نبذة عن الوظيفة
بصفته المالك التشغيلي للأصول المادية لاستوديو الأفلام، يتولى هذا الدور مسؤولية ضمان بقاء مراحل الصوت وورش العمل والمساحات الخلفية والمكاتب والمرافق والبنية التحتية الداعمة آمنة وعملية ومتوافقة وجاهزة للإنتاج. يشمل الدور الإشراف على المرافق، وتتبع أداء الأصول، والتنسيق مع الموردين، والتخطيط للصيانة، والتأهب التشغيلي في مراحل تفعيل وتشغيل الاستوديو.
المهام والمسؤوليات
- ضمان بقاء جميع مرافق الاستوديو ومراحل الصوت وورش العمل والمساحات الخلفية والمكاتب والمساحات الداعمة والبنية التحتية جاهزة للتشغيل والإنتاج.
- الإشراف على أنشطة الصيانة الوقائية والتصحيحية، بما يشمل خدمات MEP والمرافق والتنظيف وإدارة النفايات والصيانة العامة للموقع.

- إدارة الإبلاغ عن الحوادث المتعلقة بالمرافق والإجراءات التصحيحية وخطط تخفيف المخاطر.
- إعداد تقارير تشغيلية ولوحات صيانة وتحديثات أداء الموردين ورؤى أداء الأصول للإدارة العليا.
- تحديد فرص تحسين الموثوقية وكفاءة التكلفة والاستدامة وجودة الخدمة عبر أصول الاستوديو.
الشروط والمتطلبات
- درجة البكالوريوس في إدارة المرافق أو الهندسة أو إدارة الإنشاءات أو إدارة الممتلكات أو مجال ذي صلة.
- شهادة في إدارة المرافق أو إدارة الأصول أو الهندسة (مفضلة).
- خبرة من 7 إلى 10 سنوات في إدارة المرافق أو إدارة الأصول الفنية أو عمليات الممتلكات أو عمليات البنية التحتية.
- يفضل خبرة في إدارة بيئات معقدة كثيفة الأصول أو ترفيهية أو إنتاجية أو ضيافة أو متعددة الاستخدامات.
- يفضل خبرة في دعم التشغيل والتأهب التشغيلي والانتقال من التطوير إلى التشغيل.
- خلفية في استوديوهات الأفلام أو أماكن الترفيه أو الوجهات أو عمليات العقارات أو أصول الضيافة أو الحرم الجامعي الصناعي أو بيئات المرافق الفنية.
- يفضل خبرة في إدارة خدمات MEP والمقاولين الفنيين وجاهزية الموقع وأداء مقدمي الخدمة.

Role Purpose

Key Responsibilities
- Ensure all studio facilities, soundstages, workshops, backlots, offices, support spaces, and infrastructure remain operational and production-ready
- Oversee preventive and reactive maintenance activities, including MEP services, utilities, cleaning, waste management, and general site upkeep
- Manage facilities contractors, technical service providers, and specialist vendors against agreed SLAs, scope, quality, and response standards
- Maintain asset registers, maintenance schedules, condition reports, lifecycle plans, and performance dashboards
- Coordinate facilities readiness requirements for productions, tenants, workshops, events, and temporary installations
- Translate production and tenant requirements into facilities, utilities, logistics, site access, and operational readiness plans
- Support development-to-operations handover, commissioning close-out, defects tracking, and asset acceptance activities
- Monitor asset condition, equipment performance, service disruptions, and recurring maintenance issues
- Coordinate with HSE to ensure facilities operations comply with safety requirements and statutory obligations
- Coordinate with Security, IT, Finance, Procurement, and Corporate Enablement teams on operational dependencies and service continuity
- Support budget planning, maintenance cost tracking, asset lifecycle assumptions, and facilities-related procurement requirements
- Implement operating procedures, readiness checklists, inspection routines, and escalation protocols for facilities services
- Manage facilities-related incident reporting, corrective actions, and risk mitigation plans
- Prepare operational reports, maintenance dashboards, vendor performance updates, and asset performance insights for leadership
- Identify opportunities to improve reliability, cost efficiency, sustainability, and service quality across studio assets

Education
- Bachelor's degree in Facilities Management, Engineering, Construction Management, Property Management, or related field
- Facilities management, asset management, or engineering certification preferred
- 7-10 years of experience in facilities management, technical asset management, property operations, or infrastructure operations
- Experience managing complex, asset-intensive, operational, entertainment, production, hospitality, or mixed-use environments preferred
- Experience supporting commissioning, operational readiness, and handover from development to operations preferred
- Film studios, entertainment venues, destination assets, real estate operations, hospitality assets, industrial campuses, or technical facilities environments
- Experience managing MEP services, technical contractors, site readiness, and service provider performance preferred
- Strong knowledge of facilities management, MEP systems, utilities, preventive maintenance, and lifecycle planning
- Ability to manage vendors, SLAs, operational risks, inspections, and service continuity requirements
- Strong understanding of HSE, compliance, commissioning, handover, and operational readiness processes
