القدية تعلن عن توفر وظيفة مساعد مدير - استراتيجية في الرياض، بهدف دعم فرق التطوير السكني في صياغة أساليب تطوير مبنية على تحليل السوق، وتحليل فرص الاستثمار، ودفع عملية اتخاذ القرارات الاستراتيجية داخل وحدة الأعمال السكنية.
المهام والمسؤوليات
- تحديد الفجوات والفرص في محفظة التطوير السكني، وتحسين تنوع المحفظة السكنية وطرحها بناءً على تحليل السوق
- إنشاء استراتيجيات تطوير شاملة تغطي مواضيع مثل: شرائح العملاء المستهدفة، تمايز المنتجات وتكييفها مع مختلف المستخدمين، إدارة التغيير بناءً على حركة السوق واتجاهاته
- العمل على تطوير وتحسين نماذج الأعمال لقسم التطوير، وفحص وتحديد الرسوم ونطاقات العمل واختيار المطورين، ومراجعة ونقد دراسات أفضل استخدام
- إنشاء عروض تقديمية للإدارة تنقل معلومات الفريق والقسم
- تحليل عمليات التطوير السكني من البداية إلى النهاية لتحديد فرص الكفاءة والتحسين
- تمثيل الشركة مع الاستشاريين الخارجيين والصناديق والمطورين والمستخدمين النهائيين
- تقييم وتحليل هياكل استثمارية مختلفة
- رسم خرائط طريق تحلل المتطلبات والإجراءات والعمليات المتعلقة بمجال العقارات، بما في ذلك إنشاء كيانات التطوير العقاري والاستثمار، والتواصل مع الجهات المختصة، وغير ذلك
- إنشاء حالات عمل لفرص التطوير السكني
الشروط والمتطلبات
- 4-7 سنوات من الخبرة المهنية مع خلفية في استشارات الاستراتيجية والاستثمار/التطوير العقاري
- سنتان على الأقل في مجال الاستشارات
- سنوات إضافية في أدوار ذات صلة (التطوير العقاري أو الاستثمار أو الاستراتيجية يفضل)
- درجة البكالوريوس في إدارة الأعمال أو المالية أو الهندسة المعمارية أو الهندسة أو مجال ذي صلة؛ ماجستير إدارة الأعمال أو درجة الماجستير في مجال ذي صلة ميزة إضافية
- خبرة مثبتة في تحليل الاستثمار العقاري وتقييم السوق والتطوير و/أو استراتيجية العقارات (يمكن أن تكون ضمن شركة استشارية أو جزء من شركة عقارية متخصصة أو هندسية أو تطويرية)
- مهارات قوية في النمذجة المالية والقدرة على تقييم هياكل استثمارية معقدة
- خبرة في إدارة أصحاب المصلحة عبر القطاعين العام والخاص
- مهارات ممتازة في العرض والتواصل

Job Overview
This is a strategy role supporting residential development teams in crafting market-informed development approaches, analyzing investment opportunities, and driving strategic decision-making within the residential business unit.
Key Responsibilities
This is a strategy role supporting residential development teams in crafting market-informed development approaches, analyzing investment opportunities, and driving strategic decision-making within the residential business unit.
Key Responsibilities
- Identify gaps and opportunities in the residential development portfolio, optimizing residential portfolio variety and rollout based on market analysis
- Create comprehensive development strategies on different topics including: target customer segments, product differentiation and adaptation to different users, change management based on market movements and trends
- Work on developing and refining business models for the development department, scrutinizing and setting fees, scopes of work, developer selection, and reviewing/critiquing highest best-use studies
- Creating presentations for management communicating team and departmental information
- Analyze end-to-end residential development processes to identify efficiencies and optimization opportunities
- Represent the company with external consultants, funds, developers, end users
- Assess and evaluate different investment structures
- Draw roadmaps analyzing requirements, processes, and procedures relating to real estate field, including setting up real estate development and investment entities, interfacing with relevant authorities, etc..
- Create business cases for residential development opportunities
- 4-7 years of professional experience with a background in strategy consulting and real estate investment/development
- Minimum of 2 years in consulting
- Additional years in relevant roles (real estate development, investment, or strategy preferred)
- Bachelor's degree in Business, Finance, Architecture, Engineering, or related field; MBA or Master's degree in relevant field advantageous
- Proven experience in real estate investment analysis, market assessment, development, and/or RE strategy (Can be within the consulting company or part of a specialized Real Estate, Engineering or Development firm)
- Strong financial modeling skills and ability to evaluate complex investment structures
- Experience managing stakeholders across public and private sectors
