تعلن شركة AtkinsRéalis، وهي منظمة عالمية لخدمات الهندسة والطاقة النووية، عن حاجتها إلى مدير مبنى (Building Manager) في مدينة الرياض، المملكة العربية السعودية.
نبذة عن الوظيفة
يتولى مدير المبنى الإدارة الشاملة لمرافق المبنى وصيانته وضمان سير عملياته بسلاسة. يشمل ذلك الإشراف على العمليات الفنية (أنظمة MEP وHVAC والكهرباء والسباكة والسلامة من الحريق)، وإدارة الخدمات المساندة (النظافة والأمن والمناظر الطبيعية)، وضمان الصحة والسلامة والامتثال للمتطلبات، والحفاظ على علاقات قوية مع المستأجرين. كما تشمل الوظيفة إدارة الموردين والعقود والتوثيق وإعداد التقارير، وقيادة فريق من مختصي إدارة المرافق لتقديم مستويات خدمة عالية وكفاءة تشغيلية.
المهام والمسؤوليات
- العمليات والصيانة: الإشراف على التشغيل اليومي وصيانة أنظمة MEP والأعمال المدنية وأنظمة إنذار الحريق وأنظمة إطفاء الحريق (FAS/FFS)، بما يشمل HVAC والكهرباء والسباكة وأنظمة الإنذار وBMS والمولدات وUPS.
- ضمان تنفيذ الصيانة الوقائية والتصحيحية وفق الجداول والمعايير المعتمدة.
- مراقبة أداء المبنى ومعالجة الأعطال المتكررة.
- ضمان استمرارية خدمات المرافق (الكهرباء والمياه وHVAC) دون انقطاع.
- إدارة الخدمات المساندة: الإشراف على خدمات النظافة والأمن والاستقبال والمناظر الطبيعية ومكافحة الآفات وإدارة النفايات وتنظيف الواجهات.
- ضمان توافق الخدمات المساندة مع إجراءات التشغيل المعتمدة ومستويات الخدمة ومعايير النظافة.
- إجراء عمليات التفتيش والتدقيق الدورية للحفاظ على النظافة والسلامة والمظهر العام للمبنى.
- تنسيق أعداد الموظفين والمناوبات والتغطية لفرق الخدمات المساندة.
- إدارة الموردين والعقود: إدارة مقاولي المرافق ومزودي الخدمات والموردين.
- مراجعة تقارير الخدمة والتحقق من إنجاز الأعمال والموافقة على الفواتير.
- ضمان التزام الموردين باتفاقيات مستوى الخدمة (SLA) ومؤشرات الأداء (KPI).
- تنسيق عقود الصيانة السنوية (AMC) للمعدات الحيوية.
- الصحة والسلامة والامتثال: ضمان الالتزام بسياسات الصحة والسلامة والبيئة (HSE) ومتطلبات الدفاع المدني والجهات المحلية والأنظمة النظامية.
- إجراء عمليات تفتيش السلامة الدورية وتقييمات المخاطر.
- ضمان عمل أنظمة السلامة من الحريق والحياة بكامل كفاءتها واختبارها.
- قيادة الاستجابة للطوارئ وإدارة الحوادث.
- إدارة المستأجرين والعملاء: أن يكون نقطة الاتصال الرئيسية للمستأجرين والعملاء بشأن قضايا المرافق.
- التعامل المهني مع الشكاوى وطلبات الخدمة والتصعيد.
- إجراء عمليات تفتيش دورية للمبنى بمشاركة المستأجرين وأصحاب المصلحة.
- التوثيق وإعداد التقارير: الاحتفاظ بسجلات الأصول ودليل التشغيل والصيانة وسجلات التشغيل والمخططات الهندسية.
- إعداد تقارير شهرية لإدارة المرافق تتضمن مؤشرات الأداء والحوادث واستهلاك الطاقة.
- ضمان التسليم والتوثيق المناسبين للأصول الجديدة أو أعمال التطوير.
- إدارة الفريق: قيادة وإشراف مهندسي ومشرفي وفنيي إدارة المرافق.
- إجراء مراجعات الأداء وبرامج التدريب.
- ضمان توافر الموظفين وإنتاجيتهم.
الشروط والمتطلبات
- بكالوريوس في إدارة المرافق أو الهندسة أو مجال ذي صلة.
- ثماني سنوات من الخبرة في إدارة المرافق أو المباني (يفضل الخبرة في المملكة العربية السعودية).
- معرفة قوية بأنظمة المباني والمتطلبات المحلية للامتثال.
- إلمام بأنظمة البناء السعودية وأنظمة الدفاع المدني.
- مهارات تنظيمية وتواصلية وقيادية ممتازة.
- إتقان برامج وأدوات إدارة المرافق.
- مهارة في اللغة العربية ميزة إضافية.
- مفضل: شهادة في إدارة سلسلة الإمداد أو المشتريات (مثل CIPS).
- مفضل: تدريب في السلامة والامتثال ذي الصلة بمشاريع البناء.
- مفضل: عضوية في هيئة مهنية مناسبة.

Your role
Operations & Maintenance
- Oversee daily operation and maintenance of MEP systems, civil, FAS and FFS (HVAC, electrical, plumbing, fire alarm, BMS, generators, UPS).
- Ensure preventive and corrective maintenance is executed as per approved schedules and standards.
- Monitor building performance and troubleshoot recurring issues.
- Ensure uninterrupted utility services (power, water, HVAC).
- Oversee housekeeping, cleaning, security, reception, landscaping, pest control, waste management, and façade cleaning services.
- Ensure soft services meet approved SOPs, service levels, and hygiene standards.
- Conduct routine inspections and audits to maintain cleanliness, safety, and aesthetics of the building.
- Coordinate staffing levels, shifts, and coverage for soft services teams.
- Manage FM contractors, service providers, and suppliers.
- Review service reports, verify work completion, and approve invoices.
- Ensure vendors comply with contractual SLAs and KPIs.
- Coordinate AMC contracts for critical equipment.
- Ensure compliance with HSE policies, civil defense, local authority, and statutory requirements.
- Conduct regular safety inspections and risk assessments.
- Ensure fire life safety systems are fully operational and tested.
- Lead emergency response and incident management.
- Act as primary point of contact for tenants/clients regarding facility issues.
- Handle complaints, service requests, and escalation professionally.
- Conduct regular building inspections with tenants and stakeholders.
- Maintain asset registers, O&M manuals, logbooks, and drawings.
- Prepare monthly FM reports including KPIs, incidents, and energy consumption.
- Ensure proper handover and documentation for new assets or upgrades.
- Lead and supervise FM engineers, supervisors, and technicians.
- Conduct performance reviews and training programs.
- Ensure staff availability and productivity.
- Bachelor's degree in Facilities Management, Engineering, or related field.
- 8 years of experience in facilities/building management (KSA experience preferred)
- Strong knowledge of building systems and local compliance requirements.
- Familiarity with Saudi building codes and civil defense regulations.
- Excellent organizational, communication, and leadership skills.
- Proficiency in facility management software and tools.
- Arabic language skills are an advantage.
- Strong knowledge of construction materials, equipment specifications, and industry standards.
- Familiarity with procurement software and ERP systems.
- Solid understanding of supply chain management and logistics.
- Excellent negotiation and vendor management skills.
- Strong analytical and cost-control abilities.
- Effective communication and coordination skills.
- Ability to work under pressure and meet tight deadlines.
- Certification in Supply Chain Management or Procurement (e.g., CIPS).
- Safety and compliance training relevant to construction projects.
- Membership in an appropriate professional body.
