تعلن شركة JLL عن توفر وظيفة مدير مالي (قطاع العقارات) في منطقة الرياض.
نبذة عن الوظيفة
نبحث عن مدير مالي ذي خبرة لقيادة جميع العمليات المالية لمنتجع سكني فاخر في شمال الرياض. يتطلب هذا الدور قائداً مالياً استراتيجياً قادراً على تقديم تقارير مالية شفافة ودقيقة وفي الوقت المناسب مع ضمان الامتثال التنظيمي الكامل ودعم تحقيق أهداف الإشغال والإيرادات الطموحة.
المهام والمسؤوليات
- الإشراف على جميع العمليات المالية لمجتمع سكني واسع النطاق يضم أكثر من 1,100 وحدة، بما في ذلك إعداد وإرسال الحسابات الإدارية الشهرية والقوائم المالية ربع السنوية والحسابات المدققة السنوية، مع الحفاظ على سجلات مالية مفتوحة للشفافية مع المالك.
- قيادة عمليات إعداد الميزانية والتنبؤ وتحليل الانحرافات، وإدارة فوترة الإيجار والتحصيل والتسوية عبر المحافظ السكنية والتجارية، والإشراف على إعادة فواتير الخدمات الفرعية وإدارة الودائع.
- إعداد توقعات الإيرادات وتقارير قياس الإيجار السنوية بما يتوافق مع اللوائح السوقية، ومراقبة وتحسين تدفقات الإيرادات غير السكنية (التجزئة والمرافق والخدمات ذات القيمة المضافة).
- تطوير الميزانيات التشغيلية والرأسمالية السنوية بالتعاون مع القيادة التشغيلية، ومراقبة الإنفاق مقابل الميزانيات المعتمدة وتنفيذ استراتيجيات تخفيف الانحرافات، وضمان ممارسات الشراء التنافسية والتحكم في تكاليف العقود.
- ضمان الامتثال الكامل للوائح الضريبية السعودية (ZATCA) ومتطلبات الإيداع القانوني، والحفاظ على حسابات مالية منفصلة ودعم أطر الرقابة الداخلية، والتنسيق مع المدققين الداخليين والخارجيين وتوفير وثائق التدقيق الشاملة.
- قيادة وتطوير فريق مالي (متخصصي تحصيل وموظفي مالية)، والتعامل مع مقاولي إدارة المرافق للتحقق من الفواتير وتسوية التكاليف، والتعاون مع فرق العقارات والتأجير والعمليات في التخطيط المالي وإدارة حسابات المستأجرين.
- تقديم رؤى وتحليلات مالية لدعم اتخاذ القرارات الاستراتيجية، والمساهمة في مبادرات التحسين المستمر لتعظيم قيمة الأصول والكفاءة التشغيلية، ودعم تقارير ESG وتتبع الاستدامة المالية، وضمان بقاء مخصصات الديون المعدومة ضمن الحدود القياسية للصناعة.
الشروط والمتطلبات
- خبرة لا تقل عن 8 سنوات في المجال المالي والمحاسبة العقارية.
- خبرة لا تقل عن 5 سنوات في الإدارة التشغيلية للمشاريع السكنية أو متعددة الاستخدامات واسعة النطاق في المملكة العربية السعودية أو دول مجلس التعاون الخليجي.
- درجة البكالوريوس في المالية أو المحاسبة أو إدارة الأعمال (يشترط).
- شهادة مهنية معتمدة (CPA, ACCA, CMA أو ما يعادلها) مفضلة بشدة.
- فهم عميق لمتطلبات الامتثال لهيئة الزكاة والضريبة والجمارك (ZATCA) - ضريبة القيمة المضافة، الفوترة الإلكترونية، ضريبة الاستقطاع، الزكاة.
- معرفة عملية بمعايير IFRS وإرشادات الهيئة العامة للعقار (REGA).
- إجادة استخدام أنظمة إدارة العقارات (Yardi, Yarn أو منصات مماثلة).
- مهارات قوية في إدارة أصحاب المصلحة مع خبرة في التعامل مع المالكين والمدققين والجهات التنظيمية.
- إجادة اللغة الإنجليزية (كتابة وتحدثاً)؛ إتقان اللغة العربية ذو قيمة عالية.

- إتقان متقدم لبرنامج Microsoft Excel (النمذجة المالية، الجداول المحورية، الصيغ المتقدمة) وPowerPoint.

Key Requirements:
- Minimum 8 years of real estate financial and accounting experience
- At least 5 years in operational management of large-scale residential or mixed-use developments in KSA or the GCC
- Degree in Finance, Accounting, or Business Administration required
- Professional accreditation (CPA, ACCA, CMA, or equivalent) strongly preferred
- Deep understanding of ZATCA compliance requirements (VAT, e-invoicing, WHT, Zakat)
- Working knowledge of IFRS standards and REGA guidelines
- Proficiency in property management systems (Yardi, Yarn, or similar platforms)
- Strong stakeholder management skills with experience interfacing with owners, auditors, and regulatory authorities
- Fluent in English (written and spoken); Arabic proficiency highly valued
Financial Leadership & Reporting:
- Oversee all financial operations for a large-scale residential community with 1,100+ units
- Prepare and deliver monthly management accounts, quarterly financial statements, and annual audited accounts
- Maintain open-book financial records with real-time transparency for ownership review
- Lead budget preparation, forecasting, and variance analysis processes
- Direct rent billing, collection operations, and revenue reconciliation across residential and commercial portfolios
- Oversee utility sub-metering, rebilling processes, and deposit management
- Prepare revenue forecasts and annual rent benchmarking reports aligned with market regulations
- Monitor and optimize non-residential revenue streams including retail, amenities, and value-added services
- Develop annual operating and capital budgets in collaboration with operational leadership
- Monitor expenditure against approved budgets and implement variance mitigation strategies
- Ensure competitive procurement practices and contract cost control
- Drive cost efficiency while maintaining premium service standards
- Ensure full compliance with Saudi Arabian tax regulations and statutory filing requirements
- Maintain segregated financial accounts and support internal control frameworks
- Coordinate with internal and external auditors; provide comprehensive audit documentation
