انضم إلى فريق الهندسة في IHG Hotels & Resorts كفني HVAC في أول مجموعة Vignette Collection في المملكة العربية السعودية (فندق Carlton Al Moaibed Hotel) في الدمام، المنطقة الشرقية.
المهام والمسؤوليات
- إجراء الصيانة الوقائية والتصحيحية لأنظمة التدفئة والتهوية وتكييف الهواء (HVAC) والتبريد.
- فحص وصيانة واستكشاف الأخطاء وإصلاح أجهزة التكييف والتهوية.
- صيانة وإصلاح وحدات التكييف المنفصلة ووحدات البكج و AHUs و FCUs ومراوح الشفط وأنظمة التهوية.
- فحص الضواغط والمكثفات والمبخرات وصمامات التمدد والثرموستات والحساسات ومكونات HVAC الأخرى.
- تشخيص الأعطال الميكانيكية والكهربائية والتبريدية في معدات HVAC.
- فحص مستويات المبرد والضغط ودرجة الحرارة وأداء النظام العام.
- تعبئة المبرد واستعادته وكشف التسرب عند الحاجة.
- تنظيف وصيانة المرشحات والملفات وصواني التصريف وفتحات الهواء ومكونات HVAC الأخرى.
- فحص وصيانة أنظمة تصريف المكثفات لمنع تسرب المياه والأضرار.
- الاستجابة لطلبات الصيانة من غرف النزلاء والفندق المتعلقة بتكييف الهواء والتحكم في درجة الحرارة.
- إجراء الإصلاحات الطارئة والتعامل مع أعطال HVAC عند الحاجة.
- ضمان تشغيل جميع معدات HVAC بأمان وكفاءة وفقًا لمواصفات الشركة المصنعة.
- إجراء فحوصات دورية لغرف النزلاء والمناطق العامة والمكاتب والمناطق الخلفية وغيرها من مرافق الفندق.
- تسجيل جميع أنشطة الصيانة والأعطال والإصلاحات وحالة المعدات.
- اتباع جدول الصيانة الوقائية وإكمال المهام المحددة في الوقت المحدد.
- مراقبة حالة معدات HVAC والإبلاغ عن الأعطال الرئيسية أو الحاجة إلى الاستبدال لمشرف الهندسة أو كبير المهندسين.
- الحفاظ على مستويات مخزون كافية من قطع غيار HVAC والأدوات والمواد والإبلاغ عن النقص عند الحاجة.
- استخدام أجهزة اختبار وتشخيص HVAC بشكل صحيح وآمن.
- الحفاظ على ورشة HVAC والأدوات والمعدات ومناطق العمل نظيفة ومنظمة.
- اتباع جميع إجراءات الهندسة بالفندق ومتطلبات الصحة والسلامة والمعايير البيئية.
- دعم فريق الهندسة في أنشطة الصيانة الأخرى عند الحاجة.
- المساعدة في مبادرات توفير الطاقة وضمان تشغيل أنظمة HVAC بكفاءة.
- التنسيق مع الإدارات الأخرى لإتمام أعمال الصيانة بأقل تعطيل لعمليات الفندق.
- الحفاظ على مظهر مهني وارتداء زي الفندق بشكل صحيح في جميع الأوقات.
- أداء أي مهام إضافية يكلف بها من قبل كبير المهندسين أو مشرف الهندسة أو إدارة الهندسة.
الشروط والمتطلبات
- يفضل خبرة سابقة كفني HVAC أو في منصب تقني مماثل.
- خبرة سابقة في بيئة فندقية أو مباني تجارية أو إدارة مرافق تعتبر ميزة.
- معرفة جيدة بأنظمة HVAC والتكييف والتهوية والتبريد.
- معرفة جيدة بالوحدات المنفصلة ووحدات البكج و AHU و FCU ومراوح الشفط وأنظمة التهوية.
- معرفة جيدة بالضواغط والمكثفات والمبخرات وصمامات التمدد والثرموستات والحساسات وأنظمة المبرد.
- القدرة على تشخيص الأعطال الميكانيكية والكهربائية والتبريدية.
- معرفة بتعبئة المبرد واستعادته وكشف التسرب.
- القدرة على استخدام أدوات وأجهزة اختبار HVAC بما في ذلك مقاييس الضغط والمتعددات ومقاييس الحرارة وأدوات التشخيص الأخرى.
- معرفة جيدة بإجراءات الصيانة الوقائية والتصحيحية.
- معرفة أساسية بالأنظمة الكهربائية المتعلقة بمعدات HVAC.
- معرفة جيدة بإجراءات السلامة الخاصة بـ HVAC والتعامل الآمن مع المبردات.
- القدرة على قراءة الرسومات الفنية الأساسية وأدلة المعدات ومخططات HVAC.
