تعلن شركة القدية عن توفر وظيفة المدير الأول - تطوير المنطقة (المركز الحضري) في الرياض، حيث سيتولى القيادة الشاملة لتطوير منطقة حضرية مختلطة الاستخدام رئيسية تضم مساحات عامة، مرافق تجزئة ومطاعم، مكاتب تجارية، ومنشآت مجتمعية ووجهات ترفيهية.
المهام والمسؤوليات
- قيادة استراتيجية التطوير الشاملة وخطة الأعمال لمنطقة حضرية مختلطة الاستخدام كبيرة النطاق.
- المساءلة عن نتائج التطوير عبر محفظة المنطقة الحضرية.
- وضع أهداف تطوير واضحة تتماشى مع أهداف المركز الحضري وأهداف المنظمة الأوسع.
- توجيه أنشطة التطوير بدءاً من دراسة الجدوى ومروراً بالتصميم والمشتريات والتسليم والتشغيل.
- اتخاذ قرارات تطويرية تزيد من قيمة الأصول طويلة الأجل والأداء التجاري ونتائج صناعة الأماكن.
الشروط والمتطلبات
- درجة البكالوريوس في تطوير العقارات أو الهندسة المعمارية أو التخطيط العمراني أو الهندسة أو إدارة الإنشاءات أو المالية أو مجال ذي صلة.
- يفضل درجة الماجستير، خاصة في إدارة الأعمال أو تطوير العقارات أو التنمية الحضرية.
- خبرة لا تقل عن 20 عاماً في مجال التطوير.
- خبرة لا تقل عن 10 سنوات في قيادة مشاريع تطوير مختلطة الاستخدام ومتعددة الأصول.
- خبرة مثبتة من جانب العميل في إدارة مشاريع تطوير كبيرة ومتعددة الأصول.
- خلفية قوية في استراتيجية التطوير والجدوى وتخطيط الاستثمار وتسليم المناطق الحضرية.
- خبرة في قيادة فرق استشارية ومشاريع متعددة التخصصات.
- خبرة كبيرة في مشاريع التطوير واسعة النطاق في دول مجلس التعاون الخليجي (يفضل)، وخبرة في المشاريع العملاقة أو جهات التطوير السيادية (مرغوب جداً).

The Senior Director - Precinct Development will be accountable for the end-to-end development leadership of a major Urban Core mixed-use precinct comprising public realm, public spaces, retail, food & beverage, commercial office, lifestyle, civic, mobility, and destination assets.
Acting as the precinct owner on behalf of the client, the role will lead development strategy, business planning, design governance, commercial structuring, stakeholder management, investment readiness, and delivery integration to ensure the precinct achieves its commercial, operational, placemaking, and long-term value creation objectives.
The role requires an experienced development executive capable of balancing commercial outcomes with exceptional urban experiences, creating vibrant, activated destinations that support economic growth, community engagement, and long-term asset performance.

Key Responsibilities
- Lead the overall development strategy and business plan for a large-scale mixed-use precinct.
- Accountability for development outcomes across the precinct portfolio.
- Establish clear development objectives aligned with Urban Core and wider organisational goals.
- Direct development activities from feasibility through design, procurement, delivery, activation, and operational readiness.
- Drive development decisions that optimise long-term asset value, commercial performance, and placemaking outcomes
Education
- Bachelor's Degree in Real Estate Development, Architecture, Urban Planning, Engineering, Construction Management, Finance, or related discipline
- Master's Degree preferred
- MBA, MSc Real Estate Development, Urban Development, or equivalent highly desirable
- 20+ years of development experience
- Minimum 10 years leading major mixed-use, multi-asset developments
- Proven client-side experience managing large-scale multi-asset developments
- Strong background in development strategy, feasibility, investment planning, and precinct delivery
- Experience leading multidisciplinary consultant and project teams
- Significant exposure to large-scale developments in the GCC preferred
- Experience with giga-projects, sovereign development entities, or master developers highly desirable
