في شركة القدية للاستثمار، نعيد تعريف مستقبل الترفيه والحياة الحضرية في المملكة العربية السعودية. نبحث عن Senior Manager - Development ذو خبرة للانضمام إلى وحدة الأعمال السكنية الديناميكية، مع التركيز على إنشاء مجتمعات سكنية نابضة بالحياة تعكس رؤيتنا للتميز والابتكار، وذلك في الرياض.
المهام والمسؤوليات
- قيادة عملية التطوير الكاملة للمشاريع السكنية، بدءًا من التخطيط وحتى التنفيذ، مع ضمان التوافق مع الأهداف الاستراتيجية للقدية.
- المشاركة الفاعلة في دراسات الجدوى، واقتناء الأراضي، وجهود تخطيط المشاريع.
- الإشراف على فرق المشروع والتعاون مع المهندسين المعماريين والمقاولين والاستشاريين لضمان تسليم المشاريع في الوقت المحدد وبنجاح.
- إعداد وإدارة ميزانيات المشاريع والجداول الزمنية وتقييمات المخاطر طوال دورة حياة التطوير.
- تعزيز العلاقات مع الجهات المحلية وأصحاب المصلحة لتسهيل الموافقات على المشاريع والامتثال للوائح.
- مراقبة اتجاهات السوق وأفضل الممارسات لضمان تلبية تطويراتنا للطلب الحالي والتوقعات المستقبلية.
- تقديم تحديثات وعروض تقديمية عن المشاريع للإدارة العليا وأصحاب المصلحة، مع إبراز التقدم ومعالجة التحديات عند ظهورها.
الشروط والمتطلبات
- درجة البكالوريوس في العقارات، أو الهندسة المعمارية، أو إدارة الإنشاءات، أو مجال ذي صلة؛ ويفضل درجة الماجستير.
- خبرة لا تقل عن 7-10 سنوات في إدارة التطوير السكني.
- خبرة مثبتة في تسليم مشاريع سكنية ناجحة مع فهم شامل لجميع مراحل التطوير.
- خلفية قوية في أسواق العقارات في منطقة الشرق الأوسط.
المهارات المطلوبة
- مهارات استثنائية في إدارة المشاريع مع القدرة على إدارة مشاريع متعددة في وقت واحد.
- قدرات قيادية مثبتة وخبرة في إدارة فرق متعددة التخصصات.

Key Responsibilities
- Lead the end-to-end development process for residential projects, ensuring alignment with the strategic goals of Qiddiya
- Actively engage in feasibility studies, land acquisition, and project planning efforts
- Supervise project teams while collaborating with architects, contractors, and consultants to ensure timely and successful project delivery
- Prepare and manage project budgets, schedules, and risk assessments throughout the development lifecycle
- Foster relationships with local authorities and stakeholders to facilitate project approvals and compliance with regulations
- Monitor market trends and best practices to ensure our developments meet current demands and future expectations
- Deliver project updates and presentations to senior management and other stakeholders, highlighting progress and addressing challenges as they arise
- Bachelor's degree in Real Estate, Architecture, Construction Management, or a related field; a Master's degree is a plus
- Minimum of 7-10 years of experience in residential development management
- Demonstrated experience in delivering successful residential projects, with a comprehensive understanding of all development phases
- Strong background in real estate markets within the Middle East region
- Exceptional project management skills with the ability to manage multiple projects concurrently
- Proven leadership abilities and experience in managing cross-functional teams
- Excellent communication, negotiation, and interpersonal skills
- Experience with project management software and tools, ensuring efficient project tracking and reporting