- مهارات قوية في استكشاف الأخطاء وإصلاحها وحل المشكلات.
- اهتمام قوي بالتفاصيل والالتزام بالصيانة عالية الجودة.
- القدرة على العمل بكفاءة في بيئة فندقية سريعة الوتيرة.
- مهارات تواصل جيدة والعمل ضمن فريق.
- القدرة على العمل تحت الضغط والاستجابة لطلبات الصيانة الطارئة.
- المرونة للعمل في المناوبات بما في ذلك المساء وعطلات نهاية الأسبوع والعطلات الرسمية.
- القدرة على العمل في مناطق حارة وباردة ومحصورة والوقوف لفترات طويلة.
- يفضل مهارات أساسية في التواصل باللغة الإنجليزية.
- دبلوم تقني أو شهادة مهنية أو مؤهل ذي صلة في HVAC يعتبر ميزة.

The HVAC Technician is responsible for maintaining, repairing, and troubleshooting air conditioning, ventilation, and refrigeration systems throughout the hotel while ensuring high standards of safety, efficiency, and guest comfort.

Primary Responsibilities:
- Perform preventive and corrective maintenance on HVAC and refrigeration systems.
- Inspect, maintain, troubleshoot, and repair air conditioning and ventilation equipment.
- Maintain and repair split AC units, package units, AHUs, FCUs, exhaust fans, and ventilation systems.
- Check compressors, condensers, evaporators, expansion valves, thermostats, sensors, and other HVAC components.
- Diagnose mechanical, electrical, and refrigeration faults in HVAC equipment.
- Check refrigerant levels, pressure, temperature, and overall system performance.
- Perform refrigerant charging, recovery, and leak detection when required.
- Clean and maintain filters, coils, drain pans, air vents, and other HVAC components.
- Check and maintain condensate drainage systems to prevent water leakage and damage.
- Respond to guest room and hotel maintenance requests related to air conditioning and temperature control.
- Carry out emergency repairs and attend HVAC breakdowns as required.
- Ensure all HVAC equipment operates safely and efficiently according to manufacturer specifications.
- Conduct regular inspections of guest rooms, public areas, offices, back-of-house areas, and other hotel facilities.
- Record all maintenance activities, faults, repairs, and equipment conditions.
- Follow the preventive maintenance schedule and complete assigned tasks on time.
- Monitor the condition of HVAC equipment and report major faults or replacement requirements to the Engineering Supervisor or Chief Engineer.
- Maintain proper stock levels of HVAC spare parts, tools, and materials and report shortages when required.
- Use HVAC testing and diagnostic equipment correctly and safely.
- Maintain the HVAC workshop, tools, equipment, and work areas in a clean and organized condition.
- Follow all hotel engineering procedures, health & safety requirements, and environmental standards.
- Support the Engineering team with other maintenance activities when required.
- Assist with energy-saving initiatives and ensure HVAC systems operate efficiently.
- Coordinate with other departments to complete maintenance work with minimum disruption to hotel operations.
- Maintain a professional appearance and wear the hotel uniform correctly at all times.
- Perform any additional duties assigned by the Chief Engineer, Engineering Supervisor, or Engineering Management.
- Previous experience as an HVAC Technician or in a similar technical position is preferred.
- Previous experience in a hotel, commercial building, or facilities management environment is an advantage.
- Good knowledge of HVAC, air conditioning, ventilation, and refrigeration systems.
- Good knowledge of split AC, package units, AHU, FCU, exhaust fans, and ventilation systems.
- Good knowledge of compressors, condensers, evaporators, expansion valves, thermostats, sensors, and refrigerant systems.
- Ability to troubleshoot mechanical, electrical, and refrigeration faults.
- Knowledge of refrigerant charging, recovery, and leak detection.
- Ability to use HVAC tools and testing equipment, including pressure gauges, multimeters, thermometers, and other diagnostic tools.
- Good knowledge of preventive and corrective maintenance procedures.
- Basic knowledge of electrical systems related to HVAC equipment.
- Good knowledge of HVAC safety procedures and safe handling of refrigerants.
- Ability to read basic technical drawings, equipment manuals, and HVAC diagrams.
- Strong troubleshooting and problem-solving skills.
- Strong attention to detail and commitment to quality maintenance.
- Ability to work efficiently in a fast-paced hotel environment.
- Good communication and teamwork skills.
- Ability to work under pressure and respond to emergency maintenance requests.
- Flexibility to work shifts, including evenings, weekends, and public holidays.
- Ability to work in hot, cold, and confined areas and stand for long periods.
- Basic English communication skills are preferred.
- Technical diploma, vocational certificate, or relevant HVAC qualification is an advantage.
