والصفقات المماثلة، وأفضل ممارسات التقييم لتحديث وتحسين نهج القدية باستمرار.
الشروط والمتطلبات
- درجة البكالوريوس أو الماجستير في التقييم العقاري، العقارات، الاقتصاد، المالية أو مجال ذي صلة.
- خبرة لا تقل عن 15-20 عاماً في مجال تقييم الأراضي أو العقارات.
- يفضل بشدة خلفية كمثمن معتمد (Registered Valuer) مع اعتماد RICS.
- خبرة في العقارات المؤسسية أو تطوير الأراضي.
- خبرة راسخة في منهجية تقييم الأراضي والمقارنات السوقية.
- مهارات قوية في التواصل وإدارة أصحاب المصلحة، مع قدرة مثبتة على التفاعل والعرض على القيادة العليا والجمهور التنفيذي.
- إتقان متقدم في برنامج Excel والنمذجة المالية.
- قدرات استثنائية في التفكير النقدي وحل المشكلات الاستراتيجي.
- مهارات قيادية قوية مع سجل حافل في بناء وتطوير فرق عالية الأداء.
- يفضل خبرة واسعة في سوق منطقة الخليج (GCC) وخاصة السوق السعودي.

Qiddiya Investment Company is transforming the entertainment landscape in Saudi Arabia, and we are in search of a strategic and commercially driven professional to fill the role of Senior Director - Land Valuation within our Master Development Unit Financing team. This position is pivotal in shaping and maximising the commerciality of Qiddiya's masterplan - establishing the valuation methodology and market intelligence that directly inform land sale strategy, district financial outcomes, and investment decisions as districts move through planning, design, and delivery.

- Lead land valuation methodology and benchmarking across all districts, ensuring consistency and rigor in how land value is assessed and applied
- Contribute to shaping Qiddiya's land sale / leasing strategy by translating valuation insight and market benchmarking into commercial recommendations
- Support land transactions and deal execution by providing market valuation input to commercial assessments
- Manage relationships with external valuers, commissioning valuation exercises and reviewing outputs for quality, accuracy, and market alignment
- Present valuation findings and recommendations to senior leadership and executive stakeholders, supporting key planning and investment decisions
- Provide valuation input to Asset Business Units for plot- and asset-level commercial assessments
- Develop Qiddiya's valuation policy and processes, embedding valuation thinking into district planning from an early stage
- Work closely with district masterplanning teams and the broader business to drive district valuation exercise, align assumptions and achieve commercial objectives
- Work closely with wider MDU Financing team, support interaction between land cost and district feasibility workstreams
- Support balance sheet exercises, working with Finance and PIF as required
- Understand and stay up to date on market conditions, comparable transactions, and valuation best practice to continually inform and refine Qiddiya's approach
- Bachelor or Master's degree in valuation, real estate, economics, finance or a related field
- A minimum of 15-20 years of relevant experience in land or real estate valuation
- Registered valuer background strongly preferred
- Institutional real estate or land development experience
- Established expertise in land valuation methodology and market benchmarking
- Strong communication and stakeholder management skills, with demonstrated ability to engage and present to senior leadership and executive audiences
- Advanced Excel and financial modeling proficiency
- Exceptional critical thinking and strategic problem-solving abilities
- Strong leadership capabilities, with demonstrated success in building and developing high-performing teams
- Extensive Regional (GCC/Saudi) market experience preferred
