القدية تعلن عن وظيفة مدير تطوير (Director - Development) في الرياض، السعودية، للعمل على قيادة تخطيط وتطوير وتسليم الأصول المكتبية التجارية لمشروع القدية، مع ضمان الجدوى التجارية والتوافق مع أهداف الأعمال.
المهام والمسؤوليات
- قيادة تطوير وتنفيذ مشاريع المكاتب التجارية من المفهوم إلى التسليم والجاهزية التشغيلية
- تحديد استراتيجيات التطوير وخطط الأعمال وتحديد موقع الأصول بما يتوافق مع طلب السوق وأهداف الأعمال
- إعداد وعرض دراسات الجدوى وحالات الأعمال والتوصيات الاستثمارية والعروض التقديمية للإدارة
- الإشراف على الأداء المالي للمشاريع بما في ذلك الميزانيات وتكاليف التطوير وافتراضات الإيرادات والجدوى التجارية
- توجيه تخطيط المشاريع ومراحل التطوير واستراتيجيات التسليم لتحسين خلق القيمة وإدارة المخاطر
- التعاون مع أقسام التصميم والتسليم والتأجير والعمليات والمالية والوظائف الأخرى لتحقيق أهداف المشروع

الشروط والمتطلبات
- درجة البكالوريوس في العقارات أو الهندسة المعمارية أو الهندسة أو التخطيط الحضري أو إدارة الإنشاءات أو الأعمال أو مجال ذي صلة
- يفضل درجة الماجستير (MBA، عقارات، تطوير، أو تخصص ذو صلة)
- خبرة من 10 إلى 12 سنة في تطوير العقارات، مع تعرض كبير للمكاتب التجارية أو المشاريع متعددة الاستخدامات أو التطويرات الحضرية واسعة النطاق
- خبرة مثبتة في قيادة المشاريع عبر دورة التطوير الكاملة من الجدوى والتخطيط التجاري إلى التصميم والتسليم ودعم التأجير والتسليم
- فهم قوي لديناميكيات سوق المكاتب التجارية ومتطلبات الشاغلين واستراتيجيات التأجير وتحديد مواقع المستأجرين

This role is responsible for leading the planning, development, and delivery of Qiddiya's commercial office assets, ensuring projects are commercially viable, market-responsive, and aligned with business objectives. The position oversees all stages of development, from concept and business planning through design, delivery, leasing coordination, and operational readiness, while working closely with internal and external stakeholders to maximize asset value and project success.

- Lead the development and execution of commercial office projects from concept through handover and operational readiness
- Define development strategies, business plans, and asset positioning aligned with market demand and business objectives
- Prepare and present business cases, feasibility studies, investment recommendations, and management presentations
- Oversee project financial performance, including budgets, development costs, revenue assumptions, and commercial viability
- Direct project planning, development phasing, and delivery strategies to optimize value creation and risk management
- Collaborate with Design, Delivery, Leasing, Operations, Finance, and other business functions to achieve project objectives
- Lead the definition of office products, tenant mix strategies, customer value propositions, and occupier requirements
- Identify and evaluate market opportunities, trends, risks, and demand drivers to inform development decisions
- Manage external consultants, advisors, and development partners to ensure alignment with project goals and quality standards
- Support leasing and commercial discussions with prospective tenants, anchor occupiers, and strategic partners
- Monitor project progress, key milestones, development risks, and mitigation plans throughout the project lifecycle
- Build and maintain strong relationships with internal stakeholders, government entities, investors, and external partners
- Ensure developments are delivered in accordance with approved business objectives, quality standards, timelines, and budget requirements
- Bachelor's degree in Real Estate, Architecture, Engineering, Urban Planning, Construction Management, Business, or a related field
- Master's degree (MBA, Real Estate, Development, or related discipline) preferred
- 10-12 years of experience in real estate development, with significant exposure to commercial office, mixed-use, or large-scale urban developments
- Proven experience leading projects through the full development lifecycle, from feasibility and business planning through design, delivery, leasing support, and handover
- Strong understanding of commercial office market dynamics, occupier requirements, leasing strategies, and tenant positioning
- Demonstrated experience in preparing and presenting business cases, development strategies, feasibility studies, and investment recommendations
