المهام والمسؤوليات
- تحديد واستقطاب العقارات والمواقع المحتملة التي تتماشى مع خطط التوسع في الشركة
- إجراء أبحاث السوق لتحديد المواقع المناسبة وتقييم الفرص العقارية
- بناء والحفاظ على العلاقات مع الملاك وأصحاب العقارات والمطورين ووسطاء العقارات
- تقييم المواقع المحتملة بناءً على الموقع وسهولة الوصول وإمكانات السوق ومتطلبات العمل
- إجراء زيارات ميدانية وتنسيق تقييمات العقارات للتأكد من ملاءمتها
- تحليل تكاليف الإيجار وأسعار السوق والجدوى المالية للمواقع المحتملة
- إعداد عروض العقارات ومقارنات السوق والتوصيات لاعتماد الإدارة
- التنسيق مع الفرق الداخلية بما في ذلك الشؤون القانونية والمالية والعمليات والمشاريع لتسهيل اقتناء العقارات وتأجيرها
- إدارة مسار الاستقطاب ومتابعة فرص العقارات من التحديد إلى تنفيذ عقد الإيجار
- الحفاظ على سجلات دقيقة لقوائم العقارات والمفاوضات والعقود ومعلومات الملاك

الشروط والمتطلبات
- خبرة لا تقل عن 4 سنوات في مجال استقطاب العقارات أو التأجير أو اقتناء العقارات أو العقارات التجارية
- سجل مثبت في استقطاب المواقع المناسبة والتفاوض على اتفاقيات إيجار مواتية
- معرفة قوية بأسواق العقارات وأسعار الإيجار وممارسات التأجير التجاري
- مهارات ممتازة في التفاوض والتواصل وإدارة العلاقات
- القدرة على تحديد وتقييم المواقع المحتملة بناءً على متطلبات العمل والتشغيل
- مهارات تحليلية قوية تشمل تحليل تكاليف الإيجار وتقييم الجدوى المالية
- خبرة في العمل مع الملاك والمطورين والوسطاء واستشاريي العقارات
- مهارات قوية في تطوير الأعمال وأبحاث السوق وحل المشكلات
- إتقان استخدام Microsoft Office وخاصة Excel وPowerPoint
- مهارات تنظيمية ممتازة والقدرة على إدارة مشاريع استقطاب متعددة في وقت واحد

We are looking for a Senior Sourcing Specialist - Real Estate to identify and secure new property opportunities that support the company's expansion and business objectives. The role focuses on sourcing suitable locations, negotiating commercial terms, evaluating property opportunities, and building strong relationships with landlords, developers, and real estate brokers.

- Identify and source potential properties and locations that align with business expansion plans
- Conduct market research to identify suitable locations and assess real estate opportunities
- Build and maintain relationships with landlords, property owners, developers, and real estate brokers
- Evaluate potential sites based on location, accessibility, market potential, and business requirements
- Conduct site visits and coordinate property assessments to ensure suitability
- Analyze rental costs, market prices, and financial feasibility of potential locations
- Prepare property proposals, market comparisons, and recommendations for management approval
- Coordinate with internal teams, including Legal, Finance, Operations, and Projects, to facilitate property acquisition and leasing
- Manage the sourcing pipeline and follow up on property opportunities from identification to lease execution
- Maintain accurate records of property listings, negotiations, contracts, and landlord information
- Monitor real estate market trends and identify opportunities to optimize rental costs and secure favorable lease terms
- Ensure compliance with company policies, leasing procedures, and applicable real estate regulations
- Prepare regular reports on sourcing activities, pipeline progress, and secured locations
- Minimum 4 years of experience in real estate sourcing, leasing, property acquisition, or commercial real estate
- Proven track record of sourcing suitable locations and negotiating favorable lease agreements
- Strong knowledge of real estate markets, rental rates, and commercial leasing practices
- Excellent negotiation, communication, and relationship management skills
- Ability to identify and evaluate potential locations based on business and operational requirements
- Strong analytical skills, including rental cost analysis and financial feasibility assessments
- Experience working with landlords, developers, brokers, and property consultants
- Strong business development, market research, and problem-solving skills
- Proficiency in Microsoft Office, particularly Excel and PowerPoint
- Excellent organizational skills and ability to manage multiple sourcing projects simultaneously
- Good command of Arabic and English
- Knowledge of relevant real estate regulations, leasing procedures, and contractual requirements
